About this space
Nestled in the vibrant Angel area of London, my two-bedroom, 2 bathroom modern flat is on the 2nd floor. Offering a blend of luxury, comfort, and convenience with the added bonuses of underfloor heating on hardwood flooring, and a lift for easy access.

The space
The open-plan living and dining room, with its large, inviting windows, floods the space with natural light, creating a bright and airy atmosphere. Sink into the large corner sofa as you enjoy your favorite series on the 43-inch 4K UHD Smart TV (own applications to be used). The living area is thoughtfully complemented by a dining table and four chairs, perfect for enjoying meals, whether it's a quick breakfast or a leisurely dinner.

The kitchen, neatly recessed from the living area, is equipped with modern appliances including a dishwasher, washing machine, stove, oven, microwave, kettle, and toaster.

The master bedroom is a true retreat, offering a luxurious super king bed, two double-fitted wardrobes, window seating with shelving underneath, bedside tables and lamps with USB ports, and a dedicated workspace complete with a desk and ergonomic chair. Perfect for those mixing leisure with work. Stay connected with super-fast broadband, boasting impressive speeds of up to 280 Mbps download and 25 Mbps upload, ensuring smooth streaming, browsing, and video conferencing.

Accessed from the master bedroom, an ensuite bathroom features a bath, with shower over, toilet, and hand basin, ensuring privacy and convenience.

The second bedroom is via a sliding door from the living area. Inside awaits a brand new double bed, a fitted corner wardrobe that provides ample storage, plenty of shelving underneath the window, and lamps with USB ports.

The flat's spacious main bathroom offers a double shower, toilet, and wash basin.

Located in the heart of Angel, you are perfectly positioned to explore the best that London has to offer, from its bustling cafes and restaurants to the serene walks along the canal. Angel tube station is a short 5 minutes' walk away giving access to the Northern line. Whether you're in town for business or pleasure, my flat promises a stay that's as memorable as it is comfortable.

Guest access
You have access to the entire property with no disruptions. Should a maintenance query occur, you will be asked permission first before we access the property to carry out a repair.

Other things to note
The essential, but less exciting parts!:

Check-in/ check-out:
- Our standard check-in time is after 3 pm. Check-out is before 11 am. If you wish to check in or check out outside these hours please let us know. This is subject to availability and a fee.
- Please be on time when checking out. Our cleaners are often there at 11 am on the dot and have a busy schedule. A £20 charge per half an hour will be applied for unauthorized late check-outs or early check-ins.

Keys:
Specific instructions are given a day before check-out to ensure keys are placed in the key safe when departing the property. If instructions are not followed, this will cause a delay in my cleaner's access and impact their schedule for the rest of the day. As a result, there will be a fine of £50.

A £50 fee is charged for call out if you forget the keys and lost keys are charged at £100 for replacement locks. Please be careful with them.

Parking:
There is no parking on the property. The are many cost-efficient ways to find a parking space online or with apps:
- RingGo for pay-as-you-go on-street parking

With the two suggested below residents in the neighborhood advertise their parking spaces at a reduced rate compared to most car parks

- Just Park

PLEASE NOTE, if hiring a Zip Car, parking is not included in their charges, therefore must also be purchased in addition to the use of the car.

Complimentary Welcome Pack:
There will be some complimentary tea and coffee, as well as miniature travel-sized bottles of shampoo, shower gel, and soap. Other items included are a washing-up pack, toilet roll, and kitchen roll which will last a couple of days. If wish to purchase more for your stay there is Tescos Express across the road.

Family facilities:
A travel cot is available to rent for the duration of your stay. It is £40 for the rental, drop off, and pick up of the cot. Bedding for the cot is not provided so please bring your own. If you would also like to include the use of a high chair as well, the cost will be £45 in total.

Smoking:
Smoking is strictly forbidden. A fine of £200 will be charged when discovered.

Additional guests:
No extra guests are allowed on the property at any time without prior permission and no parties/loud music is allowed. We are very conscious of being in a residential area and any violation of either rule will incur a £250 fine.

Lost property:
Please be careful not to leave anything behind when you checkout! A separate company deals with shipping lost property and charges a minimum of £25 per item, plus shipping costs.

Property Management Services:
Pass the Keys® provides a hotel standard of service for short-let properties. The property is professionally maintained and cleaned. We guarantee professionally cleaned linens and toiletries. We also provide 24/7 guest support and local personal service before and during your stay.

The local community-based team of Pass the Keys® personally inspects the property and certifies the home has met Pass the Keys®’s Property Readiness Standard.

Additional Information:
When booking with us your stay will be protected by a Deposit Guarantee, Guest Guarantee, and public liability provided by our risk management partner, SUPERHOG. To benefit from this protection you will be contacted by SUPERHOG directly to verify yourself. Once your booking is confirmed, you can also go via their website, superhog.com, to start the verification.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
