Welcome to "Gracious Peace"!!!

Beachside Villas visitors have access to over 10 acres of beach and 1200 feet of coastline serviced via a private Beach Tolley and within walking distance. The Eastern Lake Port Property Public Beach is just a 3-4 minute walk and is also serviced via the private Beach Trolley. The Beach Trolley also shuttles to/from Walton Dunes Public Beach, where beach chairs can be rented. The Sugar Dunes Boardwalk immediately adjacent to Beachside Villas can be used to access the beach as well, where just 350 feet to the right of the boardwalk is 500 feet of owner managed beach that can be used from 9-4pm. Finally, every inch of Walton County coastline is 100% public for activities such as walking, jogging, swimming, skim boarding, surfing. The Beach Trolley runs from 9-5pm, from March 1st to October 31st.

Relax and unwind in this amazing ground floor condo unit in the quiet community, Beachside Villas just off of 30A east of Eastern Dune Lake. With its open floor plan and stocked kitchen this condo is ideal for a family or two and is only steps away from the powdery white sand and emerald ocean waters. Come enjoy this amazing condo that is close to the beach, free wifi and extra amenities that will help you enjoy the beach even more (two pools, one is seasonally heated, lighted tennis courts, pickleball court and barbecue grills located just outside the unit)!

- CONDO DETAILS AND AMENITIES -
This rental easily has enough room for two small families or a family with extended family members joining for a fun beach trip. Since this is a ground floor unit it is well suited for elderly guests, anyone that has trouble with stairs or even if you have a toddler in tow. The master bedroom has a private en suite.

KITCHEN: This kitchen was recently remodeled and has the largest kitchen footprint of any of condo this size in the entire complex. The large kitchen is well equipped with utensils, pots, pans, coffee maker, etc., along with all the appliances you will need for your vacation including a dishwasher. All appliances are new as well as a new HVAC.

LAUNDRY: There is also a full-size stackable washer and dyer for your convenience.

LIVING ROOM: The living area is off the kitchen and dining area with plenty of comfortable seating on the sofas. The living room has a large 50" TV with satellite cable and Roku stick. There are also books and many games such as, cards, poker chips, chess, 5 Second, Candy Land, Go Fish, Old Maid. etc. for all age groups.

BEDROOMS:
- Master bedroom: King size bed (new mattress) with 47" tv, satellite cable and Roku stick.
- Second bedroom: Queen size bed and twin bunk beds with 32" tv, satellite cable and Roku stick.

BATHROOMS:
- Master bedroom has an updated en suite bathroom with tub/shower combo.
- Second Bathroom has an updated stand up shower with glass door enclosure.

WIFI: Free Wifi

- OUTDOOR FEATURES -
PATIO: Patio entry way is next to the living room and has a cafe' height table, 2 chairs and 2 additional Adirondack chairs with a small table. On the patio is a closet available for guests to store their own beach equipment or feel free to use the beach chairs/umbrella's and extra beach toys.

PARKING: There is a two parking spot allowance and parking is available outside the unit.

- BEACHSIDE VILLAS AMENITIES -
The amenities of our complex include two outdoor pools (one seasonally heated), 2 lighted tennis courts, pickleball court, shuffleboard, corn hole game, outdoor grills, party deck on adjoining lake, wash-off showers, and immediate boardwalk access to the most beautiful beach in the world!

- BEACH ACCESS AND USE -
There are three great beach options near Beachside Villas:
- Port Property Access Public Beach at the end of San Roy Road
- Sugar Dunes Beach: Boardwalk Access Only
- Walton Dunes Beach at Beachfront Trail
- Deer Lake State Park

PORT PROPERTY ACCESS PUBLIC BEACH AT SAN ROY ROAD:
The Port Property Public Beach located at the end of San Roy Road is a 3-4 minute walk from Beachside Villas (1200 ft). It borders both Eastern Lake and the Gulf of Mexico. This is a large 2+ acre beach with plenty of room. Beach chairs and umbrella rental will not be available for the rental season of 2025, however there is ample room to bring your own beach gear or the chairs and umbrellas provided with the condo. As an added convenience to access this beach, Beachside Villas provides golf cart transportation (March 1st to October 31st) to/from this beach from the Beachside Villas near the mailboxes, just outside building 5. Please note that you may not park cars or golf carts at the end of San Roy Road, which are subject to immediate towing.

