THE SPACE
Welcome to Historic Adair Park, voted top 20 neighborhoods in Atlanta, GA. Our home, The Jewel of ATL has original windows, hardwood floors, & exposed brick from the 20's throughout. We can't wait to host you in our spacious & family-friendly Adair Park home.

BEDROOMS / BATHROOMS:
All four serene bedrooms are comfortable & cozy
- 1 King bed in the primary bedroom.
- 2 Queen-size beds in the guest bedrooms.
- 2 Twin beds in the smallest room.
- The 2 bathrooms have been recently updated with modern fixtures & finishes, & include plenty of plush towels & toiletries for your convenience.

FEATURES:
- The spacious living room is the perfect place to relax after a long day of exploring the city, with comfortable seating & a flat-screen TV.
- One of the highlights of our home is the chef's kitchen, which features a gas stove, oven, refrigerator, wine fridge, microwave, & dishwasher. Whether you're an experienced home cook or just looking to prepare a quick meal, you'll find everything you need in our kitchen.

OUTDOOR FEATURES:
- If you prefer to cook outdoors, there's a gas grill on the back deck, perfect for a summer BBQ.
- Fire pit perfect for S'Mores.

OTHER:
- The house comes equipped with a security system. Each guest is issued a security code to use during their stay. The code will be messaged with check-in instructions. You may choose to set the alarm while you are there or not, whatever makes you comfortable.

Guests will have full access to the home, premium amenities, & complimentary toiletries.
RULES & POLICIES:
HOUSE RULES Airbnb guests that have booked a stay have agreed to the house rules:
- Please be courteous of surrounding neighbors. We have cultivated a strong relationship to continue to host Airbnb guests. For noise / neighbor complaints guests will be fined or asked to leave the property without a refund.
- Guests must be over the age of 25.
- No parties &|or events, glitter, tape, or confetti.
- No smoking (vaping) or open flames of any kind. This includes incense. Guests who smoke indoors will be charged a $250 additional cleaning fee. We do offer smoking outside & on the patio. But PLEASE dispose of the butts.
- Please no loud music or noise after 10 PM. A decibel detector is installed in the backyard & you will be notified if the volume rises too loud for longer than one minute. If this happens more than once you'll be asked to leave. - Please make sure ALL guests are registered. No photoshoots filming projects unless agreed upon when booking.

NO PETS ALLOWED

ADDITIONAL RULES
Guests will be charged for missing or stained bath towels, comforter, sheets, or pillows.

REMINDER
- Security cameras/audio recording devices are located on the exterior of the property.

We attempt to properly maintain the vacation rental. The vacationer agrees to immediately notify the owner of any maintenance problem, so that the situation can be remedied as soon as possible. Owner is not responsible for any inconveniences that may occur for which he/she has no control. This includes but is not limited to: power outages, adverse weather conditions, mandatory evacuation, construction, mechanical failure. Owner shall not be held liable for any injuries that may occur to vacationers or their guests as a result of the acts of said vacationers and guests. Owner is not responsible for any theft or damage to vacationer's belongings during their stay at the vacation rental.
