While the Main House, Guest House, and Studio can all be rented separately, you now have the flexibility and convenience of booking all three together, where the entire property is yours for the duration of your stay! You and your guests will each find their own unique and private space to spread out while communal spaces bring you back together to connect and form lasting memories.

The Space:
Known as SoCo to the natives and the South Congress district for the newcomers, this area holds everything from iconic boutiques and artisanal shops to its mouthwatering eateries and lively entertainment venues, offering a one-of-a-kind experience that embodies the essence of Austin's unique character. Whether you're strolling down the bustling streets, immersing yourself in the local art scene, or savoring the flavors of authentic Texas cuisine, a vacation in SoCo promises endless adventures and unforgettable moments.

While the Main House, Guest House, and Studio can all be rented separately, you now have the flexibility and convenience of booking all three together, where the entire property is yours for the duration of your stay! You and your guests will each find their own unique and private space to spread out while communal spaces bring you back together to connect and form lasting memories.

Plentiful outdoor spaces between all three homes allow you the opportunity to connect with nature and the neighborhood, soaking in as much of that fresh air and plentiful Texas sun as you can manage. Whether enjoying afternoon cocktails and conversation, turning the pages of a good book, or watching your furry friends stretch their paws in the back yard, you’ll feel right at home. Heading indoors, elegant spaces are illuminated in natural light, each home outfitted with contemporary furnishings and elevated décor to maximize your experience. Flex your time together or apart as you chose whether gathering on plush living room sofa seating in the Main House to stream that new series you’ve been saving on the smart TV, dining at the table for 9, or spending some well-deserved quiet time in your own space. Fully equipped kitchens in the Main and Guest homes showcase stainless steel appliances, glossy stone countertops, and sleek white cabinetry stocked with cookware and dining ware, while the Studio offers an efficient kitchenette for quicker and more casual bites.

Combined, these homes comfortably sleep up to 14 guests.

Main House:
This home sleeps 6 guests between 3 private bedrooms. Each bedroom includes a king size bed and smart TV. The home’s guest bathroom includes a single vanity and glass walk-in shower.

Guest House:
This home sleeps 6 guests between 2 private bedrooms and a queen size sleeper sofa in the living room. Each bedroom includes a king size bed and smart TV. The home’s guest bathroom includes a single vanity and shower/tub combo.

Studio:
This home sleeps 2 guests in a queen size bed. The home’s guest bathroom includes a single vanity and shower/tub combo.

THINGS TO NOTE:
• Washer and dryer in the Main House and Guest House.
• Driveway parking available for 2 vehicles with overflow parking on the street as needed.
• Pet friendly! Maximum 2 dogs allowed; cats are not permitted. If you are bringing a pet, please note that the pet fee is not included in the total price. An additional flat fee of $150 applies, and a maximum of 2 pets are allowed in the unit. If you have any questions or concerns, please feel free to contact us. All pets must be reported and approved prior to visit. Any unauthorized pets will be subject to an additional fee. Damage or extra cleaning charges attributable to pets shall be charged to you, together with a fine of $100 per day with a minimum of $500. All pets and animals must be fully vaccinated, non-aggressive, free of fleas and ticks, and fully house trained. Please do not allow your pets on the furniture.

These properties are located within a short distance to downtown Austin, steps from surrounding restaurants, cafes, and landmarks. The area is diverse and holds the authenticity that Austin is so proud of. You’ll be within easy reach of Austin’s popular attractions like the Texas State Capitol, Congress Bridge Bats, and the Greetings from Austin Mural. Zilker Park, which houses the famous Barton Springs Pool, offers access to paddle board and kayak rentals, and central Lady Bird Lake and nature trails boast a two-mile loop perfect for exercise or a relaxing stroll. Be sure to visit the live music bars and clubs on 6th street, a part of Downtown Austin that earned the city the nickname of “Live Music Capitol of the World.”

HOUSE RULES:
• Must be 21+ to book.
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
• Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
• Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
• Parking: Follow local parking rules. Fines for violations.
• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
• Maintenance: Report issues promptly. No refunds for mechanical failures.
• Payments & Deposits: Major credit card required. Security deposit may be used for damages.
• Lost & Found: $25 minimum shipping cost for lost items.
• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.

Perfect for girls trip
Six friends stayed to celebrate a 50th birthday. Each of us had our own space thanks to so many comfortable bedrooms. The early birds stayed in one house while the sleepyheads stayed in the another. South Congress is easily walkable and offers all you need for food and fun. The hosts were friendly and very responsive. While we never found the iron, everything else was clean and well stocked.

Wonderful location and stay!!
Our family had the best time at the houses. Absolutely stunning homes and great option for a large family that needs to stretch out a little. We had all three houses and loved every minute of our visit. The houses are well stocked and had exactly what we needed. Communication from the management company was great and I appreciate them checking in while we were there to make sure we were good. Highly recommend this listing whether you book one or all 3 houses. We will for sure be back and stay here when we return to Austin. The location is INCREDIBLE.
