Sleeping up to 10 people this sensational property has recently been completely refurbished and offers lavish effortless style. Four of the bedrooms have panoramic 180° sea views and the 5th bedroom also has sea views. Two bedrooms have ensuites and there is also a family bathroom.

Outside features
The huge garden has been designed to embrace a laid-back beach lifestyle and includes a hot tub, garden room house and fire pit / BBQ, with direct access to the beach. With an abundance of space, a large lawn, sun-loungers and direct access to the beach.
The garden room has ample seating, its own bar, a fridge and satellite TV. With full bi-fold doors on two sides and integral heating, this facility can be used all year round, so it is as ideal for a Christmas gathering as it is for a summer barbeque.
The large hot tub has full decking access and LED lighting. Climb the steps and slip into the warm waters while admiring the stunning views.
There is even a hot shower to the side of the house to rinse off after a day playing on the sand. here is also a private hot shower annexe, large lawn and sun loungers, so there’s something for everyone here.
Other features of the garden include bench seating around a fire pit, with panoramic views towards Selsey Bill and the Isle of Wight beyond - an ideal spot for watching the sun go down over a gin & tonic or glass of rose.
The sandy beach, also known as Elmer Sands, is one of the sunniest places in the UK. As a residential area, accessed only by private roads, this is a very quiet and peaceful stretch of beach – ideal for walking, playing games, or of course taking a dip!
Inside Sun Beach House
This very spacious property extends to over 3500 sq ft and is tastefully and thoughtfully decorated. Suitable for use all year round, with three sets of French windows accessing the garden.
In winter, central heating and a woodburner create a cosy atmosphere inside the house.
A large, welcoming hallway leads you into the property, with access to the downstairs WC and the staircase leading up to the first-floor bedrooms, then up again to the Crows Nest. From here, you’ll enter the whisky room, where you can start to appreciate the scale of the property and its wonderful sea views.
Dining room and whisky room
An open, airy space, the second living room has dining space at one end, with a direct sea view.
The other end is "drawing room "style, seating around a large oak coffee table, ideal for playing monopoly, backgammon or just for conversation with friends over a glass of whisky (or whatever you prefer) and there’s also a Freeview Smart TV.
Lounge / Media room
With an abundance of comfortable armchairs and a vast corner sofa to recline after a busy day of beach fun, a wood burning stove and 75" Freeview Smart TV with Sky TV (full package), this is the perfect place for evening relaxation. Double doors open on to the garden.
Kitchen / Breakfast room
This is an excellent social space, with open plan kitchen and dining area providing a perfect backdrop to long lazy breakfasts.
The kitchen has a vast array of appliances which help to make the cooking experience easier and fun. The long granite worktop with access from both sides is ideal for "team" cooking, enabling two, three or even four people to help with food preparation.
Roast dinners are a doddle with two ovens, microwave, two warming drawers and both gas and ceramic hobs at your disposal. The kitchen also includes a wine cooler, American style fridge freezer with ice dispenser, a dishwasher and the hugely popular "bean to cup" full featured coffee machine (coffee beans provided).
Next door to the kitchen, a large utility room with sink, washing machine and tumble drier makes life just that little bit easier.
On the first floor, there are 4 bedrooms, 3 with access to the beautiful balcony, which stretches the full width of the property and offers far reaching views along the English Channel towards Brighton and the Rampion Offshore Wind Farm. Perfect for gazing out to sea and watching the ever-changing seascape. The Crow’s Nest suite is on the second floor.
Master bedroom suite
On the first floor, the master bedroom suite has a super king size bed and French doors leading on to the sea view balcony. Comfortable cushioned armchairs, satellite TV and a large ensuite shower room with large double bath and shower make this the ultimate relaxation space.
Crow’s Nest Bedroom Suite (2nd floor)
Set at the very top of the house, the Crow’s Nest bedroom suite is the favourite of many guests. The king size bed faces the windows, offering lovely sea views through the full height window and the ensuite shower room is beautifully appointed.
With a cosy but “slightly wild” feeling due to its height above the sea, the Crow’s Nest also has comfortable armchairs from which to enjoy the sea views.
Pink Bedroom
The pink" bedroom is spacious and sumptuous, with a comfortable super king size bed and French doors giving access to the sea view balcony.
Pineapple bedroom
The pineapple room gets its name from the palm tree outside which resembles a pineapple. It is a fresh and airy space, with a king size bed and French doors to access to the balcony.
Twin room
A smaller room with twin beds, ideal for children and also comfortable for adults.
Family bathroom
The pink, pineapple and twin bedroom are all served by the family bathroom on the first floor, which is similar in design to the master ensuite, with a double bath, twin sinks, shower enclosure and lots of space.
About Middleton-on-Sea
With shallow waters revealing a vast swathe of sand at low tide, Middleton has long been established as one of the prominent beach destinations on the south coast. Middleton is a low-key seaside village offering some essential shops along with a couple of pubs and takeaways and a very good fish and chip shop.
There are some lovely restaurants to discover nearby.
Explore the local area
If you want to explore the area a little further this is a fabulous coastline to stretch your legs east to Climping and Littlehampton’s West Beach or west to Bognor Regis, Pagham and Pagham Harbour. This part of the coastline is a haven for unusual birds and wildlife with Pagham Harbour Nature Reserve and Chichester Harbour a little further to the west, both being Areas of Outstanding Natural Beauty. Pagham Harbour is an internationally important site for nature conservation while Chichester Harbour also combines its wildlife attractions with sailing centres such as Itchenor and Bosham.
Just 6 miles north is Arundel, a historic market town dominated by its symbolic castle and the rising spire of the cathedral. It offers a plethora of craft and antique shops as well as restaurants and tea rooms. Arundel Castle is the seat of the Dukes of Norfolk and is set in 40 acres of sweeping grounds and gardens. The castle has been seasonally open to visitors for almost 200 years and is well worth a trip. All around this area the South Downs National Park offers a backdrop of stunning scenery and endless walking routes to explore.
