If you love nature, want to experience farm life, understand that while we try to make everything perfect things can still happen and that's okay with you then book our place and have a fun time at the farm!
A-frame farmhouse with tons of space to play and upgraded interiors. Convenient to Chateau Elan, Lake Lanier, Road Atlanta and Mall of Georgia. The farm has two horses that live on the property, a giant fire pit (located in horse pasture), outdoor seating areas, bridges and streams. Please note, Hall County Georgia charges a 5% Tourist Fee along with the State of Georgia 7% Sales Tax which you will see listed as a Management Fee...this fee is paid directly to the state and county.
Entire home and 4 acres of pasture and nature (horses are on adjacent property pasture).
Our horse caretaker stops into the property throughout the day to feed and water horses. Caretaker will never bother guests or enter the property, they are there simply to keep the horses alive:)

You will definitely want to bring a car.

Parties or events not allowed. ANY party held on the property will result in eviction and loss of deposit. Pets allowed only with a pre-approval (pet fee charged based on size/number of pet(s).
Hot tub available (usually cleaned on Tuesdays but may vary), depending on when guests check-in and out hot tub might be in between cleans upon arrival. Hot tub cleaning company cleans and chemically treats tub once a week (can be used immediately after treating FYI). The schedule may vary based on the weather. Here's the scoop-we ask our guests to please rinse off prior to using the tub and to please close the cover so that leaves/dirt don't fly in overnight. Most guests follow the rules, but some do not..we have NO control over that. That means if the guest before you used the tub and did not rinse off and you check-in prior to the next weekly cleaning, there may be sand/leaves/hair in tub. If you would like the hot tub cleaned the day of your arrival we can arrange that for a drop in cleaning fee of $100 but this MUST be scheduled at least two weeks in advance. We recommend this if you know you are a bit obsessive about things like this...but for those less worried just know the tub will be chemically clean even if there is a little sand in the bottom.
Provided: 3 rolls toilet paper per bathroom, hand soap, dish soap (small bottle), 1 roll paper towels, 1 trash bag per bin, 3 dish soaps and three laundry pods.
Pets must be disclosed and pet fee paid within 2 days of booking.
Events (weddings, etc) must pay additional event fee and contact host prior to booking. Events require additional insurance (purchased by guests), waivers, fees and contracts. NO house parties or parties with underage drinking. Allowed events (with paid event fee and additional contract): small weddings, reunions, team building. ANY event that happens without prior approval from host will result in eviction, forefeiture of all payments and security deposit.
Guests must rinse before using hot tub. Guests getting sand, dirt and/or hair in hot tub must clean prior to departure so that the next guest can enjoy the tub (or pay additional hot tub cleaning fee of $100). Hot tub is cleaned weekly on Tuesdays (weather dependent) so please respect this so that all guests can enjoy the hot tub.
Guests will be required to provide a photo ID and credit card for security deposit ($500). Security deposit is a pre-authorization (please note, if you use a debit card to book you will see a "pending charge of $500 on your account and will not have access to those funds until hold is released a few days after check out. For credit cards you likely won't see anything unless you actually had damage/rule violations), not an actual charge, unless there is damage or missing items. Authorization is removed within 48 hours of check-out.
This is a non-smoking unit-we don't care what you smoke, just do it outside. Any smoke smell in home or evidence of smoking in home will result in complete loss of security deposit. If you smoke in the home, it both is unfair to the owner that is working hard to keep their unit nice and to the next guest that rented a smoke-free home. This is non-negotiable so please understand.
We have our cleaners thoroughly clean and sanitize the home between each guest. We also ask our guests to please do the following at check-out (note, if this upsets you please simply find another location as there is a massive labor shortage, we frequently have guests ask for early or late check-in/out and this is how we are able to make things smooth for all guests. Please note our check out instructions-these are things we ask you to do but if doing these things upsets you then by all means, don't do them, you're on vacation and we just want you to have a great time. These items simply help things run smoothly so that we can accommodate early check-ins and late check-outs (and keep unwanted bugs and such out of the home):
1. Put used linens in a pile.
2. Turn off all lights, fans can be left on.
3. Turn off TVs, coffee makers and other electronics.
4. All dishes should either be cleaned or put into dishwasher and start dishwasher cycle. This is to avoid dishes getting crusty and attracting bugs.
5. Please load one load of towels into washing machine and start if you have time.
6. Return any books, games, etc.
7. Empty any outdoor ashtrays, clean up any cigarette butts.
8. Empty all food from refrigerator.
9. Make sure keys are left in lockbox ($50 per key replacement)
10. Wipe down countertops and leave home the way you found it.
11. Turn A/C to 78 degrees prior to departure.
12. Drive or fly home safely and come back and see us soon!
We don't charge a security deposit but instead a small damage waiver which will cover up to $2500 in damage no questions asked. Please note, damage waiver does not cover smoke in house...so please make certain you smoke whatever you smoke outside not near doors/windows. Smoke in unit will result in eviction and a $500 charge to card on file. Please just don't do it.
Damage Waiver Disclaimer:
I. AGREEMENT
On behalf of Salty Dog Vacations, LLC, the party authorized to rent the vacation rental property and the owner of the vacation rental property, Waivo has assumed the responsibility for damages as outlined below and waives Your security deposit up to $2,500, the waiver limit purchased by You, the renter, for your stay at the vacation rental property.
Waivo is hereby responsible for theft or direct damage to real or personal property of the vacation rental property as a result of Your acts or omissions. Waivo will pay the lesser of the cost of repairs or the cost to replace the property up to $2,500. This waiver does not negate your responsibilities as a renter for items outside of Waivo’s responsibilities.
This is not an agreement to provide insurance. You are buying a waiver of the security deposit otherwise due as part of Your vacation rental property lease agreement.
II. EXCLUSIONS
This Security Deposit Waiver will not pay for damages or theft resulting from:
1. Acts of God
2. Prior damage, cosmetic damage, or normal wear and tear
3. Theft without a valid police report if over $250
4. Loss of use of the vacation rental property
5. Rodent, termite, infestation, or wild animal
6. Damage to a motorized vehicle
7. Fine art, collectibles, or sets of items
This Waiver will not pay for damage or theft of property owned by You.
This Waiver will not pay for costs associated with odor, debris removal, backups of sewers and drains, landscaping, marring, maintenance, or mechanical breakdown.
III. CONDITIONS
Waivo has the sole authority to determine the nature and extent of damages, necessary repairs, and eligibility for the waiver, and shall exercise that authority in a reasonable manner.
Waivo reserves the right to determine if damage is eligible for reimbursement at actual cash value.
This Waiver will pay for excessive cleaning, as a direct result of damage, over and above the normal cleaning fee. An irreparable stain or spillage is considered damage.
This Waiver is only effective for a one-time single continuous stay, of up to 90 days, for which You purchased the Waiver. It takes effect when You occupy the vacation rental property and terminates when You depart the same vacation rental property.
This Waiver is only effective if any theft or damage is reported to Waivo by You, the property manager, the online travel agent or the owner of the vacation rental property within 14 days of Your departure from the vacation rental property.
Waivo will not respond to damage or theft under $50 US dollars.
If there is a dispute related to these terms, mediation is required before any party may file litigation. In the event of litigation, all parties waive the right to a jury trial.
