Located only a few steps away from the Tiki Bar and marina. Boat ramps close by as well. Only a couple traffic lights away form the heart of Clewiston for shipping and additional restaurants and bars.
Getting around Clewiston is very easy, very little traffic, most places within walking distance and perfect area for a bike ride. Limited taxi service in town so ideally drive, walk or bike.

Rules and Restrictions for Renters and Owner Guests
All condominiums are governed by the Florida Condominium Statutes, Bass & Sun Bylaws, Articles of Incorporation, Restrictions and the Board of Directors. The Board, over the years, has issued additional rules and restrictions that all owners, guests and tenants are required to follow.
If you rent from the Bass and Sun office and experience any issues such as something not working, a water leak, or similar type problem contact the manager of Bass and Sun. If you rent from anyone else (Roland Martin’s Marina, Sugar Realty or an individual owner) please call them directly.
PARKING: Maximum number of vehicles allowed per unit is two (2). Parking permits will be issued and must be displayed on your vehicle and boat trailer. Each condo has one assigned parking space marked with the condo number. This space should be used for parking your primary vehicle. Under no circumstances are you allowed to park in another owner’s assigned (numbered) space. There are numerous “guest” spaces available and can be used for your 2nd vehicle, usually a boat trailer. All Renters/Guests in condos 101-116 and 201-216 with boat trailers must park their trailer in the designated parking area between the dumpsters where there are no parking stops. No renter/guest trailers allowed past the Bass and Sun boat ramp. No boat trailer, loaded or unloaded, is allowed to park in a numbered space or a guest space directly in front of a building. The only exception to boat parking section of this rule is building 9 (condos 133-136 and 233-236). In this building only, boats can be parked in your numbered space and you can stay hooked up. If you have need for an additional guest parking spot, (not to exceed two weeks) you must check with the Bass and Sun office to see if space is available. We ask that you do not drive on or park on the grass as it could cause damage to our sprinkler system. On occasion you may be asked to park your empty trailer on the grassy hill. Do not pull up or turn any car stops in the parking lot. All vehicles must fit between the painted lines. Parking sideways with trailer hooked up, parking in the boat wash/boat ramp area or any non-marked area is prohibited. Bass and Sun reserves the right to have violating vehicles towed at owners expense.
POOL: The heated pool is open from dawn to dusk. All users must comply with posted pool rules. Please lock the pool gate when you leave if no one else is in there.
OCCUPANCY: Maximum number of people staying overnight in a rented condo is four (4).
OWNERS LOCKER: Your condo may contain a locked door, located between the kitchen area and the front door. This is a closet designed to allow the condo owner to keep their private property while their unit is used by a tenant. It is a crime to force entry into this area. If this room is not locked it can be used by tenant.
NO SMOKING: Smoking is not allowed inside any condo. Smoking is allowed on your deck or balcony. Please do not throw cigarette butts on the ground.
CHARCOAL GRILLS ARE NOT ALLOWED: Gas grills are allowed only if provided by owner of condo.
NO PETS ALLOWED: Pets are not allowed in any condo or on the grounds by renters or guests at any time.
NO OUTSIDE STORAGE: All forms of outside storage are prohibited. No storage or cargo trailers of any type are permitted on the premises except for loading and unloading. Coolers, luggage, freezers, lawn furniture, camping stools, etc. must be stored inside the condo or on the back porch. Bicycles must be stored inside or in bicycle rack. Do not hang towels, blankets or other items over the balcony railings. No storage of gas cans, full or empty. The “shadowbox” area under the front stairways is not to be used for storage or personal items at any time.
NO OUTSIDE DECORATIONS: Exterior decorations, wall hangings, small signs, wreaths, seasonal decorations, outside planters, tables, chairs, lawn decorations are not permitted outside on front of buildings.
TRASH: Please place all trash/garbage inside the dumpster. Break down all boxes before putting them in the dumpster. Contact the office for disposal of items too large to fit inside of dumpsters. Do not put anything outside of dumpsters.
Do not clean fish inside any condo. Do not throw any fish or remains in dumpsters.
QUIET TIME: Bass & Sun quiet time begins at 10:00 p.m. until 7:00 a.m. During that time please be considerate of others and keep radios, televisions and outside conversations at a lower level.
SPEED LIMIT IS 10 MPH: Please drive slow and carefully on Bass & Sun property.
