We were 2 families - 4 adults and 7 teenagers. There are 5 queen size beds with 3 closed door bedrooms, 1 open bedroom in the basement and 1 other open bedroom - we were lucky the kids didn't need much privacy in the open bedrooms but something to consider if your group needs privacy. It was the best equipped VRBO that I have been in - kitchen, towels, bedding. Views are stunning, you are seconds from the water with a dock and whips. The yard is large with lots of room - Tim is very accommodating and even let us park a 5th Wheel in the yard. Things to Consider: 1.It's not a full time VRBO, this is Tim's house. In the summer months he lives across the street. This allows him to be extremely responsive to any issues (which he is!!) yet you will see him around. He even had coffee on the dock one morning we were there. So if you want a totally absentee owner - you won't get that. 2. There are only 2 bathrooms - it could use another bathroom as one bathroom is an ensuite off the bedroom. 3. The A/C does not work awesome. It works - but could be better. 3. The dock is shared with Tim. The boat parking right next to FINZ made us nervous as people tying up at FINZ aren't careful and we saw numerous boats come loose and hit other boats. They didn't hit us but there is a potential it could. Tim could consider giving the other side of the dock to guests. Overall, great stay but we felt it was a bit overpriced for some of the issues we had.

Great location and spot for the whole family to enjoy!
We loved our vacation at this property, the dock made it easy to load our boat each day and when we weren't on the water, the kids swam off the dock. The water was clear and not super deep which was nice for the younger kids to play in. The deck and fire pit was great for the adults to relax after a full day on the water. There was also lots of room inside for everyone. Would highly recommend this location - also can't beat the views from the deck!

Overstated.
Great location but the house and beach equipment are dated and in need of repair. The lake while beautiful is not a good swimming lake due to the level of weeds. When travelling with kids and looking to enjoy a beach, we should have been made aware of the weed issue. The ad for this property is over stated and the property overpriced.

Great location! Needs some TLC.
The location of this property and beach/dock access is fantastic. Tim was very communicative. The outside equipment (kayaks, seating areas etc) are tired and in need of TLC. Paddle missing on kayak, rudder on 4 man pontoon boat broken, etc). Seating areas are in need of cleaning and some upgrade. Main problem for us was the basement of the house had standing water in it and was not usable even though it is advertised as a bedroom area. (not disclosed before we arrived). Alternative area provided as a bedroom was open to basement, damp and smelled of mildew. Problematic for anyone sensitive to mildew. Bed linens and bathrooms were very clean and well stocked which was appreciated. Kitchen was well stocked but equipment including BBQ wasn't clean. We had to clean all pots and pans & utensils prior to using. (could have been a problem with the prior renter?) Stove doesn't really work well- may need repair. Again, location is great. Just needs some maintenance, updating, and deeper cleaning.

Fantastic Location, Rough Around the Edges
The location of the house and the proximity to the water was great. On the downside, the cabin could use a good cleaning especially the floors and carpets, and some organizing particularly in the kitchen. In particular, the kitchen needs a decent vegetable peeler and can opener, a cheese grater (or bring your own). It is definitely a 3 bedroom, the basement bedroom in the pictures is flooded and would be a concern. Tim did set up another bed in a different room which would be okay for kids. On the upside, it's a perfect location with some fun water toys to use, lots of outdoor space to sit with sun and shade. Tim is living right behind the cabin and would be responsive if you had concerns.

The location is amazing! You are right on the water. Lots of water toys (non motorized) to use that kept the kids busy. We were a little worried when we booked about being next door to the pub and the noise level and the water being busy but that wasn’t an issue at all. The house was well supplied. Tim was a great host. We would book again for sure.

A little piece of Paradise!
We really enjoyed our stay at Tim's property, the views from the deck are amazing and having the lower deck area with a firepit made for excellent family evenings looking out onto the lake. The dock was great and we used the dock whips which made it easy coming to and from the lake. Tim made our stay very enjoyable and was quick to answer any of our questions, if you enjoy lakeside access to the Shuswap's it does not get much better than this.

Accommodations were beyond expectations. FULLY stocked kitchen with all possible condiments, spices, canned goods and plentiful utensils, plates etc. BBQ. Tons of sundries such as paper towels. Needed to buy only groceries. All else there. Location right on beach, grocery store 10 minute walk or 1 minute drive. Finns restaurant good and right next door. Kayaks, paddle boards as advertised. Wonderful vacation stay

Lovely spacious cottage right on the water
Great property right on the water with lovely sunsets and lots of room inside. Nice to stay there over Thanksgiving and enjoy the morning and evening views. Even opportunity to have a fire by the beach though in the end we didn’t have time. Overall very nice property. We booked the yurt too and it was a neat experience. Tim was very responsive to our needs.

