The Space:
The downstairs offers plenty of room for relaxing and entertaining. Upon entering, you’ll find a well-appointed mudroom with lockers, ski and snowboard racks, and coat hangers to keep everyone organized. The main living room boasts vaulted ceilings, a sectional couch, a Smart TV, and direct access to the fully fenced backyard. A second living room on this floor features another sectional couch, a Smart TV, a fireplace, and a cozy sitting area with a sofa bed and privacy curtains—perfect for large groups to spread out. The fully equipped kitchen is adjacent to the oversized dining area, making it ideal for shared meals. You’ll also find a laundry room with an additional refrigerator and sink, along with a convenient half bathroom.

The upstairs provides sleeping accommodations for everyone in your group. The second floor has four bedrooms: two with King beds and TVs, a bunk room with two Twin-over-Full bunk beds, and a Twin bedroom with a workspace. A newly renovated full bathroom with a large walk-in shower serves this level. The third level is a hidden gem, accessed via a staircase from the Twin bedroom. This loft-like space offers three Twin beds and two Full beds, creating the perfect hideaway for kids or additional guests. Soft carpet and a cozy atmosphere make it an inviting retreat for relaxation.

Outdoors, the property shines with a fully fenced yard, a high-end hot tub, a fire pit, and a deck complete with a gas grill and outdoor seating. The spacious driveway provides ample parking for all guests.

Guest Access:
Guests have full access to the entire home, including all indoor and outdoor spaces. The only exceptions are one owner’s closet and a locked shed.

Although the property feels private, neighbors are nearby, so please be respectful of the community. Its location makes it easy to access the best of the area, whether you’re heading to Holiday Valley Resort for skiing or golf, or exploring the charming shops and restaurants of the village just a short drive away.

Getting Around:
The home is ideally located 1 mile (a 2-minute drive) from Holiday Valley’s Snowpine Lift parking lot, making it perfect for skiers and snowboarders. The Village of Ellicottville is just 2.5 miles away, a 4-minute drive to dining, shopping, and events. Rideshare services are also available on weekends, providing additional convenience for guests.

Other Things to Note:
This is not a party house. The property is in a quiet neighborhood with close neighbors, and we ask all guests to respect the peace of the area. Quiet hours are observed to maintain the neighborhood atmosphere. The hot tub is professionally serviced weekly to ensure it’s always ready for your use. Special instructions for the washer/dryer and other amenities will be provided in the home. Pets are welcome with prior arrangement with the host, ensuring your furry friends can join in the fun.
