'Autumn Fire' is a fully equipped 3 bedroom, 2 bath home, outfitted explicitly for short-term rentals! - We would be honored to host you at this “Above The Rest” property!

We do same-day bookings! The calendar is ALWAYS up to date!

This home provides luxury accommodations inside with a great outdoor space (with a hot tub and fire pit!), a fully equipped kitchen, a beautifully decorated living room, a dining table with seating for six, and three spacious bedrooms, including a desk in the primary bedroom for those needing to work remotely!

Main Areas:
The kitchen is very well-equipped with items like a Keurig, coffee maker, KitchenAid stand mixer, crockpot, baking dishes, Ninja air fryer, Ninja blender - the list goes on and on!! Adjacent to the kitchen is a dining area with seating for six and an eat-up bar with seating for three. The family room boasts seating for everyone, a Smart TV, and a beautiful brick fireplace. Taking it outside, the private backyard is fenced with a hot tub, comfortable outdoor seating, a fire pit, a little pond, and a cornhole game- a Texas favorite!

Bedrooms:
The primary bedroom is expansive and boasts a king-sized bed with an en-suite bathroom that has a luxurious soaking tub, a double vanity, and a stand-up shower. The primary bedroom also has a Smart TV and a desk! The other two bedrooms boast comfortable queen-sized beds with plush linens that share a full-sized hall bathroom. There is also a laundry room with full-sized machines and we even supply a few pods to get you started.

Main Rules:
- No parties or gatherings allowed without prior permission- You WILL be shut down, fined, and evicted with no refund. Minimum of $1,000 fine or $200 per person over maximum occupancy, whichever is greater.
- No loud music, yelling, or other noise that may disturb neighbors
- No smoking and/or vaping inside or near entry points
- Remove all trash and wash dishes/ start dishwasher prior to checking out
- You must clean any and all fireplaces, fire pits, grills, and the like after use. Failure to do so will result in an additional cleaning fee
- Adhere to local ordinances and burn bans
- Adhere to all hot tub rules

Hot Tub Usage Policies
- Please keep noise levels to a minimum as we have neighbors surrounding.
- Do not sit, lay, sunbathe, etc. on the hot tub cover.
- No glass in or around hot tub
- Do not shut off or unplug hot tub (unless it is an emergency)
- Shower before use
- Absolutely no candles are allowed on or in the hot tub.
- Absolutely no shoes are to be worn in the hot tub.
- Maximum safe water temperature should be established by a medical practitioner, not to exceed 104 degrees Fahrenheit.
- The hot tub shall be covered and latched when not in use, especially if there are any children in the vicinity. Hot tub covers are easily damaged. Guest is to inspect the hot tub cover for any damage upon arrival and advise Manager of damage.
- Do not add anything to the water including foaming bubbles, chemicals, soaps, urine, bath oils, etc. If these items are used in the hot tubs, an additional cleaning fee will be assessed.
- Minors under the age of 18 shall not utilize the hot tub unsupervised. Unsupervised use by children is strictly prohibited. Never leave children unattended in the vicinity of the hot tub.
- Persons with skin, ear or other body infections should not enter the hot tub because of the possibility of spreading the infection.
- Alcoholic beverages or drugs should not be consumed while using the hot tub. BE AWARE that the use of alcoholic beverages or drugs before or during hot tub use may lead to unconsciousness with the possibility of drowning, heart attack, or injury due to passing out or falling.
- Water is an excellent conductor of electricity. Electrical shock or electrocution can occur in a hot tub if live electrical current (including current from a telephone) comes into contact with the water. Stay out during lightning or rainstorms because of the possibility of electrocution.
- Surrounding areas may be slippery and dangerous when wet.
Persons who have high blood pressure, skin sensitivities, or who might be pregnant are strongly urged not to use a hot tub. If in doubt, please consult with a physician prior to using the hot tub.
- Observe reasonable time limits to avoid nausea, dizziness and fainting. Should you experience any of these symptoms, carefully exit the hot tub immediately.


A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;

My family moved from Cedar Park this past summer. I was visiting to see some friends, take a class, and finish some final details from our move. This house was great - very clean, convenient for everything that I needed, and very comfortable. If in the area again - I would definitely try and stay here again.

This is an excellent property. VERY clean and comfortable. Appreciated the fully stocked kitchen including straws! We also appreciated the Brita filtered water. Very nice property. Central for both shopping and visiting parks. Owner listens to concerns-We liked the rooms with both blinds and curtains. We noted that one room had a high window above blinds. After mentioning that, the owner added very tall curtains to cover al the window.

Fantastic Place
My wife and I stayed here four weekday nights to hike and shop nearby. The house was well laid out and has tasteful decor (without clutter). We used only two of the three bedrooms. We chose the two that had good light blocking shades and drapery so we could sleep late. Which we did with the help of a quit neighborhood. Well, we did not sleep late on the second day because the lawn crew showed up at 8:15 AM with mowers and blowers! But overall it was a lovely stay,

You won't be disappointed
Great house in a quiet neighborhood. The backyard offers a very nice setting with trees, a fenced yard and comfortable seating. The house is well appointed with everything you need for a few days or a few weeks. Very good location with restaurants, coffee shop, grocery store...all about a mile away and a fantastic park just a couple of blocks away...downtown Austin is about a 30 minute drive.

Very nice weekend house
This house is well located and exceptionally well maintained and furnished. You would be hard pressed to find anything negative to say about it. Only my two dogs and I stayed there but we did have some family over one night for dinner. The kitchen was furnished with everything we needed to prepare our dinner. The bathrooms and bedrooms were also perfectly furnished. Neighborhood is nice. I did not get a chance to try the hot tub. It was not really hot tub weather when I stayed there. But I suspect it would have been just as good as the rest of the property. If you are traveling with dogs that enjoy water - make note of the small pond in the back yard. You can see it in the pictures but you may not notice it if you're not really paying attention. One of my dogs loves water of any kind so I had to monitor him when he was outside. It isn't large enough to be "dangerous" but my dog would have destroyed the lily pads if he had gotten in it. Fortunately I was able to keep him distracted and playing in the "forest" instead of the pond. The dogs loved running and playing in the back yard and the neighborhood provided great routes for morning walks. Absolutely recommend this property if you need to stay in this area. We will definitely make plans to stay here again.

Good stay
My family stay for 3 days and nights and it was a lot of fun. We enjoyed making s’mores with the kids and the hot tub after the kids went to bed. The house was pretty spacious and and provided everything that we needed down to the pack & play and sound machines for our kids. It’s also located in a nice neighborhood with parks and swimming pools within minutes from the home. Overall, I would recommend this place and book here again when in the area.

Great week getaway
We really enjoyed our stay at Autumn Fire for Spring Break. The neighborhood is quiet and feels very safe. The house has been recently remodeled and is in perfect shape. We really enjoyed the backyard space with the soothing water feature and getting in the hot tub after a long day of running around. The surrounding area has much to offer with Lake Travis, the Oasis, nearby Inner Space Cavern in Georgetown, frisbee golf, kayaking, hill country exploring and great nearby local restaurants. Gotta try Moutons Bistro & Bar for great Cajun-Creole specialties. Need to mention we did have one issue with the house but the host company did a great job with communication and attending to promptly.
