This home is for families wanting private and endless pool and backyard fun. Our home is clean and comfortable with a layout that accommodates both small and large group sizes. Our private pool and hot tub are heated year round. The house is centrally located to Zion National park, championship style golf, amazing hiking, and beautiful St. George, UT. Our neighborhood borders the beautiful Sand Hollow reservoir that is ATV and Side-by-Side accessible. All guests receive free access to the park.

Welcome to our beautiful home! This 4 bedroom 2.5 bath St. George/Hurricane Vacation Rental Home is just a short (30 mile) drive from Zion’s National Park, championship style golf courses, (4 miles) Sand Hollow Reservoir and State Park, (7 miles) Quail Creek reservoir and (25 miles) Snow Canyon State Park. All bookings come with complimentary access to Sand Hollow state park and all other Utah State Parks!

The home is a rambler style St. George, Utah Vacation Home is located in the Dixie Springs development, one of the most desirable and most popular developments in Hurricane Utah.

This spacious 4 bed, 2.5 bath vacation home sleeps up to 10 comfortably. This home is the perfect place to take your large group for a luxurious stay in the beautiful southern desert or for smaller intimate groups wanting to enjoy the St. George weather and activities. The ample kitchen opens up into the large living area, making it perfect for entertaining. The living area features a large 86 inch screen TV and a brand new comfortable sofa, high ceilings and lots of natural light. Walk out the back door to your own patio area with a fire pit, patio furniture and a brand new weber gas grill. This home has a 3 car garage that guests are allowed to access. The home also has flat screen HD Smart TV's, free wireless internet, and a washer/dryer utility room.

The master bedroom has a king sized bed and full private bathroom with a jetted tub and beautiful tile shower. There are 3 other bedrooms in the house. 2 spacious bedrooms have full closets and queen beds. The last bedroom is the Bunk room that has a queen sized bed below and twin bed above. There is a large dining table and a fully equipped kitchen complete with a refrigerator, stove, coffee maker, spices, condiments, and all the other cooking essentials.

Complimentary coffee (K cups), stevia sweetener, creamer, and microwave popcorn is provided free of charge.

Guests have complete and exclusive access to the entire house along with the patio, backyard, and pool area.

We take pride in making sure our guests have what they need and always have someone available to take care of your needs. We typically respond most quickly through the Airbnb app and encourage all our guests to use it. To reserve our home feel free to book online or on the Airbnb app. This home is sure to book fast, so don’t delay!

Our beautiful home is located in the Dixie Springs development that is 2 miles from Sand Hallow State Park and Lake. The neighborhood is clean, quiet, and pleasant. With a mixture of permanent residents and vacationers this neighborhood creates an environment of respect and playfulness.

IMPORTANT - POOL HEATING: Pool heating is an additional daily charge, we recommend pool heating October -May. We will reach out to you before your stay to see if you'd like to add pool heating to your reservation, and give you a quote on pricing.

RENTAL AGREEMENT
Once we receive your reservation we will send you a vacation rental agreement via email. Please digitally sign and return within 48 hours to confirm your reservation. A signed agreement is required before checkin.

***POOL HEATING FEE***
The pool is a free amenity offered to each guest. However, there is an addition $100 fee/Day if guests would like the pool to be heated during their stay. For a comfortable pool experience, we recommend pool heating from October 1st through April 30th. We do not charge to heat the hot tub.

If you would like pool heating to be added to your reservation please reach out to us 48 hrs. prior to check in for pricing and details.

FREE PARK PASS
As a courtesy to our guests, we provide free access to all Utah State Parks. This includes Sand Hollow reservoir. We will leave a park pass in the house for your use that allows free day access for 1 non-commercial vehicle into any state park.

***This does not include Zion as that is a National Park**

ABOUT THE HOUSE
Everything in the house is here for your use and enjoyment! This includes any food, beverages, toiletries, and coupons or gifts. Please use all amenities for their intended purpose only and return them to their proper place.

Trash & Recycling: Take all trash and recycle out to the main bins. The garbage will be picked up on Thursdays.

Bunk Beds: Please use at your own risk and ensure top bunks are used by age appropriate children.

