LOUNGE
The large, bright lounge has ample seating for up to 10 people. There is a coal effect gas fire, Smart TV and an abundance of books!
The lounge leads onto the snug which has outstanding views over to the Firth of Forth. The early risers amongst you can catch the most beautiful sunrises from this room. For the night owls, there is also a log burner to cosy down next to (yes, even in the summer, Scotland can be a bit nippy at night!) and relax after a hard days sightseeing.
Please note that a small amount of firewood is supplied however more can be bought locally from B and M Stores, Aldi or Lidl all of which are less than 5 minutes drive from the property.
KITCHEN AND DINING AREA
If you fancy cooking up a family meal while you are here you will find the kitchen has everything you need. Well stocked with an abundance of crockery, cutlery, glasses, pots, pans and everything else you would need it would be easy not to want to venture far for dinner! Large 5 ring gas range cooker with double oven, microwave, fridge (there is additional fridge freezer in the utility room), toaster, kettle and a welcome tray of tea, coffee and biscuits.
The large kitchen table is the perfect place for you and your guests (and room for some visitors too!)
UTILITY ROOM
Bigger than a standard kitchen you could throw a laundry party in here if you wish! Featuring an American style top loading washing machine and large tumble drier you certainly won't be going home with dirty clothes!
BEDROOM 1
This ground floor bedroom has views to the side, east-facing patio and views of the sea. Spectacular sunrises if you are an early bird and wish to open the blackout curtains. Large super king bed and an enormous ensuite with large shower, vanity sink and WC.
BEDROOM 2
A large, bright bedroom with views to the rear and front of the property. Super king-size bed and a newly installed ensuite with a roomy, walk-in shower, sink and WC.
BEDROOM 3
Your guests may fight over this room as it offers both spectacular sunrise and sunset views! Featuring a king-size bed and ample storage this well-sized bedroom shares the use of the family bathroom with Bedroom 4.
BEDROOM 4
This bright, airy bedroom is an oasis of calm: white washed floor boards, garden views to the rear, sea views to the front and lots of green therapy found in the wonderful house plants. Also featuring a king-size bed and ample storage this bedroom shares the use of the family bathroom with Bedroom 3.
OFFICE / 5TH BEDROOM
If this house wasn't big enough there is a further 5th bedroom which also doubles as a Work From Home office' with dual-screen laptop plug-in facility - enabling you to keep on top of everyday emails and ensuring that you are never behind the game; you really can go on holiday but stay on top of work! The king size sofa bed is available for a small additional fee of 15 pounds per night-please request on booking

BATHROOMS
As well as the 2 ensuite bathrooms there is a family bathroom on the upper floor which comprises a shower cubicle, WC and sink. Downstairs (next to the Office/Bedroom 5) there is a large, fully tiled bathroom with a roll-top bath, WC and sink.
GARDENS
The gardens are extensive and separated into 4 defined areas depending on the time of day:
Wooden raised deck area adjacent to the summer house is perfect for early morning coffee and breakfast as the sun rises to look out over the wild meadow and onto the Firth of Forth.
Drying lawn with beautiful plant beds that are in flower for the majority of the summer
Paved area outside the kitchen that has a fire pit and gas BBQ for the late afternoons and evenings.
Secluded decked area outside the cinema room
All areas are presented with garden furniture of chairs, tables and outside electrical points and lighting.
I love nothing better than pottering in the garden and I have built the front and rear gardens up from scratch. Most of the plants you see have either been grown from seed or small cuttings; you will find an array of summer flowers that attract some amazing wildlife none more so than the recently planted Wild Flower Meadow. This is an attractive area with beautiful cowslip, common sorrel, ox-eye daisy, red clover and meadow buttercups. There are also newly planted flowering Hawthorns, Golden Birch and Purple Leaved Cherry trees. Please avoid walking through this delicate, wildlife-rich part of the garden.
PARKING
There is ample parking either on the driveway for 2 cars or on the cul de sac for a further 2 cars. Please be mindful of our neighbour when parking on the cul de sac so as not to block his access in and out of his garage!
