Welcome to Ridge Top! New cottage, just minutes from downtown Berkeley Springs and the Cacapon River! Featuring 3 bedrooms, a large rec area for lots of fun, and an open concept living space. Outdoors on the screened in porch you can relax and enjoy the sites and sounds of nature. On site fire-pit and large yard for lots of family/friend fun.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

*ADDITIONAL CHARGES THAT WILL APPLY IF ISSUES BELOW ARRISE: (please read the rental agreement in full to see all details)

- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $450 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F in the winter months).
-$200 - Trash issues.

- If necessary, additional cleaning/trash issues will be charged.

•TO AVOID ANY ADDITIONAL CHARGES, WE ASK THAT OUR HOME BE LEFT IN SAME CONDITION AS WHEN YOU ARRIVED.

FAQ:
- When is trash picked up?
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

-What items can clog a toilet?
Our septic systems are fragile and items such as feminine products, paper towels, excess toilet paper, or anything else that does not belong in a toilet can cause a backup in the system. Do not put anything in the toilet except for normal use of toilet paper.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- What are the community quiet hours? Are there any additional fees to use the amenities?
Quiet Hours are 11:00pm-8:00am.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

-What is the Cancellation Policy?
A $25 processing fee will be charged for all canceled reservations. Reservations canceled 30 days prior to check-in will be fully refunded, minus the processing fee. Cancellations 15-29 days prior to check-in will result in a 50% refund, minus the processing fee.
Cancellations within 14 days of check-in will be nonrefundable.
There are no refunds for early checkouts.

INDEMNIFICATION AND HOLD HARMLESS
Guest(s) shall assume sole responsibility for themselves and for every member or guest of their party, as follows: Guest(s) shall be solely responsible for any property damage, accident and/or injury to any person or loss sustained by any person arising out of or in any way related to Guest(s) use of the premises, amenities, facilities, equipment located on premises, or the use of any community property, amenities, facilities, or equipment located in a private community where the premises are located. The Guest agrees to release, indemnify, and hold harmless Owner and Owner’s Agent and the community association from and against all liability for injury to the person of the Guest, to any member of his/ her party resulting from any cause whatsoever. This indemnification specifically includes, but is not limited to, use of any fireplace, BBQ, fire pit, lofts, swimming pool, hot tub, sauna, hiking/biking trail, playground, park, open space, or pond, lake, river access, beach, dock, tennis courts, basketball courts, or boat, canoe, raft, tubes or other recreational equipment or any other amenity, facility, equipment or other premises or community property of any kind or nature. of any kind or nature that is available on the premises.
Children and pets must always be supervised.

DEPOSIT/PAYMENT
Booking directly with our company, Mountainside Getaways, requires a 10% down payment to secure your booking. 20 days prior to your stay the remaining booking payment will be due.
*If booking through a booking platform such as AirBNB, VRBO, or any other third-party booking sites; deposits, third party booking fees and payment methods will be paid and handled according to the policies of that booking platform.

OBTAINING KEYS AND ACCESS
Prior to your stay, Mountainside Getaways will directly email you access information. Access information will not be provided until the rental agreement is reviewed and signed by the booking party. Directions will be included in your arrival email, please note the directions as GPS is not the most accurate for all properties in our area.

CHECK-IN
Check in is no earlier than 4:00PM or after unless requested and approved in advance- Adhere to check in times to allow our crews time to clean, inspect, and prepare the property for your stay. Due to insurance and liability issues, guests may not preview or enter the property prior to check-in time without prior arrangements. Entering a yet-to-be-cleaned property will cause issues for our crews and they will not be permitted to clean a rental with guests’ personal property in it.
Non-authorized early check-in will result in a fee to be applied of not less than $50 per hour.

Stinky water and mice
So the property manager was very nice and did allow us to enter an hour early and gave us a late check out which was greatly appreciated. But upon arrival we discovered the water coming out of the kitchen sink and bathroom faucet was horribly smelly and stinky. When someone tried showering the smell was so strong and spread through the house plus the odor stayed on their skin & hair. Also the entry way bench at the front door was about to fall apart. The basement bedroom and entertainment area with ping pong table was totally freezing and they had no space heater or anything available. Downstairs in the bedroom there was a neat antique mirror thing but it was so heavy and anchored totally incorrectly that it was falling out of the drywall. Then a mouse chewed through our nice travel backpack and ate a piece of candy on top of our ski bag. We later discovered they had mouse traps in the house. This house needs some work like an exterminator and a whole house water filter or some kind of carbon filter for that odor, plus a handyman to fix the bench & anchor that mirror before someone gets hurt.

Come prepared, but stay a while!
The house is attractive and very comfortable, although not quite as contemporary as we thought from the photos. I would definitely come back here, but I would need to bring a hair dryer, some bottled water, and a scented candle for any area that will have hot water running -- the sulfur content seems a lot higher than in downtown Berkeley Springs 😕 With those comfort items, though, this house would make a very nice writers' or crafters' retreat for a small group of friends to co-work on their projects!

The property was great, clean and well equipped. We used as a base to hike Cacapon Resort Park and to bike the C&O. We also enjoyed the Roman bath in Berkeley Springs.

We and our friends have stayed in several vacation rentals around the Shepherdstown area while visiting CATF over the past several years. Without question, we found our stay here to be restful, peaceful, and quiet. It was a short stay with a purpose, but one of our best discoveries.

Bugs in Basement
I was not able to use the bed in the basement as there were a lot of spiders (Spider like bugs) and insects. A thorough cleaning is needed. 1st floor washroom - Sink draining need some cleaning as the water flow out was very slow and needed more time to drain out. Thanks,
