Summary:
Soak in year-round sunshine at this gorgeous Jacksonville getaway. Boasting vintage Old Florida charm, this 1926 bungalow comes fully updated for modern comfort and convenience. A private, fully fenced backyard comes furnished for outdoor living with a paver stone patio equipped and seating anchored by an outdoor fireplace. The front Florida Room offers all-day comfort with windows all around and blackout curtains for privacy or cooling afternoon comfort.

The Space:
Showcasing stylish design and updated furniture, the bright interior features an open layout designed with group gatherings in mind. The kitchen comes equipped with a full suite of stainless steel appliances for easy at-home meal planning and the living room sets the stage for casual downtime with a sofa and smart TV. Home essentials include central air-conditioning, free WiFi, and a private washer/dryer.

Kick back and relax in this calm, stylish space. Read a book, play a game of cards or take a nap in our comfy air conditioned sunroom. All bedrooms (and sunroom) have been outfitted with blackout drapery so that everyone can get a great night sleep.

There are two queen beds, one twin-over-twin trundle, and one single bed in the sunroom.

In the morning, walk to breakfast. Eat lunch in the private back yard, and choose to cook a great meal or have one delivered from one of the many local restaurants. Conveniently located near parks, hospitals, shopping, vet and NAS Jacksonville.

There is an outdoor pizza oven on the back patio for guests to use!

The Neighborhood:
Located just a short walk or drive to the shops in Avondale. A few minutes to the heart of Jacksonville. Very close to downtown. If you are looking to stay in one of the most coveted areas in Jacksonville, this is where you need to be.

Next to Riverside, Avondale, Jacksonville, Orange Park, San Marco, Downtown Jacksonville, Mandarin, and Nocatee, Jacksonville Beach, Neptune Beach, Ponte Vedra Beach, St. Augustine.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly so if you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog hair here and there.

We charge a pet fee of $40/night per pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then I reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. We rarely make an exception to policy but may elect to do so at our sole discretion.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
3+ hr early arrival/late departure: $100/hr or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We assess a $500 cleaning fee in addition to the regular cleaning fee***

There is an outdoor pizza oven on the back deck with grill utensils and grill cleaner in the kitchen. We do not supply propane/gas. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.

Finally, guests are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Long Weekend in Jacksonville
The house was just as advertised. It was the perfect size and decor; it truly felt like you were staying in a home rather than a stripped-down vacation rental. Having a fenced-in yard was a must for our furry children, and having restaurants and cute shops within walking distance was ideal. We thoroughly enjoyed our stay.

Wonderful property
Second time I have stayed here and was just as great as my first stay. Very quiet neighborhood and enjoyed having the private yard for me and my dog to enjoy. Stay is for work in Jacksonville and this area provides an easy commute into town.

Great Location!
I stayed at this property for a work week in downtown. Found the location to be perfect for bringing my dog, walking to restaurants and commuting into town. The home was clean, well equipped and fenced in. Bed was comfortable and a quiet older neighborhood. Will definitely return for future trips.

Avondale is cute town
We loved this cool little house that fits about 4 people comfortably. The beds are two twin and two full beds, which is fine for what we needed. It was extremely hot, and the air conditioning was wonderful! We also lived sitting on the enclosed front porch at night. Houses around can be a little shady, but there are beautiful homes too. It’s a mix. Too hot to walk to Avondale, but free parking was great in this adorable shopping area. We only stayed three days for a wedding. Communication was exceptional, and we checked out late, which was helpful.

This was our second stay at this property - which speaks volumes about how much we liked it. Avondale is a beautiful neighborhood and the house is wonderful. Great, fully fenced yard for our pup who traveled with us, and the house itself looks exactly as pictured and has everything in it you might need. It is also just a short walk to great restaurants. Highly recommend!

Loved everything about this place. House was very cute, clean, and well furnished. The patio area in back was great. Enjoyed how close to everything this place was. Walkable to several great restaurants and beach was a quick drive away. Any questions we had were answered quickly. Would return to this place in a heartbeat!
