Cozy Guilford Hills Retreat

This Cape Cod style home centrally located to Greensboro NC, with 3 beds, 2.0 bath build in the 1960’s is all you will need for your next short-term rental. Your family will be close to everything when you stay at this centrally located place. We have two actively recording camera overlooking the front and rear courtyard which records video and audio. All devices are on the exterior of the property.


The Space

With 1900 sq/ft and 2 levels, this Luxury Cozy Guilford Hills Retreat features a bright and open floor plan with plenty of space for big groups to relax together or have some time apart. This home is the perfect example of a Luxury Villa. The living room is perfect for the family to relax with a large TV over the fireplace, separate dining room, den, Kitchen with stainless appliances, laundry room with washer and dryer, and finally for those who travel with work, a dedicated office workspace.

On the main level, you will also find the master suite with a queen bed, shower in the guest suite, and a closet that is convenient for those who are less willing to climb stairs. Upstairs you will find 2 more bedrooms all with closets, and with Queen beds and large TV’s. The upstairs has 1 bathroom with a shower/tub.

Layout

Downstairs offers an updated kitchen, contemporary countertops and stainless appliances. The kitchen is fully equipped with the basic tools for cooking. We offer a single-serve Keurig. Dining area located just outside the kitchen with seating for six. Great for family gatherings and dinners. Spacious den area with a fireplace, Smart TV with access to Sling TV and ability to login to your personal streaming accounts. Hardwood floors throughout most of the first and second floor.

Bedroom

The bedroom downstairs offers 1 queen beds and full bath with a standup shower located just outside the bedroom. This is very suitable for any guest who wants to avoid climbing stairs. Upstairs you will find the second and third bedroom with queen beds. A full bath with a shower/tub. All rooms offer comfortable memory foam mattresses, memory foam pillows, closets, ceiling fans and smart televisions with Sling TV.


Yard

Cement paver patio leading to huge, fenced private backyard. We welcome pets and long-term stays. We are happy to be your home away from home!


THINGS TO NOTE

Security Cameras in the front and back of the building.

1. Accurate guest count is required. Please make sure the number of guests in your reservation is accurate including all those that will be staying overnight or visiting. For example, if you plan on 6 people staying overnight and 2 people visiting during the stay, the guest count is 8 people. If you have any question about this policy, please send us a message before you book. Additional visitors not included in the reservation must be approved in advance by host. Unapproved guests are subject to a $125 fee per person, per day and/or immediate cancelation of remainder of reservation without refund.

2. Events, weddings, and parties are prohibited. If you are not sure your reservation qualifies as a party or event, please reach out to us and explain what you are trying to do, and we can determine if it’s possible to host your event. Good communication is key.

3. SMOKING IS STRICTLY PROHIBITED. $500 smoking fee which includes vapes. Burning incense is also prohibited.

4. Late Checkouts must be pre-approved by hosts. Unapproved late checkouts subject to $350 fee.

5. Please remove makeup before using linens and towels. You will be charged $100 per stained linens and $20 per stained towel and $70 per stained sheet.

6. Quiet Hours start at 9 PM. No loud music, parties, or noises permitted at any time.

7. **PET POLICY** Pets are welcomed for small fee of $105 per pet, per stay. VRBO system only allows for the invoicing of one pet only. If you have more than one pet, we will invoice you for the additional pets via Money Request once your booking is confirmed. All unregistered pets are subject to a $210 per pet unregistered pet fee fine.

**PET REQUIREMENTS**

- No puppies under one year allowed. All dogs must be spayed or neutered.
- Guest must agree to keep dogs on leash when in unfenced areas.
- Guest are required to pick up litters after their pets both in and outdoors.
- There is a $150 fee for pet litters on the yard, $300 for litters indoors.
- Guest must not leave pets unattended indoors or in outdoor spaces.
- When leaving pets unattended indoors, guests are to provide a safe space for them. (Crate, Kennel)

8. If available, early check-ins must be pre-approved for an additional fee.

9. Do not put food and cooking oil down the kitchen drain.

10. Please do not use our address for commercial shipments. If you need something shipped to our address, please ask permission first.

11. Guests must provide a copy of their unaltered Driver's License or Passport to host on the booking platform prior to check in.

12. Our cleaning team charges a $350 Biohazard cleaning fee if they must clean up vomit, blood, or any other bodily fluid. Please take out all organic and Biohazard trash. (Trash bags are under the kitchen sink)

13. Glitter and confetti are strictly prohibited. There is an additional $100 fee if our cleaning team finds glitter or confetti.

14. Please use the microwave cover in the microwave.

15. No eating or drinking in the bedrooms please. No shoes on the white rugs.

16. Guest are required to place all dirty dishes in the dishwasher and run prior to check out.

17. Guest are required to place all used bed linens and towels in the washing machine and run prior to check out.

18. Guests are required to clean any spills on the wood floors immediately.

19. There is a $25 fee for every 15 minutes of any unapproved late check out beyond 11 am.

20. As neighbors surround our property, we would appreciate if you could keep noise down between 9pm and 9 am.

21. Guest are required to take the trash bins to the curb on Sunday evenings and bring them back in on Monday afternoons. If your reservation doesn’t fall within these days, this rule is not applicable to you.

All renters must adhere to house policies and rules.

Excellent location but needs some work.
This house is located very close to great shopping and restaurants. The driveway is a bit narrow for larger vehicles and will fit only 2 cars in the driveway. Overall, what you see is what you get, but this is an older home with lots of creaks from the floors when you walk around. House could use some work and updates but is functional and comfortable enough. Also, there is no hot tub so I hope the host updates the listing to correct this.

Good place to stay. Furniture is not the most comfortable for relaxing after a long day. Driveway is very narrow. Kept hitting my door on the brick wall that lines the drive way. Beds are small. Other than that, everything was great.

The home was very clean. However when you say your family and dog friendly you shouldn’t have white rug. Second, the back yard was not fenced well for small dogs. The last tenant left dog poop everywhere. We couldn’t use the backyard. The remote control for the fans didn’t work. The heat was on an automatic timer and would rise to 75 at night. We should of been able to relax but we weren’t comfortable.
