The property is a special place. Three acres to wander and explore, sit on the beach, or get out on the water. Fully restored (‘22-’23) cottage, called “Periwinkle” is meticulously appointed, and super clean. A very cheerful place for a couple's romantic weekend, a friends’ reunion, or a family get together. The water views are “soul-cleansing”, and visible through the entire back of house. Large deck gives you a >200 degree view of water with well over 300 ft of waterfront across two waterways. Hundreds of flowering plants, and hundreds of bird species are constantly bringing something new to look at.
Remote working? No problem, gigabit optical/cable to house WI-FI, and 3 TV monitors. There is a small desk and fold out table to spread out. Smart TV in the living room provides some pre-loaded streaming; bring your fire tv stick or game console to hook up in the living room or one of the bedrooms. There's a large chess set in closet, including competition timer. Also there are >150 DVDs, and 2 DVD players, for family movie night. Use the new premium power-recline leather furniture to relax after a hard day of playing or working. If you are staying for a while, the laundry room has a full sized washer and dryer. Novels and history books on the Northern Neck are around the house, as well as a player's guitar (by request).

dogs must be over a year old, house broken and non-chewers.
Bringing an infant/toddler? We provide a porta-crib w/sheet, and a jogging stroller on property. There is a toddler high chair in the kitchen (or closet). Let us know so we can make sure they are accessible. This saves you car space!
New pier/dock was built in March '23, and there is a marina just across the river, so bring your power boat (MWL 4-5'), or just string a hammock and enjoy the sun. You can fish from the yard or dock, check the rules on vmrc.org for license. No fishing gear provided.
There are also kayaks, paddle boards, and floats to use as part of your stay, housed in the boat shed you'll also find a couple beach chairs to use, and basketball/soccer ball, bocce, croquet. Basketball goal available, and 9-hole disc golf course marked along with instructions provided to renters.
What is the craziest, most awesome thing left? There is a camping hammock in the closet with a sleeping bag. It holds 300 lbs. Just right for a star-lit night under the trees for one or maybe two small guests during your stay. Don't worry, we didn't count it (the additional air mattress or the leather couch) in sleeping spots... Bring your bikes, frisbees, hiking boots, and swim trunks; there’s so much to do! xz
Renovations include new heat pump/central air with duct work, new plumbing, fixtures, and new electrical/lighting/ceiling fans throughout. House has Wi-Fi door lock and thermostat to make access easy and comfortable.
Kitchen has a microwave, toaster, coffee pot, oven, pots/pans, fridge with icemaker, plates, utensil, towels, and other items that make a full kitchen. That includes two new ceramic frying pans (don't you hate sticky frying pans in rental places...). There is also a large boil pot/steamer for clams, crabs, and oysters. Living room and master bedroom have usb, usb-c plugs for your electronics, as do all the bedroom lamps.
Old Cauldron with a grill in the yard can use charcoal or wood to cook a steak or enjoy a small campfire. If you explore enough you may even find an old inoperable cannon, pointing at England, hiding from a time gone past. These round out a sample of the amenities made available to you as our guests.
There are lots to do outside the property. Kilmarnock, Reedville, and Heathsville are just down the road. Favorites like "the Crazy Crab" and "Horn Harbor" provide lovely seafood with great on the water views. "Little River Seafood," just as you get in burgess, has their renowned fresh crab cakes ready to take home along with assorted fresh fish and oysters. Also, flash frozen seafood like scallops and crawfish pie.
It's a lovely rural area, but there are plenty of shops, dining, and even the Sunnybank ferry are a few minutes away. If you wish for more details just ask. We also have a hand-built document printed in the house that has >30 restaurants around us, emergency contacts, our favorite activities, boating/fishing info, and points of interest (It's 20 pages long...). In that doc, we also lay out the several activities available to you on our property. Just across the river from us is "Smith Point Marina," which provides ramps and marine amenities, as well as charter rentals if interested. We are also close to the ferries that go to Tangier Island out in the middle of the Chesapeake.
Note: All photos in our listing are not altered and are pictures of our property, our waterfronts, or us paddling on the rivers that we live on. The photos that are not our property are within 1/10 mile of property and marked as such. It really is this beautiful. We hope this gives you a clear understanding of what your stay will be like.
