CANCELLATION POLICY - STANDARD POLICY
• If notification of a cancellation or amendment is received more than 14 days prior to the booking arrival date, a fee of $110 (including GST) will apply and will be deducted from the deposit paid prior to the issuing of a refund.
• If notification of a cancellation is received 14 days or less prior to the booking arrival date no refund or credit will apply.

KITCHEN & DINING
The kitchen and dining area is a central meeting place with lounges to sit back and take in the view, a dining table to seat 8-10 and there is also a sliding door off this room where you can spill out on to the side deck for your morning coffee or a lazy brunch, Italian style looking over the apple orchards. The kitchen has everything you would expect, including stove, oven, large fridge/freezer and dishwasher and is well stocked with a range of cooking equipment. The essential coffee pod machine is also present, 4 barstools at the island bench and a smaller smart TV to catch the news while prepping up for dinner.
This property DOES NOT have WIFI (but mobile reception with Telstra compatible plans has good service, some other networks do not get service).
LOUNGE
The lounge area offers a large wall mounted Smart TV, two leather sofas and a 2 seater chaise and is a great area to relax with friends looking out at the view or push back the back sliding doors to bring in the alpine breeze of a Summer evening and start cooking on the BBQ or relaxing with some local wine in another great outdoor area. There is also a little breakfast table and seating for 4 if you are wanting to separate from the group for something a bit more cosy.
HEATING & COOLING
All of the bedrooms have split system AC’s and ceiling fans to keep you cool in summer and warm in winter. The open plan kitchen/dining and formal loungeroom have a split system AC as well as ceiling fans.
BATHROOMS
There are 2 shared bathrooms. The main bathroom is on the bottom level of the property with the 3 bedrooms and has a bath and separate shower and separate toilet. The bathroom closest to the master on the upper level has a shower, vanity and toilet. The laundry is separate and on the upper level and has a washer and dryer.
OUTDOORS
BBQ is available with outdoor dining in the rear courtyard and also on the large deck out from the kitchen, lots of places to sit and relax in the extensive yard and around the house.
*Please note this is a working farm and you are only permitted up to the fenceline at the front garden. Please do not enter the area where the dam and sheep are.
PET POLICY
401 Buckland valley Road is NOT pet friendly due to it being around farming land where there are sheep and cattle nearby.
LAUNDRY
A large laundry including a washing machine and dryer is located on the upper level, an iron and ironing board is also available.
PARKING
There is plenty of undercover carparking available for 4 cars in 2 separate carports, parking space is also available not undercover in the driveway.
