House Rules
The Guest agrees to abide by the following house rules and understand that any violation of the following rule may result in extra fees and/or cancellation of the booking without refund. Violation of any of these rules may result in an admin fee of $50 added to any other lost item, damage, extra cleaning or incidental fees associated with the violation per violation incident.


Tobacco, Alcohol and Drug Usage
1. No Smoking, Vaping, or use of marijuana at any time anywhere on the property.
2. No illegal substances of any kind anywhere on the premises.
3. Smoking of any kind in or near the property will result in a minimum of $250 cleaning fee and eviction from the property without refund.


Being a Good Neighbor
1. No Parties, events, birthdays, bachelor, or bachelorette stays, get-togethers, hangouts, or the like.
2. Quiet time in our neighborhood begins at 10pm and ends at 8am.
3. Be respectful of neighbors.
4. Do not have more guests than stated on your reservation and no unapproved visitors. There is a $50 per night fee for every guest not listed on the reservation.
5. No loud music or disturbances. Especially after quiet hours which start at 10:00 PM
6. Do not use shared amenities outside of their posted allowed time frames.
7. Do not park in any assigned parking spaces that have not been assigned to the guest. Do not park anywhere parking is not allowed. The owner is not responsible for damage, or costs incurred due to improper parking.


Check-In and Check-Out
1. The check-in form with attached photo government ID an photo of responsible party must be filled out before arrival. The Guest will not be sent the door code at the designated check-in time unless this form is filled out properly. Incomplete check-in forms may result in cancellation of the reservation. Reservations cancelled less than 5 days before check-in due to an incomplete check-in form are not subject to refund.
2. Early check-ins can never be guaranteed prior to the day of check-in at 11:00 AM. Confirmation of early check-in will be sent in writing via SMS, Email or the booking channel’s messaging platform between 11:00 AM and 4:00 PM on the check-in day. The cost for early check-in is $10 for every full hour early that both parties agree on.
3. Standard check-in is any time after 4:00 PM
4. Checkout is by 11:00 AM. Due to cleaning requirements, we cannot offer late check-outs. The owner reserve the right to charge $75 for every 30 minutes after 11 AM for unapproved late check-out.
7. Please follow check-in and check-out instructions as detailed in messages sent via the booking channel, text message and listed in the guidebook.
8. The unit is equipped for self-check-in and the Owner will not be present during the check-in process.


Pets
1. Pets are not allowed, and service animals should be disclosed prior to arrival. Unapproved pets will result in a minimum $250 fee in addition to any cleaning costs, or cost to replace damaged or broken items caused by the pet.


Caring for the Property
1. Do not leave vomit, blood, or feces in the apartment. Any extra cost for cleaning any of these biohazard substances will be charged to the guest.
2. Do not flush anything other than human waste and toilet paper down the toilet.
3. Do not put oil, grease, bones or any other non-water-soluble items down the drains.
4. Do not wash dishes in the bathroom sink.
5. Run the kitchen sink disposal every time food waste goes down the drain.
6. Plumbing repair costs will be passed on to the guest.
7. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it. If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back.
8. Any items removed from the property, broken, destroyed, or lost will be replaced at the guest’s cost. Some costs include:
$50 - TV Remote
$75 - Amenities fob
$10 - Batteries from apartment devices such as door lock, remotes, smoke detectors, seccurity devices, etc.
9. Do not burn candles, incense, or any other open flames.
10. Always lock the door. We want you and your things to be safe.
11. Do not place diapers or other garbage in the hallway or breezeway. Follow all apartment complex rules for garbage disposal.

Perfect place to recover

My Mom and I traveled out to Utah so I could undergo surgery. My surgery was in Layton, so the location of the apartment to my surgical center was only 5 miles. The covered parking spot was close, and well as the elevator which made it very convenient for my post-op. The apartments were quiet. We rarely heard any noise. The only noise we heard was from Hill Airforce base. It didn’t bother us in the slightest (and my Mom is VERY picky when it comes to noise and sounds). There was also a pool, play area, pickle ball space and more. Had I traveled with my kids they would have loved going and enjoying those spaces. The apartment was clean. This is coming from two VERY lucky people when it comes to cleanliness. The check in and check out process was so simple and smooth. Easily one of the most convenient places I’ve stayed (and I travel a lot). If there was any criticism it would only be the mattress in the master bedroom. It is a memory foam mattress. So if that is not your style of comfort, just be aware that is what is in that space. Memory foam is not my preference, but it worked out just fine post-op for me. And even then it’s not a complaint. I would 100% stay here again in a heartbeat.

This VRBO was pretty decent but not great. Some dishes were dirty, shower curtain was dirty, the top covers on the bed and pillow cases didnt seem really clean. Overall it was ok do to the location but probably wouldnt book again.

This is a beautiful, well-appointed apartment. Immaculate and quiet top floor location. The amenities are fantastic and well-maintained. Location of the apartment complex is great with lots of nearby restaurants and shopping, convenient access to major thoroughfares. We had some initial difficulties gaining access into the apartment but owner was very responsive and resolved the issue timely. This is our second stay here and we would stay again

Great 2 bdrm 2 bath in suite! Nice new clean bldg, high ceilings, graciously appointed with everything you need. We were able to shop locally and host our family a wonderful dinner to celebrate a new family member. Randal was gracious and easy to communicate with and helped get all the info we needed. The requirement to upload a photo ID onto the check-in form almost doomed my stay. I did not know how to do this, and prevented me from submitting the form. I had to forward the pic and form info to a family member to submit. Another family member had assured me the photo ID pic was not necessary. Also, I wasn’t notified until the night before check in you still lacked a completed form.

Highly recommend

We stayed for 4 nights while visiting the area for a family event. Check-in and check-out was super easy and glitch free. The top-floor apartment is spacious, very well appointed, and exceptionally clean. The amenities (pool, clubhouse, fitness center) available at this complex are excellent and wonderfully maintained. The location was very convenient for freeway and major thoroughfare access, however quiet at night. Loads of restaurants nearby. Our host was very responsive to any questions we had prior to or after the stay. We would definitely stay at this property again in the future.

Checks all the boxes!!

This two bedroom apartment was absolutely perfect for our needs. The location was excellent and very close to our son’s home in Ogden. The spacious bedrooms, kitchen and living room were perfect for the three of us. We sat out on the balcony and enjoyed views of the pool, hot tub and playground. The drawers and cabinets were labeled and provided everything we needed!! Thank you to Randall who was very prompt and attentive from check-in to check-out. We definitely will reserve this apartment when we return for our next visit!!!
