Quiet neighborhood on large lot with rural feel but close to food, restaurants, banks, gas station, and more. It's centrally located between Albuquerque and Santa Fe area. We're just north of Albuquerque so your drive to Santa Fe is a lot closer than if you were to stay in Albuquerque.

Guest must complete Superhog damage protection screening within 24 hours of booking to have booking finalized. Superhog fees will apply. Otherwise, your booking will be canceled.
Booking Agreement & House Rules
By booking, you agree to abide by the house rules. Violators will not receive refunds and may be asked to leave immediately.
Cancellation & Booking Modifications
-The cancellation policy is strictly enforced. Requests outside the cancellation policy window will not be accepted. Please purchase travel insurance for unforeseen circumstances.
-One date modification is allowed up to 14 days before check-in. Requests within 14 days may be denied at our discretion.
-Additional date modifications, if approved, require an immediate, non-refundable $250 fee. Otherwise, the request will be denied.
Check-in & Check-out
-Standard Check-in: 4:00 PM | Check-out: 11:00 AM. Early check-in or late check-out requires prior written approval.
-Secure all doors and windows when checking out. Any damages will incur a penalty.
-Lost or misplaced a personal item, please contact us within 24 hours of departure. Guests are responsible for shipping costs. The host is not liable for lost items.
Parking & Access
-Park in the designated space only.
-Garage access requires host approval. Guests are responsible for any issues that arise.
-The host is not responsible for any loss, theft, or damage to vehicles or personal belongings.
Amenities, Property Conditions & Guest Responsibilities
-Fireplace in the living room and primary bedroom is not for guest’s use.
-Host provides starter supplies of toilet paper, paper towels, trash bag, toiletry supplies, and detergent. Thereafter, it is the guest's responsibility.
-No smoking within 50 feet of the home. Fine: $600 plus any additional cleaning fees.
-No illegal substances on the premises. Fine: $800 plus any additional cleaning fees.
-No weapons or firearms allowed. Fine: $800.
-No illegal activities (e.g., drug use, sex work, procuring sex work). Fine: $800 plus a possible $230 deep cleaning fee.
-Respect quiet hours.
-No parties, events, or gatherings of 8+ after quiet hours. Fine: $800 plus a $230 deep cleaning fee.
-No urinating outside the bathroom. Fine: $600 plus any additional cleaning fees.
-Stairs are present. Guests prone to injury should take caution.
-Tampering with locks or cameras incurs a $600 fine per device plus any additional damages.
-Do not move furniture. Any damages will result in a penalty.
Guest Eligibility & Occupancy
-Local bookings are allowed with approval from the host.
-The number of guests must match the number of registered guests. Violations may result in a $150 fine per unregistered person.
General
-Guests agree to all listed amenities at the time of booking. Unlisted or unavailable amenities cannot be held against the host. Reviews mentioning the unlisted are voided.
-The host reserves the right to evict any guest or visitor who fails to follow house rules. No refunds will be given.
-No animals allowed. Violation incurs a $250 fine per pet plus a $230 deep cleaning fee.
Environmental & Wildlife Considerations
-The property is on a septic system. Please use it responsibly.
-The home is in a natural area with wildlife. Coyotes, snakes, and other animals may be present. No refunds will be granted for wildlife sightings.
-Beware of prickly weeds in the yard.
-The property is treated for pests, but sightings of ants, spiders, mice, or other wildlife are possible. No refunds will be given for pest or wildlife encounters.
Landlord Liability
-The Tenant and their guests indemnify and hold the Landlord harmless against all claims of personal injury, property damage, or loss arising from use of the premises.
-The Landlord’s insurance does not cover Tenant’s personal property.
-Tenants are encouraged to obtain their own insurance for personal belongings and guest liability.
