The Space:

Upon entering through the front door, you'll arrive in the open-concept living area, which includes a comfortable sitting space, dining area and spacious kitchen - perfect for spending time with your whole group, whatever the activity. The seating area extends a spacious sofa and numerous accent chairs with a Roku TV directly in front. The dining space has a table for 6 and the bright and airy kitchen is fully equipped with everything you need and designed with upscale finishes. .

Bedroom 1 boasts a queen bed with a mounted TV & ceiling fan, creating a cozy place to rest.

Bedroom 2 is equipped with a queen-sized bed and TV. These two bedrooms share a beautifully decorated hall bathroom with a tub/shower combo.

Bedroom 3 is the primary bedroom with a king bed, mounted TV, and large walk-in closet. This elegant room has lots of natural light and an ensuite bathroom with a vanity, and a stand alone shower.

As we make our way down to the basement floor, you`ll find family entertainment offered by a game of table tennis.
Utmost producivity is provided by the private workspace adjacent to the dining table that comfortably sits 4.

Bedroom 4 is equipped with a king-sized bed & futon. This spacious room features an ensuite bathroom with a stand alone shower and vanity stocked with essentials.

Just off the fourth bedroom is a laundry room with a full-sized washer and dryer for your convenience.

The Neighborhood:

Located just north of a bend in the majestic Ohio River, Clarksville, Indiana prides itself on being a bustling, thriving small town with an inviting local community.

With nine public parks and easy access to beautiful riverfront bike trails, there are tons of opportunities to get out in nature and explore. Besides being just a hop-and-a-skip across the river to Louisville, Kentucky (10 min drive), Clarksville is also home to a vibrant business district and is chock full of delicious dining and eclectic shopping opportunities.

Conveniently separated into three close yet distinct areas, Clarksville is easy to navigate and a joy to explore. In North Clarksville, you'll find an impressive retail district that includes a Bass Pro Shop (3 min drive) and several other large retailers and popular restaurant chains.

Central Clarksville (5 min drive) has a bit more of a small town, local feel, while South Clarksville is home to a charming Main Street (10 min drive) that includes plenty of places to stroll and shop.

If you're interested in seeing a show while you're in town, the Clarksville Little Theater (10 min drive) plays host to many lively local productions, like Godspell and even The Wizard of Oz! We're also huge fans of the Derby Diner Playhouse (10 min drive), one of the oldest professional dinner theaters in the country and a great way to spend an evening out on the town.

All guests must sign our rental agreement as mandated by Indiana Law.

🔹 The minimum rental age is 21. A picture ID must be provided to Newman Hospitality no less than 72 hours before arrival.
🔹 An accurate guest count must be provided
🔹Please note that our vendors, landscaper and pool cleaner (If applicable), visit our homes at least twice a week for service. Our vendors will never enter the home and have permission to work outside.
🔹 No parties or events. If unauthorized persons are discovered on the premises, guests will be subject to additional fees and/or immediate eviction
🔹 Quiet time is from 10pm - 8am
🔹 No smoking or vaping. If evidence is discovered of either smoking or vaping, the guest will be subject to a fine of up to $1,000
🔹This property is dog-friendly with an additional fee, per pet. While staying with us, you are responsible for the actions of your pet. Please keep your dog(s) off the furniture and pick up all waste. All waste should be bagged and disposed of in the outside trash bin. Failure to comply with our Pet Policy will result in an additional $100 fee. Please let us know if you will be bringing your dog (only dogs are permitted, sorry).
🔹 Commercial vehicles may be approved by management. Please inquire if you would like to bring your commercial vehicle.
🔹 The property must be locked and secured when guests are not in it.
🔹If you have little ones we offer a Baby bundle: Pack-n-play with a thicker mattress & a high chair for $65 per stay. Baby bundles must be requested and paid 48 hours prior to your reservation start date.

Mail:

Guests may not receive mail at this location or at our office. Any mail received will be RETURNED TO SENDER. We cannot accept responsibility for helping you to recover any lost mail or packages.

Cleanliness:

This property is not corporate-owned. It belongs to an individual, just like you. Please treat this home with the respect and courtesy it deserves and leave it in the same excellent condition as you found it.

We welcome quiet couples and families in all of our rentals. Please note that no parties of any size, events, or conferences are permitted in this property. If we discover that guests have violated this rule, we reserve the right to immediately evict all persons on the property and/or assess a fine.

If the property is left exceptionally dirty, such as perishable foods left in the kitchen, dirty dishes in the sink, furniture rearranged, or trash not taken out, we may assess an additional fee of up to $500.

Late Checkout:

Please note that check-out time is promptly at 10am. This is so that our housekeeping staff may prepare the property for the next guest. If you need additional time, contact us immediately and we'll try to accommodate you, though this cannot be guaranteed.

If you fail to check out by 10am, you will be charged half of the nightly rate for the property. Failure to vacate the property at the agreed-upon check-out time is considered trespassing.

Same-Day Bookings:

Same-day bookings with no past Airbnb reviews are subject to additional scrutiny and require approval from Newman Hospitality. We will ask you to provide information on your group and the purpose of your stay.

If your stay is approved, we require a government-issued ID for identity verification. Your phone number must match the phone number on your Airbnb account or we will not be able to honor your reservation.

Same-day reservations will not be accepted after 2:00pm. All same-day reservations require at least 3 hours before check-in. We may have to extend check-in time to later than 4:00pm.

Internet/Cable:

Newman Hospitality is not responsible for outages by Internet and Cable companies. While we regret the interruption and inconvenience, we have no control over internet or cable issues.

The same way these providers do not reimburse us for their equipment failures or outages, we cannot accept accountability or offer refunds or reimbursements to guests.