Fantastic beach front location and close to all amenities.
House was well equipped. Extras included a fully stocked kitchen, very comfortable beds, multiple kayaks and the use of the dock and private buoy. Views are amazing from the upper deck. Evenings sunsets on the lower deck by the fire were also breathtaking. Satellite radio and surround sound patio speakers added to the atmosphere. The adjacent establishment, Finz, is fun and serves amazing pizza. Gas is also conveniently located on the dock at Finz to ensure there is no lost boating time.

Right on the Beach
This property certainly helped make our vacation great. With 6 adults, 2 children and an infant, there was plenty of comfortable beds/rooms. Tim was the perfect owner. He lives across the street and was available for any request or issue and always concerned for our enjoyment and safety. Located on the beach, perfect for swimming and using the available kayaks and water bike. The property had plenty of space for kids playing on one side and quiet time on the other. There was still a sitting area in the front with the beach and a large covered deck at the back with a dining table that easily sat 8. There was a dock that would easily accommodate your boat or sea-do’s. In the house it was nice to have one big room for sitting, dining, and kitchen which allowed everyone inside if by some chance the weather wasn’t cooperative. The kitchen was fully stocked with everything you could need. The inside was clean and the A/C had the home cool when we arrived. A grocery store just down the street made stocking up on food and liquor easy and Finz Restaurant next door provided us with great pizza one night. The music at the bar next door was never a problem. We would not hesitate to recommend Tim’s Blind Bay property for a fun relaxing place to stay on the beach.

Perfect Location on the water!
Tim met with us and made sure we were familiar with the home. He has plenty of space to set up bocce ball, badminton and ladder ball. Plenty of space for guest parking, and a well equipped kitchen. Nice flat lot right on the water! Conveniently located close to a restaurant and a grocery store within walking distance. House was clean, and beds had nice sheets and lots of extra blankets/towels. I would highly recommend Tim’s home to anyone looking for a place in the Shuswap. Thank you Tim, for the opportunity of staying in your rental.

Great house, awesome location!
Spent a week at Tim's house with family, it was a GREAT place to accommodate our group (4 adults + 3 kids), more than enough space for us. House is stocked with everything you could ever need, was a bonus to have a washer/dryer to use as well (came in handy with 3 kids!). Cant beat the location, close to many amenities. Wish we had a boat but could have rented one next door of we really wanted to. Awesome vacation spot, definitely recommend this place!

The kitchen was stocked with every imaginable gadget and appliance (better than my own!) as was spacious and well-laid out, which made cooking enjoyable! Nice open layout had lots of space for 2 families. We appreciated having the washer and dryer on site (basement). Owner supplied things such as paper towel, toilet paper, towels which was nice (I had friends staying elsewhere on the lake that had to supply their own, which adds to the packing and expense!). We loved the grocery/gas/liquor store down the street; it was a great store, had everything you could need with good selection and reasonable prices. Best part was that it was 400m away, so didn't have to waste holiday time driving in to Salmon Arm!! The road was busy, but we didn't notice it much, only had to cross to take out the garbage, spent all our time in the back yard. There was ample parking for a few vehicles and boat trailer, and Tim was even kind enough to allow us to park a motorhome (for a very reasonable extra fee) for some friends who were able to come last minute!! Much appreciated!! Our only complaints were that the beach had a lot of milfoil and as a result ducks; likely because of proximity to Finz marina next door, as well as the fact that the lake was low this time of year. We have young kids and "142 ft of clean sandy beach front" was the main reason we chose the listing, so was disappointing as we envisioned kids playing in the water/jumping off the dock while we sat at the beach- we had to pack them up in the boat every time they wanted to swim. Tim was good to deal with, but I thought maybe a bit uncomfortable yet with the idea of renting his home as we was around ALOT, particularly after our friends arrived the 2nd week; watering plants, once we even saw him from the lake looking in the patio window. He lives on property directly across street, so if you want privacy may not be the ideal. I have rented VRBO several times before on winter holidays and never seen the owner after check-in. Ironically he wasn't there at all for checkin, we were simply told by his family who coincidentally happened to be walking by (and park their boat the shared dock as does Tim) to go in, with a text from the owner a few hours later, kind of strange. A printout with expectations and helpful tips (boat dock, store, garbage, using A/C etc) would be helpful if he can't be there to do a walk thru.