SUGAR DUNES BEACH:
Sugar Dunes Beach is steps to the beach from Beachside Villas near Building 6 and is accessible via a boardwalk built by Walton County. https://sowal.com/place/sugar-dunes-access. The Sugar Dunes Beach is primarily private beach, but Florida Law allows the public to access the “wet sand” and the ocean. This means it is completely fine to enter using this boardwalk to walk the beach at the water's edge and of course swim. You may not set up chairs at this location. The beach becomes private at the dry sand.

WALTON DUNES AT BEACHFRONT TRAIL:
Walton Dunes is a Walton County managed public beach, available for use by all. It is only ¼ of a mile walk from Beachside Villas if you enter at the Sugar Dunes boardwalk and walk east on the beach (left turn off the boardwalk), which is about the same distance as the Eastern Lake Public Beach. The route via neighborhood roads to Walton Dunes is a bit longer than other options but is still readily accessible at about ¾ of a mile. There is public parking and bike racks near Walton Dunes Public Beach if you prefer to drive or ride your bike.

DEER LAKE STATE PARK:
Deer Lake is east of Walton Dunes and is only ½ of a mile from the Sugar Dunes Boardwalk by walking the beach, or just ¼ mile past Walton Dunes. Deer Lake is a large state park with extensive public beach. Deer Lake State Park has been recently updated with new facilities including the addition of a paved park access road with pay station, parking, picnic shelters, restrooms and connections to utilities. You may also ride your bike or drive about 1 ¾ miles to the entrance of Deer Lake State Park on 30A, where there are bike racks and parking. However, it is a relatively long walk from the park’s parking lot to the beach and therefore we recommend simply walking the beach to Deer Lake State Park.

- AREA ATTRACTIONS -
Beachside Villas is ideally located away from the crowds BUT very close to so many of the activities that bring people back to this part of the Panhandle year after year. SEASIDE is 4 miles away. The Big Chill in Watersound is only 2.2 miles away. You can rent bikes and travel along the beautiful bike paths to charming Rosemary Beach, Seaside, and Grayton Beach. Also, Deer Lake State Park is less than a mile down the beach with hiking trails and sand dunes. Top golf courses are nearby including Camp Creek and Santa Rosa Golf Club.

San Destin resort and the Silver Springs outlets are 20 minutes away. Also, miniature golf, Pier Park, Shell Island and water parks can be found nearby in Panama City or Destin.

Perfect beach getaway
Our family had the best time in Santa Rosa Beach. The condo is a short walk to the beach or there is a golf cart service that will take you to and from the public beach. The condo is super clean and has every kitchen supply you could possibly need. The condo is close to everything. It’s either a short drive or you can rent bikes. We will definitely be visiting again. Jackie the host was super responsive to any questions I had and made some great recommendations for things to do and places to eat close by.

The only disadvantage to the place is where you can set up at the beach!! The private house owners have taken over and they get private access straight out from their place! We had to set up at the public beach access! Jackie was wonderful to work with and rent from! Super clean!

Beautiful condo!
This could not have been a better choice for our family. We have a 3 year old and 5 year old boy - our family of four had plenty of room. This condo was stocked with paper towels, plenty of toilet paper and everything we could have needed in the kitchen. It was beautiful, clean, and an easy walk to the beach! There is a beach dolley, toys, chairs and umbrellas in the utility closet. Everything we could have ever needed! We’d return again. Can’t beat the location!

Great location and enough room for my husband and I and 3 teens. We rented bikes for the week, so the kids were able to safely bike at leisure. The location is 2 mi from Seaside and 2 mi from the hub (the chill) and VERY CLOSE (didn’t clock it) to Old Florida Fishouse (coast side). We went there for coffee (beachy bean) multiple days and dinner 2x. Everyone was happy. We walked down San Roy road 3x for beach days and then used the boardwalk and stayed in the wet sand 3 days. That was much easier/closer but San Roy was fine. We took a wagon down with our things and kids rode bikes. It was nice not having to pack up the car each time. We will definitely stay in this location again. I felt it was affordable, yet also convenient to many things.

We thoroughly enjoyed our stay at Beachside Villas. It was the perfect location and we were just steps from the beautiful beaches. The kitchen had everything you would need to cook meals which we did several times. The entire setup was perfect for myself, my husband, daughter and two grandchildren. The kids loved the bunkbeds. The entire area is so picturesque and made for a very relaxing stay. We were so close to restaurants, shopping and everything we needed. Definitely go to the Florida Fish House to eat. It is so close and we found it to be well worth it. Jackie was absolutely wonderful to work with and immediately responded to any questions we had. Would recommend this location to families or really just anyone. We would book again if going back to this area.
