**Property Access**
🏠 The house is located on a quiet country road. Enter the driveway and park your car in your private car port or in the driveway. Access the house with a code (provided prior to check-in) for the smart lock. Roam our gardens and take a dip in our creek.
🌴 The house and tropical garden are available to use during your holiday. During the right time of the year you can pick fresh oranges and pecan nuts.

**Getting Around**
🚙 Once you have stocked up you don’t really need to leave our property if you just want to relax and unwind. Have a picnic by our creek, cool off in our private swimming spot and sit by the fire under the stars. A car is required to get around to the shops and to explore the beaches and many highlights of the region.

#### Need to know ####
The owners' house is also on this 3-acre property and is located around 25 metres away. Your cottage faces away for maximum privacy.
We are surrounded by a creek on two sides and friendly cows and horses call the adjacent paddocks home.
Please use water thoughtfully, as we collect rainwater in our tanks.
#### Booking rules ####
We strive to create a relaxing space for you to enjoy and we need your help to make sure this happens, so we have outlined some requirements below that we ask all guests to agree to and comply with:
We ask the guest to thoroughly read the house rules as well as through the house manual, and check-in and check-out procedures to be well familiarised with the property.
On booking we'd like to know a little bit about you, the size of your travel party and reason for your stay. You may need to supply a photo ID verification on arrival or send it to us via message through the booking platform.
We require the person making the booking MUST be part of the travelling party. When booking, please advise that ALL the people staying in the house, adults, children and babies count as guests and must be included in the booking. No other guests staying other than those on the original booking. Pets are also to be nominated at the time of booking.
The Guest shall be obligated to pay a damage fee bond of AUD550 per booking. The bond is a hold only on the nominated guests' credit card on the day before check out. The Security Deposit hold shall be released to the Guest automatically after seven days should there be no damage or breakage to the premises.
We request the guest to do a walk-through upon entering the property and inform us immediately of any unreported damage, unsatisfactory cleaning or any issues to the property on arrival, we would love the opportunity to resolve those issues during your stay to a satisfactory standard. Any damages found at the end of the stay will be deemed to be caused by the guest.
The cancellation policy is strict and once you book you agree to it - we encourage all guests to seek travel insurance to protect themselves for any unforeseen circumstances.
#### House Rules ####
Noise - We ask that guests to keep noise level down between 10pm and 8am.
Damage or cleanliness - We request for the guest to inform us immediately of any unreported damage, unsatisfactory cleaning or any issues to the property on arrival, we would love the opportunity to resolve those issues during your stay to a satisfactory standard. Any damages found at the end of the stay will be deemed to be caused by the guest. If there is any damage to the property, please inform the host ASAP.
We kindly request that you remove your shoes to help maintain the cleanliness of our home.
Supplies - We provide enough toiletries and general house supplies to get you started. Everything else can be purchased from the supermarket in Ocean Shores or essentials at the Billinudgel General Store.
Furniture - Please don’t rearrange the furniture. Any decorative items moved from their original spots must be returned to their original spots.
***Pets*** - We welcome small to medium pets only. Please contact us prior to booking. We charge an additional pet fee of $90 per booking. Once you book please read the house rules in regards to pets. Your booking automatically accepts the rules outlined.
Pets aren't allowed on bedding or furniture (we can supply a washable dog bed & blankets).
Please note the property is not securely fenced to contain a pet and we have farm animals (cows, chickens, ducks, horses) in the immediate vicinity.
Pets are not to be left alone at dwelling/property. We might be able to look after your dog for you occasionally. Pet minding services are subject to availability. Please contact us directly.
Please pick up after your dog. Any damage or lasting smells caused by your pet will incur an extra charge.
We also have our own medium sized staffy who lives with us on the property.
Smoking - No smoking is allowed inside the house. If smoking outside please dispose of cigarette buds in a bin. Charges may apply for additional cleaning and deodorisation of the house. Please also do not leave cigarette buts in the fireplace. No illegal substances are allowed on the premises. Absolutely no open flames or candles are allowed anywhere on the property.
Parties or events - Strictly no parties or events allowed. No Parties, schoolies, toolies or coasties. Infringement on this rule will result in eviction without a refund.
Electricity - Please turn off the AC and most lights when you go out. We live in a rural area, in rare occasions interruptions to electricity supply to the house can occur. Whilst we endeavour to re-instate the electricity supply as soon as possible, this can be outside of our control when interruptions are caused by the network provider. No refunds will be given for interruptions to the electricity supply.
Skylights - Please remember to close the skylights of the upper floor when leaving the house, rain can occur out of nowhere in the Northern Rivers.
#### Checkin-Checkout ####
Please respect check-in and check-out times. If the cleaner’s schedule is affected by this, further charges may apply.
If you require late check-out, please contact the host and we’ll do our best to accommodate your request.
If you leave any items behind by accident, we are happy to post them back to you at your expense.
