- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.
The price does not include:
Mandatory extra cleaning in case of animals (€ 50,00 per animal per week or part of week). Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.

Villa Puntala harmoniously blends into the wild beauty of the Maremma toscana, an untouched natural spot where the gentle sound of the surf can be heard. The villa, designed to offer functional spaces focused on relaxation, is entirely on the ground floor and offers large interior spaces, featuring travertine marble floors and large windows that enhance the living area. The five bedrooms, each with an en suite bathroom, are equipped with French doors that open onto a lush garden with a swimming pool. The covered terrace, overlooking the pool, is beautifully furnished with large sofas and a spacious table for outdoor dining. The kitchen, practical and well-organized, is directly connected through a French door to a large, equipped pergola. The villa enjoys a privileged location, surrounded by a vast pine forest and is just a short distance from the Punta Ala Equestrian Center and the Punta Ala Golf Club, the oldest golf course in Maremma. It is the ideal starting point for exploring the famous beaches of the area, from Cala Violina to Castiglione della Pescaia, and for discovering charming inland villages like Tirli and Massa Marittima.
Interior:
The villa covers an area of approximately 300 square meters, all on the ground floor, and features French doors that provide direct access to the garden from all rooms. GROUND FLOOR - Spacious living room with two seating areas, a fireplace, a dining table, and direct access to the terrace; kitchen with direct access to the pergola, equipped with a barbecue and laundry room; guest bathroom; four double bedrooms (of which one with divisible bed) with en suite bathrooms with shower; a double bedroom with an en suite bathroom with shower and hydromassage tub. Air conditioning in the bedrooms.
Park:
The garden surrounding the villa extends over 2000 square meters under the Punta Ala Pine Forest. Largely consisting of a lawn, it is planted with tall pittosporum hedges and features centuries-old holm oaks, cypresses, strawberry trees with delicious fruits, flowering shrubs, and aromatic plants that define the solarium area with the pool and the shaded zones of the terrace and pergola.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The pool is located in the heart of the garden, directly in front of the villa, at a distance of about 5 meters. Rectangular shape, dimensions 16 x 4 meters, depth from 1.20 meters to 1.80 meters; lined with light-colored PVC, with a Roman staircase with three steps and a shallow entry area; internal lighting with activation at dusk; salt purification system; open from the last Saturday of April to the first Saturday of October.
