Enjoy panromantic million dollar views of Redfish Bay and Estes Flats and take advantage of fishing in the ICW, Intercoastal waterway with private access. No fighting for the best fishing spots!

Kokomo Flats offers a pool and sauna so you are able to watch everyone fish from the bulk head, grill in the outdoor kitchen, enjoy smores in the firepit, play cornhole or look across the bay at the incredible views all while relaxing in the pool.

Boat and Fishing:
Bring your boat! In the canal adjacent from the property there is a marked dock for 115 where you can tie your boat and use the grassy area to park extra cars or a boat trailer. The retaining wall is equipped with benches and rod holders for all family and friends to enjoy fishing. Two LED Sports Lights are perfect for fishing at night and draw a variety of fish, turtles and dolphins. Cleaning station on edge of property, equipped with light and water for easy cleaning experience. Sea life we have experienced in bay or fishing at the bulkhead are: Trout, Redfish, Black Drum, "big uglies", Flounder, Jack Crevalle, variety of sting rays, 3 foot shark, sea turtles, dolphins, jellyfish, blue crabs to name a few. ** Casting nets and secure some amazing bait too!

Kitchen is located upstairs and includes large prep area, ice machine, coffee bar, tea bar, tons of small appliances, pots, pans, small stock of everyday kitchen essentials. The adjacent dining area comfortably sits 12 people at one table and flows into the living room. The living room consists of a 70-in TV with Dish network, 2 large reclining sofas and extra cozy chairs.

3 bedrooms are located upstairs each with a queen bed and the master also includes a set a twin bunks. There are also 2 full bathrooms upstairs. All linens and towels are stocked for your convenience and at no additional charge!

Downstairs has one large bedroom with a queen bed and 2 sets of twin bunks and direct access to the backyard with the pool and fishing. A full laundry set-up is available under the staircase with an additional refrigerator for your use. There is an additional living space downstairs with a 70-in TV also with Dish network provided.

Kokomo Flats is minutes from downtown Rockport, the famous Rockport Beach and a short drive to Port Aransas.

Great place
We had 11 people and 2 dogs. Plenty of room for everyone. Location and amenities are perfect. The pool on the water front is a fantastic center of entertainment. The entire family spent hours Swimming and fishing. We had little reason to leave the property. Owners respond quickly to any questions. This is a great place for family get togethers as we had. Will stay again

The location and amenities were amazing. We had so much fun swimming all day and fishing all night. The view of the bay was amazing (birds, dolphins, fishing, etc.). The kitchen was so well stocked it surpassed all expectations.

Lovely Beach House
We had such a great time at this beach house! It is very well-appointed (lots of kitchen cookware and utensils) and is the perfect place for large groups. Do be aware that the main living area is upstairs, so people with mobility challenges might have difficulty. There is a bathroom and a large bedroom downstairs with a nice living area downstairs as well, but the bedroom is the room with two sets of bunk beds and a double (queen?) bed, so that might not be the best place for older guests. My husband and I stayed down there and the full/queen bed is quite comfortable. The bathroom downstairs is also lovely. But we wouldn't have wanted to stay in the "kids'" room if we'd had lots of kids with us.

What a Family Weekend
Accommodated 6 Adults and 5 children from 14-1 years old. Very clean. Great place to stay. Great views. Great fishing. Very nice swimming pool. Great Host who was very easy to work with. Will definitely return. Kids are already wanting to go back.

Great house!
Even better in person. Beautiful views, friendly neighborhood and wonderful town with some cute restaurants. Relaxing environment, and this house has everything you need. Just bring your clothes and toiletries and you’re set! Kitchen has everything you need, and plenty of towels. Great water pressure in the showers, which can be a challenge on the beach. There’s an HEB not too far for any grocery needs. Owner is very easy to reach and incredibly friendly. Appreciate that the owner tracked down my AirPods and send them back to me! Will definitely return.

Family get away enjoying the summer
The location was perfect, house was clean and very well stocked. Really, all you need to bring, is clothes and food they have everything thing else available. There was great fishing, we had a family cornhole tournament and the pool was amazing. The only thing I will complain about is that the grill didn’t work and oh it was a gas grill. we even changed out the propane, still didn’t work. We really like the charcoal grill but oh well. I would definitely come back. Thanks for the great memories!

Relaxing time
If you want to relax and fish, this is the place to go. We were pleased with how stocked the house was, especially the kitchen. There was plenty of space for 2 families. Fish for awhile and then get cooled off in the pool and back to fishing. We never even left the house for the 3 nights we were there. The owner was super easy to contact and helpful. We will be back for sure.

From the pool to the hot tub to the deck, Kokomo Flats had exactly what we were looking for with the gulf breeze for bonus. The kitchen has more than enough of everything and then some! The Hosts were easy to communicate with and very responsive. We would recommend and return without hesitation!

What’s not to like?
From the expansive balcony, pool/spa, fire pit, and fishing from the bulkhead… to the well-stocked kitchen, coffee/breakfast bar, roomy bedrooms, and family/living space… this house literally had something for everyone to love! The heated pool was so very nice to have during spring break in March. It was quite chilly a couple of days yet the kids and adults were still able to swim and have a great time in the pool and hot tub. Everyday we caught at least two massive black drum that were between 30-40 inches long and weighed over 35-45 lbs each. With bait swimming along the bulkhead, which we caught with a cast net, the only trip to a bait shop (3 miles away) was for live crab which is like candy for big drum. Everyone in the family caught an enormous drum, and we made some amazing memories in the process! The sunrises were spectacular with birds galore, so bring some binoculars. And for the star watchers, on a clear a night you can see the Milky Way along with satellites just after sunset and just before sunrise, and plenty of meteors too. We loved watching the boats and barges go by too! The fishing can get a bit tricky on the weekends with the boat traffic, but we still caught fish despite the traffic. I did have to wave one boat out away from the bulkhead because they were way too close and If I hadn’t they would’ve got into our lines, but out of probably 30-40 boats that went by during our stay (most recreational in nature) almost all of them were very conscientious of people fishing and kept a good distance from the bulkhead. I have to say, my hopes were really high for this rental and they were exceeded in every area. Checkin and checkout were a breeze and the owners were great to work with! I highly recommend this Vrbo for families! We traveled with 8 people, 5 adults and 3 kids plus our two pups, and we never felt cramped! Well worth the spend on this vacation home! 5/5 in all areas!
