There are great restaurants and things to do in the area! You could enjoy a day down at the lake, a day of golf, or go shopping!
When you first arrive to the property you will see the white and black manufactured home with a wheel chair accessible ramp that will bring you right to the front door, the front patio has some nice seating to enjoy the weather!
There is enough parking for two vehicles in the driveway. This home is equipped with fiber internet high speed 500+Mb/s WIFI, and an electronic entry smart lock for convenient access.

Conroe, TX, is a family-friendly city located in Montgomery County, part of the Houston metropolitan area. The neighborhood offer a mix of housing options, including manufactured homes, single-family homes and townhouses. Safety is good, and there are community amenities like parks and playgrounds. The area is known for its excellent schools and easy access to major highways for commuting.
Please Note: Our neighborhood does not have an HOA, and sometimes our neighbor's homes and yards are not as well kept. We really have no control over this and just want to make sure you're aware before booking.
This small and quiet neighborhood is just 9 miles away from Lake Conroe. The area offers the convenience of many activities and places to visit, including: fishing, restaurants, water sports, the Sam Houston National Forest, swimming areas, and more. Access to shopping and grocery stores in Willis and Conroe are a 10-15 minute drive away. The property is located halfway between The Woodlands and Huntsville which are only 25 minutes in either direction, giving you a wide variety of places to visit like General Sam's offroad park or The Woodlands Mall.

We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.
A rental agreement must be signed by the guest reserving the property and will be automatically sent after you reserve the property. A government-issued ID will be required on the agreement.

- A $75 fee plus $25 per hour will apply.
- If late departure delays the next guest’s check-in, you may be charged 100% of the next booking and extra cleaning costs.

Check-Out Instructions
1. Return keys, parking permits, and remotes to their designated spots.
2. Clean-Up:
- Dispose of trash and empty the fridge/freezer.
- Return items to original places.
3. Laundry & Dishes:
- Leave bed linens on beds.
- Place towels in the laundry room and start a load.
- Start the dishwasher.
4. Outdoor Items (if applicable):
- Retract umbrellas, turn off pool lights, cover the hot tub, and secure outdoor items.
5. Final Steps:
- Close windows and doors, lock all entrances, and set A/C to 78°F or Heat to 68°F.

House Rules
1. No Smoking: Smoking, vaping, or any kind of smoke indoors incurs a $2,500 fee.
2. No Illegal Activities or Weapons
3. No Parties or Events: Unauthorized gatherings will result in immediate termination without refund.
4. Occupancy: The total number of guests, including visitors, must not exceed the advertised limit.
- Extra Guest Fee: $5/person/night applies for guest counts over 5 people, whether staying overnight or visiting.
- Guests are responsible for declaring accurate guest counts at the time of reservation and updating us promptly if there are changes.
5. Noise: Respect quiet hours from 8 PM to 8 AM. Excessive noise may result in removal without refund.
6. Parking: Park in the driveway or garage. Street parking may be restricted by laws, HOA rules, or property policies. Contact us before booking if street parking is essential. Improper parking may result in fines or towing. Do not park on the grass, block other vehicles, driveways, or mailboxes.

Cancellations & Refunds
- Refunds follow the policy on your booking platform.
- No refunds will be provided for early departures or unused days unless covered by the platform’s cancellation policy.
- Any additional refunds are at the sole discretion of the host.
- No refunds for appliance malfunctions, service outages, or pests. Notify us of any issues for resolution.

HOLD HARMLESS AND INDEMNITY
Liability Limitation:
The Owners, Managers, or Agents shall not be responsible for any accidents, injuries, or illnesses that occur to any member of the Guest's party or the Guest's visitors while on or in the property. The Owners, Managers, or Agents shall not be responsible for the loss of personal belongings or valuables belonging to the Guest, any member of the Guest's party, or the Guest's visitors. The Guest agrees to assume all risks associated with the use of the property.
Under no circumstances and under no legal theory, including tort, contract, strict liability, or otherwise, shall the Owners, Managers, or Agents be liable to the Guest or any other person for any damages of any nature whatsoever, including those arising out of or relating to this agreement, the Guest's stay at the property, or the use of the property. In no event shall the Owners, Managers, or Agents be liable for any damages, even if the Owners, Managers, or Agents have been informed of the possibility of such damages.
Indemnification:
The Guest acknowledges that the use of the property by the Guest, any member of the Guest's party, and the Guest's visitors is entirely at their own risk. The Guest agrees to indemnify and hold harmless the Owners, Managers, or Agents from any and all expenses, costs, damages, suits, actions, or liabilities of any kind arising from or related to:
1. Loss of or damage to personal property.
2. Injury or death resulting from the use or occupancy of the property.
3.
