Santa Maria Maddalena is an elegant villa located just 2 km from the Palazzo di Varignana estate in Castel San Pietro Terme, near Bologna. It takes its name from Santa Maria Assunta alla Cappella, the medieval church dating from 1366, around which the sacristy, rectory and farmhouse were subsequently built. The entire architectural complex has been expertly renovated, giving rise to the current residence characterised by its refined style, attention to detail and embellished with specially created handcrafted decorations. The chapel - deconsecrated in 1986 - remains an integral part of the villa, has an ample surface area and partly preserves the original frescoes of unquestionable historical charm. The property dominates the surrounding hilly landscape, giving those who stay here unforgettable moments of relaxation immersed in nature, without renouncing any comforts. Located at the top of the hill, it offers a splendid view of the Amphitheater on the vineyard, part of the Palazzo di Varignana estate. In addition, guests can take advantage of the many extra services provided by the resort not far away, enjoying discounts and concessions, from access to the Varsana Spa, to the tennis, squash, basketball and padel courts, to booking golf, tennis, squash and yoga lessons, to food experiences such as wine and oil tasting in the resort's internal farm, or to dining in one of the three in-house restaurants.
Interior:
The villa has two floors, connected by an old stone staircase and modern lifts. On the ground floor, a hallway leads from the main entrance to the laundry room and the bar area equipped with a countertop, ideal for preparing cocktails. Continuing on, you come to the kitchen with central island, the elegant dining area with ornamental fireplace and the living room that faces the garden through a second entrance door. From the dining area, a door leads to the old deconsecrated chapel (accessible directly from the outside as well), preceded by a hallway delimited on the right and left by two arches and a column. The ground floor is completed by two guest bathrooms of which one for disabled and a double bedroom with ensuite bathroom with tub and shower and direct access out to the pool-side garden, reached via six steps and equipped with a retractable smart TV. The first floor, reached via the main stone staircase or, alternatively, by a lift is composed of the sleeping area with four double bedrooms, one of which is preceded by six steps, all with ensuite bathroom with shower. A bedroom on the first floor with en suite bathroom is particularly spacious and suitable for disabled access.
Park:
The property is an oasis of peace and tranquillity just 2 km from the Palazzo di Varignana estate, set in a dominant and privileged position with a breathtaking 360° view over the surrounding hills. The totally fenced park, enjoys independence and privacy, extends for more than 8400 sq m among centuries-old olive trees, hedges, bushes and blooms. The elegant wrought-iron entrance gate leads to the parking area with space for up to 7 cars. A comfortable paved area surrounds the villa with a panoramic outdoor dining area equipped with table, chairs and umbrella, ideal for enjoying outdoor lunches or dinners while admiring the splendid view of the swimming pool and the hills.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa. The villa has a surveillance system for the outdoor spaces.
Swimming Pool:
The splendid infinity pool is located about 50 m from the villa, in a slightly lower position, reached from the lawn area in front of the secondary entrance or down a paved ramp with steps. Measuring more than 60 sq m, the pool consists of two rectangular tubs, one of which with hydromassage. The largest tub measures 5.90 x 10 m with a constant depth of 1.39 m while the hydromassage tub measures 3.20 x 5.90 m with a depth of 1 m. The pool is lined with renolit and purified with chlorine. The large paved solarium area, bordered by a fence with gate, is equipped with umbrellas, sunbeds and two outdoor showers. The pool will remain open from the last Saturday in April to the first Saturday in October.
