Creekside Cabin -Creekside frontage

Creekside Cabin is very privately located just outside Berkeley Springs, WV and less than a mile to Cacapon State Park. Offers an open concept living area, full kitchen, two bedrooms and 1.5 baths inside. Outside, guests have access to a screened-in porch with a BBQ grill, 5 acres of nature, and the campfire and creek. This cabin has lots of seclusion and privacy.

All area's are located on the main level
Main level area offers:
2 Full bedrooms
-Bedroom 1 has a Queen size bed and an attached half bath
-Bedroom 2 has a set of bunk beds (lower level bunk offers a double bed and top level offers a single bed)
-Full bathroom with a stand up shower
-Full living room with a sleep sofa as well which can accommodate 2 guests
-Kitchen is fully equipped with supplies

-Propane Grill
-Screened in porch
-Firepit situated along the creek-side at the cabin

After booking and once we receive your email address we will send the pre-arrival form and rental agreement. It will be emailed directly to you from our direct booking site. Once agreed upon and submitted back, you will receive your arrival instructions prior to your stay, which will include directions and access to the cabin.
Access will be self check in for your safety.
All rental agreement policies must be followed.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

*ADDITIONAL CHARGES THAT WILL APPLY IF ISSUES BELOW ARRISE: (please read the rental agreement in full to see all details)

- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $450 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F in the winter months).
-$200 - Trash issues.

- If necessary, additional cleaning/trash issues will be charged.

•TO AVOID ANY ADDITIONAL CHARGES, WE ASK THAT OUR HOME BE LEFT IN SAME CONDITION AS WHEN YOU ARRIVED.

FAQ:
- When is trash picked up?
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

-What items can clog a toilet?
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

-What is the Cancellation Policy?
A $25 processing fee will be charged for all canceled reservations. Reservations canceled 30 days prior to check-in will be fully refunded, minus the processing fee. Cancellations 15-29 days prior to check-in will result in a 50% refund, minus the processing fee.
Cancellations within 14 days of check-in will be nonrefundable.
There are no refunds for early checkouts.

INDEMNIFICATION AND HOLD HARMLESS
Guest(s) shall assume sole responsibility for themselves and for every member or guest of their party, as follows: Guest(s) shall be solely responsible for any property damage, accident and/or injury to any person or loss sustained by any person arising out of or in any way related to Guest(s) use of the premises, amenities, facilities, equipment located on premises, or the use of any community property, amenities, facilities, or equipment located in a private community where the premises are located. The Guest agrees to release, indemnify, and hold harmless Owner and Owner’s Agent and the community association from and against all liability for injury to the person of the Guest, to any member of his/ her party resulting from any cause whatsoever. This indemnification specifically includes, but is not limited to, use of any fireplace, BBQ, fire pit, lofts, swimming pool, hot tub, sauna, hiking/biking trail, playground, park, open space, or pond, lake, river access, beach, dock, tennis courts, basketball courts, or boat, canoe, raft, tubes or other recreational equipment or any other amenity, facility, equipment or other premises or community property of any kind or nature. of any kind or nature that is available on the premises.
Children and pets must always be supervised.

DEPOSIT/PAYMENT
Booking directly with our company, Mountainside Getaways, requires a 10% down payment to secure your booking. 20 days prior to your stay the remaining booking payment will be due.
*If booking through a booking platform such as AirBNB, VRBO, or any other third-party booking sites; deposits, third party booking fees and payment methods will be paid and handled according to the policies of that booking platform.

OBTAINING KEYS AND ACCESS
Prior to your stay, Mountainside Getaways will directly email you access information. Access information will not be provided until the rental agreement is reviewed and signed by the booking party. Directions will be included in your arrival email, please note the directions as GPS is not the most accurate for all properties in our area.

Ok but not good
First good things. Bed comfortable but not pillows living room furniture good. Tv was good, stove was gas, not electric as posted. Temperature in the house upon arrival was 45, took all cold night just to get to 65. Supposed to be pet friendly but mouse poison all around. Yard was covered in 4 inches of leaves, they at least could be cleared some. House smells like mold inside. No light outside left on for late arrival, wood stove had no way to light it, no kindling, and no lighter. We left after one night.

Nice and quiet
Very secluded and quiet. Convenient to Berkeley Springs. Cabin mostly clean, noticed cobwebs and some bugs in the main room. Linens and towels clean. Maybe could use some written directions to use tv with roku and DVD player.

Had fun but... some concerns
The property was exactly as shown, however there were a few issues. There was a broken tile and it was covered by a throw rug corner, but not completely covered, I stubbed a toe and the edge was so sharp it cut my toe., so that should be fixed as an FYI. There was obviously water issues at one point and it was musty and moldy smelling inside. Once we opened the windows it was better (and thankfully the weather was cool enough to do that). The cabin is a retreat, in that it's quiet and quaint but could use updating and some minor repairs (lights missing, pulled from the wall in begroom, musty/moldy smell, stains on rugs and floors, shower faucet installed backwards - hot is cold, cold is hot.). We liked the location as we spent most days at nearby Cacapon State Park, but may not choose to stay here again unless updated. Also note, there was not a hot tub though it stated it was there, so not sure about that. All in all about 3 stars overall. The property manager was easy to work with and the instructions were clear.

This is a great house, great location, but the owner needs to tweak a few a few hiccups . There were mouse poisons In several places on the floor of a Pet friendly rental. The TV was impossible to work. Had 3 remotes and nothing was coordinated. Contacted the property manager and her instructions were impossible to understand. Stayed for 4 nights Without TV. Also the The sheets were pilled and the wooded steps outside are a liability. The trash bin was full of scattered trash

A perfect get-away spot!
We loved being in this quiet and isolated-seeming place, although we were just about 9 miles from Berkeley Springs. House is wonderfully-equipped with wifi, a well-stocked kitchen of appliances, pans and dishes, plus a washer and dryer. A deck plus a screened-in porch with a porch swing are where we spent most of our time. There's a grill plus a wood-burning stove available. And firewood for an outdoor fire pit. We will come back!

Short Vacation
Great location. Secluded. Deer walked right up to the house. House needs a lot of work. Windows need curtains and cleaning. Does not get cool for about 12 hours. Dehumidifier needs emptied often. Dead bolt does not work. Floors were not swept. Decks need boards replaced. I would not recommend this to anyone with children since there is not a good place for them to play.
