Comfort: We have 100% cotton bedding on our beds with white bedding (microfiber duvet). Do not trust vacation rentals that don't have white bedding! All mattresses are medium firm and fiberglass free. Beds feature plenty of ultra comfy gel pillows. We have a tankless hot water heater so you never run out of hot water for your group, no yelling at your kids to get out of the shower! We have waterproof laminate flooring throughout the entire house to keep the floor clean and comfortable. We have blinds AND blackout curtains on all windows to assure total darkness in rooms for the best sleep possible. Master bathroom suite has a super-size tub with jacuzzi jets. Rainfall waterfall shower is installed on first floor shower. Ecobee thermostats are installed in the house and the house has two separate HVAC units.
Entertainment: Enjoy our outdoor propane grill (guests must refill propane if empty), patio furniture, heated pool, foosball table, professional concrete 8 ft. pool table, 3 smart TV's. Smart TV's are Hisense Roku Smart with streaming enabled so you can stream from your phone to the TV. Smart TV's include HBO Max, Amazon Prime, Disney Plus, Netflix, and Paramount Plus. Xfinity cable is available for your SMART PHONE to STREAM to the TV if you have a sports event or news you need to watch. House has board games, poker chips and cards. Internet service is provided by Comcast wireless and is 100mb/s.
Area: The house is 10 minutes east of the strip. We have convenient freeway access to go south to the lakes or north to downtown. We are directly adjacent to a park with swings, playground, and a parkour and outdoor yoga area. The park is dog friendly. The neighborhood is a safe suburban neighborhood and is conveniently located to Sam's Casino, and you can hit many restaurants on Flamingo Blvd on your way to the strip.
Inside: Walk in to the entryway to a towering vaulted family room with a professional pool table and a refurbished restored wood dining table. On the rest of the first floor featuring brand new waterproof TrafficMaster laminate flooring you will find a kitchen and a living room off the kitchen with a fireplace. Brand new jumbo trim is installed in the entire house for a luxurious feel. The kitchen is fully stocked for cooking and features a modern look, a brand new stainless steel fridge with an ice maker, a stainless steel dishwasher with a quiet pack, and a breakfast bar with bar stools. Off the living room is a large king bedroom, a shared first floor bathroom featuring a waterfall shower, and a laundry room. The laundry room features two brand new high efficiency made in the USA GE profile units, the dryer is high speed natural gas. Finishing throughout the house is done in brushed nickel. Transitioning from the first floor to the second floor on the grand staircase you will walk past the significantly oversized master suite with a king bed, a walk in closet, and a multi purpose office space, and a massive bathroom with a jet tub, a shower, and a dual vanity. Find privacy in a separate toilet room with a private door. The office space and walk in closet in the master can easily serve as a shared sixth and seventh bedroom. Continuing past the master you will find a jack and Jill bedroom on your left off the hallway featuring king trundle beds, sleeping a total of 8 comfortably in these two rooms. A shared bathroom is at the end of the hall. Continue down the hall to the final slightly large king size bedroom.
Outside: House features a shaded covered patio with two tables and 12 chairs for outdoor seating.
Year-round pool: We heat our pool in THREE DIFFERENT WAYS to get you the best pool experience possible. We heat with aquathermal solar heat, natural gas, and a solar cover. The pool is fully fenced pool with a waterfall, and a pebble-tech finish. We do have floaties and balls for fun by the pool. The pool is on the larger and deeper side with an enjoyable shallow end. See upcharges below for add-ons.
Office space: Calling all teleworkers! Our home features office space in multiple rooms. We also have desk space in the living room and comfortable desk space on the kitchen.
Conservation: Our home offers some green features. We have LED bulbs in all lighting. We minimize plastic waste with our bathroom supplies. We recycle and expect guests to do the same. Our bathroom fans come on and off automatically based on humidity. We have dual pane windows on all windows.
Parking: The house has 2 mandatory garage spaces and two assigned street parking locations for a total of 4 cars allowed parked close to the house. Unlimited overflow parking is available 3-min walking distance from the house at a park. There is no parking allowed in the driveway.
Landscaping: We have landscaping scheduled once a week, the landscaper will need access to the garage on his landscaping day.
***Pool Heat: We heat our water in THREE ways! One is with aquathermal solar, second is with gas, third is with pool blanket. Solar aquathermal is FREE and works well April 1-Sep 30 and maxes out in mid 80's. Gas heat is needed to keep pool swimmable from Nov 1-March 30 and is $249 for the first day and $129 for each subsequent day and keeps it at a ridiculously warm 90 degrees. Gas heat in the warmer months from April1-Sep30 is $129 for the first day and $89 for each subsequent day and will guarantee the pool at 90 degrees. Gas heat is available year-round, in case the weather is too cold on the day you arrive for the electric or solar heater to be effective. The solar blanket is required year round to keep Mother Nature happy, it reduces energy loss by 90%. If you select one add-on, it must be for all days of your booking, not just one day. 90 degrees is similar temperature to a warm bath. Just let us know after booking if you want to add the gas heat.