Copyright Infringement:

Absolutely no illegal downloads. We will charge $50 if discovered.

Privacy:

This property is equipped with security cameras on the outside of the property. These cameras are using during the check-in process to verify identity and guest count. If there is an incident, we will review the footage. There are no cameras inside any property.

Pest Control:

Please note we have rigorous pest control on all of our properties. Due to the beautiful tropical climate Florida has, it sometimes brings bugs. To find some is not uncommon and is something every south Florida home deals with. If you see a large amount any of our native “friends”, please take a picture or give us a call

Starter Supplies

We provide enough trash bags, paper towels, toilet paper, and other home items for about 3 days of use. Beyond that, it is the responsibility of the guest to replenish these items.

Quiet and Peaceful
Nice quiet neighborhood and location. Very convenient to retail stores and wide selection of restaurants. Unfortunately, two of three bathtubs did not drain properly. Tub in basement did not drain at all and was unusable. One upstairs tub stopped up with hair clog that we cleaned out ourself.

A nice place to stay
Even though my veteran brothers were fewer in number than last year, we throughly enjoyed our stay. The beds were comfortable, the kitchen a joy to cook in and the ping pong table fun to play. My record for the weekend was 0-2. I purchase some ice cube trays for the house and I hope that they get many years of use.

For your eyes only
This review for the 724 Parkwood Dr. rental is for the owner and management personnel only and will not be publishedto the public. First off, the method of communication in the emails was not easy to use. It may have been my mobile device or even being older and may not be as tech savvy (although I'm not that old and just recently retired from NASA, so I'm not that backwards...) as needed. I was unable to read most of the emails and. The ones that I had to hit the"View Message", the message would not come up, although not that I am back home it does work(?). Suggest a simpler way to communicate. Physical condition of the house: (I had my elderly father staying with us and some of these are meant to help for more accessibility.) The front step is very high for the elderly. (Raise the step back to original height) The stairs to the basement are very narrow and steep (pretty sure not up to code), making to dangerous for everyone. (Replace stairs for more width for footing) No handholds in any of the bathrooms (mainly the tub in the hall bathroom) for the elderly. (Add handholds) There was an issue with the A/C system that to keep the upstairs comfortable, the temperature in the basement was VERY, VERY cold. So much so that one of our party that wanted to use that sleeping area could not. I WROTE THIS AND TRIED TO PASTE IT HERE BUT RAN OUT OF ROOM GOT IT ALL. STILL HAVE SEVERAL ITEMS THAT FIT NOT FIT IN INTO THE ACE PROVIDED. IF YOU WOULD LIKE THE REST LET ME K

The check-in process was extremely easy once the app was downloaded. The house was as pictured and was very clean and in a quiet neighborhood. It was a quick drive into downtown Louisville and close to stores and restaurants. It was spacious with plenty of beds and baths for us 6 adults.

Great house and sleeping areas. My only complaint was not enough kitchen stuff. Big bowls, dishtowels, big knives and cooking items. Everything else was great. The kitchen just lacked a lot of everyday items that people use.

We truly enjoyed our trip. The home was beautiful and more spacious than we thought. There was a television in every room and the neighborhood is awesome. We really bonded with the community and even we're looking at homes in the area. We did not want to leave.

Good home, excellent location, one issue.
Overall our stay visiting family was an excellent time and this house fit our family of 5 perfectly. The location was excellent and close to everything. We had one major issue with the house. When we entered the home there was a distinct smell of cigarettes and smoke. We opened windows hoping that this would resolve the issue, however, it seems that the house was smoked in over time as the smell would not leave. We ended up buying air diffusers to put around the house which helped a bit but ultimately didn’t get rid of the smell. One minor issue in the kitchen was that there were no hot pads or hand towels. The homeowners communicated well and promptly. The verification process before entering the property was a little strange. We had to take a selfie holding our IDs and the credit card used to complete the booking. Not a huge deal but was a little odd. Overall, a good stay but we just couldn’t get over the cigarette smell.

The house was nice and accommodating. The owners were kind and respond quickly. Beds were comfy, very clean, had a few minor things broken when we arrived (fan remote and handle to dishwasher) but it didn’t effect our stay. Nice, safe neighborhood. The check-in/out process was not seamless. At first we thought they were joking about a few things. After they took our money, we had to sign some agreements…okay…we are good renters so we didn’t anticipate any issues…then they asked for a copy of our DL and debit card front and back and a selfie…our card already cleared, but again…okay….sent the pictures and they said we have to send a picture of us holding the cards….really?….we did. Then we didn’t receive information on how to get into the house until I asked for it. We try to do everything asked to perfection when we leave so we aren’t charged. There were no directions on what to do when leaving, so we had to ask and they sent it to us immediately. They said to take pictures of the empty trash can or something and put it back in the house. We told them we would be gone by the time the trash was picked up, but they assured us it would be picked up by like 6 or something. It wasn’t, so at 7:30-8 we are filming our trash and the neighbors trash not being picked up yet by the time we left. I’m sure it’s not the owners fault and this overkill is us paying for a previous renters sins. They probably had a bad experience with someone and are just being overly cautious.

The home suited our family. Lots of places to stay. Only 3 towels but I think the owner was just starting to stock up and remember what all is needed. It is noisy when wallking upstairs to the downstairs people sleeping. That is normal for a basement rancher. It is nicely done home and in a quiet area.

Great home for a long stay!
My friends and I travel to the Jeffersonville area frequently for school trips. We are from all over the country so it is nice to have a large enough place for all of us to stay. Newman Properties ensured we had an excellent stay with them. The property was extremely clean and provided everything we needed. The hosts were timely with responses to messages. Overall a great stay!