Yard Care and Pool Maintenance: We have maintenance professionals that access the backyard on a weekly basis to perform their responsibilities. Please allow them quick access to complete their work.

TV Guide
Each TV has a ROKU and its own remote. Just hit the power button and you should be able to watch what you want. ROKU has its own set of channels or you can sign into the other apps using your own logins. We do provide YouTube TV for you. Please double check that you have signed out of your accounts, we are not responsible for signing out your accounts.

POOL INSTRUCTIONS
The pool is an amenity provided for your use and enjoyment. However, take caution and use at your own risk. Owners are not responsible for any mishap or injury cause by use of the pool or hot tub.

Pool Cover
We ask that an adult is in charge of opening and closing the pool. To open the pool cover you will need to access the small control box located on the west wall in the backyard under the large tree. Please cover the pool at night and during inclement weather. Please DO NOT open the pool cover too far into the cover housing or close the cover too tightly. Doing so can pull the cover off it’s track, Doing so may result in a service charge. Only adults are allowed to operate the pool cover.

If there is water on top of the pool cover from rain or other sources, DO NOT open the cover. Doing so can cause tears or damage. Simply call your host and they will instruct you on what to do.

Hours
Quiet time starts at 10:00pm and goes to 8:00 AM. Pool/Hot Tub should be closed between 10:00pm-8:00am.

Adult Supervision
An adult must be present at all times while swimmers and in the pool. Only adults are allowed to operate the pool cover.

Other Pool Rules
-Please pick up and put away pool toys. Don’t leave anything in or around the pool.
-Please make sure the vacuum and pump hose are connected and back into the pool when it is closed.

Fire Pit & BBQ- Clean and cover them after each use. Make sure the propane tank is turned off completely.

HOUSE RULES
The purpose of the House Rules is to ensure that you have a safe, peaceful and enjoyable vacation. Your understanding and compliance with these rules during your stay is appreciated.

Pool hours- Pool must be closed each night from 10:00pm-6:00am

Quiet time-Guests must follow Hurricane City ordinance noted below:
-Please ensure guests or occupants do not create noises that by reason of time, nature, intensity or duration are out of character with noises customarily heard in the surrounding residential neighborhood.
-Please ensure guests or occupants do not disturb the peace of surrounding residential property residents by engaging in shouting, fighting, playing loud music, racing of cars or recreational vehicles on streets, engaging in outside recreational activities after 10 p.m., or other similar activities.

Parking- Vehicles cannot be parked on the street at anytime. This includes trailers, ATV, boats, etc.

Pets- No pets of any kind are allowed. Evidence of a pet will result in additional fees

Smoking- Smoking any tobacco products in and around the house is prohibited.

Maximum occupancy in the home is 12 people

CHECK OUT DETAILS
Laundry-Take the bedding off the bed and put it at the foot of the bed and place towels on the floor in the laundry room.
***Please don’t wash the bedding, it helps the cleaners know what is dirty!***

Dishes- Load dishes into the dishwasher and start the load before checkout.

Garbage- Please remove all trash from the house and place into the outside trash bin. Garbage day is every Thursday morning at 9:00 a.m.

If garbage day falls during your stay please make sure the garbage bin is taken to the road. If you are checking out on a Thursday please place trash bins on the road as you leave.

Fridge- Fridge and freezer must be empty before checkout.

Guest Belongings- Please check all drawers, cabinets, and under beds for personal items. We are not responsible for any valuables lost or stolen during the duration of your stay.

Pool and Patio- Please ensure the vacuum and pump hose are connected and placed into the pool. Before departure make sure to cover the pool and place the Blue pool cover keys inside the house. Please pick up and put away pool toys and don’t leave anything in or around the pool area.

Clean and cover BBQ and fire pit after each use. Make sure the propane tank is turned off completely.

House Items- Please ensure house keys, pool cover key, park passes, and all other house items are returned to their proper place.

Perfection!
This place is even better than the pictures. Nice, clean, and, SAFE neighborhood. Location is perfect, house is perfect, pool is perfect, it really is the perfect setup for a family vacation. We especially loved the pool and yard. Beds are comfy and clean. Large living room, large bedrooms, and large garage for more space.
