The home is in a neighborhood in North Knoxville generally associated with the communities and business along N. Central Street & N Broadway called "Happy Holler". The City of Knoxville has also coined the intersection as the North Broadway Corridor. The area has changed much in the decades since and is currently experiencing a period of renewed growth and public interest.

The Interstate and Highway are just a few minutes away making the Great Smokey Mountain National Park easily accessible.

Walkable to popular breweries such as Elst, Ebony & Ivory, and Fanatic, as well as Eateries such as Steamboat Sandwiches, and Hard Knox Pizza. Outside of the immediate area, it is recommended that guests bring a vehicle or us rides-hare services such as Uber.

This home is located in a commercial area of "N Central" there will be possibility for noise from street traffic, or foot traffic from locals using the sidewalks along N Central street.

GUEST VERIFICATION
Experienced guests with 5 or more positive reviews may request to be waived from this process, otherwise we do require all guests to complete an additional verification screen through our Guest Portal to ensure the safety and security of our community. This 60-second verification process must be completed within 48 hours of booking, or at least 2 hours prior to the check-in time if booking on the same day as check-in. You will be prompted to complete this process immediately after booking. This includes:


1) Providing a copy of your government-issued photo ID.
2) Photo Verification
3) Confirming your contact information & agreement to our Rental Terms and Conditions

Guests who have questions about this process are encouraged to reach out prior to booking! The information is collected for screening and verification only and is not stored or used for any other purposes. We thank you for your cooperation. Guests who fail to complete our verification process within 48 hours of booking may be subject to cancellation.

HOUSE RULES
1) Guest Count: Please include the correct number of guests in your booking. Visitors outside the reservation are permitted under most circumstances, but we do require guests to request permission prior to having visitors.
2) Check-in: Please notify us once you have accessed the property. Please inspect and report any unsatisfactory conditions within 2 hours of check-in. Non-urgent issues reported after 9:00 pm will be promptly addressed the next day.
3) Noise Policy: Keep noise to a minimum after 10:00 PM to respect our neighbors and local community. We will contact you directly for any reported disturbances, prior to reporting any nuisances with local authorities.
4) Non-Smoking Policy: Smoking, vaping, and the use of e-cigarettes are not permitted within the property. Any violation, will result in a minimum $300 smoke remediation fee.
5) No Parties: Events and parties are strictly prohibited to maintain a peaceful environment. We will contact you directly for any disturbances, prior to reporting any nuisances to local authorities.
6) Pets: We love our Pets! but they are not allowed in most units, ensuring a clean and allergen-free space for all guests.
a.If the property is labeled as “Pet-friendly”, pet’s are allowed at the expense of $50/night, up to $250. The Pet Fee will be requested after booking via the resolution center, and is paid separately from the reservation.
7) Damage Policy: Any damage caused during your stay will incur repair costs plus a labor charge. A Wear & Tear fee up to $500 per occurrence will be applied for any rule violations related to pets, smoking, or parties.
8) Checkout: Before checking out, please place trash in trash cans, start the dishwasher with used dishes, and begin a wash cycle for used towels.
Security: Ensure all doors and windows are securely locked when not present.
9) Age: Guests must be 25 years or older to make a reservation.

Failure to comply with any of these policies may result in the immediate cancellation of your reservation without refund.

CANCELLATIONS
We adhere to the cancellation policy as outlined at the time of booking. Please note, exceptions due to illness, weather conditions, or other unforeseen circumstances are not covered unless stated otherwise. Guests are encouraged to purchase travel insurance at the time of booking to cover unforeseen events. Requests for cancellation outside of this policy will be directed to your travel insurance provider.

EARLY CHECK-IN'S & LATE CHECKOUT REQUESTS
1) Early Check-ins: We are unable to guarantee an early check-in will be possible in advance due to cleaning scheduling. However, on the day of your check-in we will notify you as soon as the property is available & there is no fee for an early check-in. Early check-in requests will be submitted to our team, but please do not expect a response until the day of check-in.

Property was easily accessible, perfect for a short stay. We enjoyed the walking distance to the Wild Love coffee shop. Downtown Knoxville was less than 10 minutes away. It is an older property with some dings and dents but competitively priced compared to hotels downtown and other rentals.

Easy access

The location is perfect for a short weekend stay and is very close to the downtown area and UT. Five minutes from nice restaurants and convention center. The area was quiet even though it faces a Main Street. Enjoyed our stay!

Fast and comfortable stay!

This house worked perfectly for our quick stop between cities. We slept amazingly! Everything was clean and appeared as pictured. We ate out for most meals but the kitchen had the utensils we needed for optional meals we brought to make. We used the air mattress and found the extra bedding easily.

Beautifully renovated Craftsman home! My family and I stayed for 3 nights mid-April; we were warm and comfortable, happy to spread out in 2 bathrooms for the 4 of us, and really enjoyed congregating on the back porch despite the chilly, rainy weather. Birthday celebration and UT tour

We needed a place for a few days in Knoxville to take an UT admitted students tour with our daughter who was celebrating her 18th bday the same day. Our older daughters and their boyfriends were joining us for the celebration. The house was exactly as pictured/described. I am picky, but the house was impeccably clean and beautifully decorated. We had everything we needed to enjoy our time together with so much more space and privacy than hotel rooms would have provided. The entire process was stress-free from booking to departure. We will definitely stay again!

A nice alternative

I choose this location so we could attend a UT game. The pricing was half of the major Hotels and Downtown stays, however, it’s within 1.8 miles of the action. Though a little hard to find (at night), it’s situated near the interstate in a quiet neighborhood. This is definitely a solid and reasonable option to paying the small fortune demanded for more Downtown centered properties. I would definitely use it again.

Great Location in Knoxville!
