- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Immersed in the evocative setting of the Sibillini Mountains, in Civitanova Marche, splendid Villa Isotta was once a riding stables, with adjoining farmhouse, that has been completely renovated. The property is today a welcoming home, which has preserved within it bricks and floors in terracotta, the result of the craftsmanship of a local kiln, and elements of fine furniture. Villa Isotta is characterized by its large spaces and private location, representing the ideal destination for those who wish to enjoy a peaceful stay or for those who wish to experience moments of conviviality in good company. Thanks to its enchanting location, guests can enjoy excursions among the mountains and woods, or visit the many waterfalls and caves of the Marche region. Moreover, the villa is not far from the wonderful coastal area of Civitanova, with its wide and varied coastline, made lively by the many clubs, beach establishments and services.
Interior:
The property consists of the main villa and two annexes. VILLA: On three floors with the main entrance, on the ground floor, opening into the welcoming living area divided by columns and consisting of the sitting area with TV on one side and the dining area on the other. On the left, a large sliding glass door leads to the large kitchen equipped with fireplace and separate pantry area with direct exit to the outside. The ground floor is completed by a study with double sofa bed and a guest bathroom. A terracotta staircase leads up to the first floor with the sleeping area consisting of a double bedroom, with ensuite bathroom with shower, large walk-in wardrobe and access to a private terrace, and another two double bedrooms served by a bathroom with shower. In the basement is a laundry room, a bathroom with shower and access to the garage. ANNEX 1. Located close to the villa, it consists of two, not internally connected, apartments: on one side is a hallway with a double sofa bed and a double bedroom with ensuite bathroom with shower. On the other side is a veranda set up as a dining area with kitchen, overlooking the swimming pool, and a portico with brick barbecue and wood-burning oven. ANNEX 2: Consisting of a multipurpose room surrounded by large French windows with a living area with sofa, a games area complete with table tennis and table football, a fully-equipped gym ( with two abdominal benches, dumbbells with weights, tapis roulant) and a relaxation area. The area is served by a changing room and a bathroom with shower. Air conditioning in all rooms (from 2024).
Park:
The park, partially fenced with 170 cm-high wire mesh, extends for more than four hectares spread over two levels. The property is delimited by a first driveway gate which leads, along a dirt drive of about 400 m, to an elegant wrought-iron gate that opens onto the garden and the 3-car parking area in front of the main entrance, embellished with an ornamental well. In the park are an additional four parking spaces shaded by climbing plants. The villa also possesses a garage for three cars. The rich and varied vegetation includes bushes of lavender, rose and hawthorn, and lush trees such as maple, lime, cherry and olive. In the large garden are several relaxation areas as well as (at a lower level than the villa) a lawn area used as a football pitch. In the paved area, in front of the kitchen, is an area equipped with table, chairs and umbrella, perfect for enjoying meals or aperitifs in good company, in the relaxing atmosphere of the surrounding hills.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located about 20 m from the main villa, facing east, in an area that is sunny from sunrise to sunset. The irregularly-shaped pool, measuring 18 x 11 m with the depth varying from 50 to 270 cm, is lined in blue PVC and has chlorine purification, internal lighting (also present in the surrounding area), a diving board, a designated area for children, steps and a metal ladder for access to the water. The solarium area, partly paved and partly lawn, is equipped with sunbeds, deckchairs, umbrellas and an outdoor, mosaic-covered, hot-water shower. The pool is open from the last Saturday in April to the first Saturday in October.
