Great Oceanfront Second Floor Unit

This great oceanfront, 2 bedroom, 2 bath, upper unit has beautiful ocean views! With a nice deck with chairs and a BBQ and a spacious living room and kitchen, this unit is perfect for relaxing with the family. A king bed graces the master bedroom at the rear of the unit and en suite bath featuring dual sinks and a walk-in shower. The guest bedroom with two twins has access to the hall bath with dual sinks and walk-in shower. The unit has two parking spots within the carport and a shared coin-operated washer and dryer.

Perfect Location
We loved the property! The location was perfect - our 22 year old sons loved the proximity to the both the piers and the nearby venues. We loved being on the sand with ocean views. We will definitely return to this property.

Perfect location
We absolutely loved the location next to the school/park and walking distance to the Pier and restaurants. The property is comfortable and up to date. It does get loud here on the middle floor from people upstairs walking around, sliding chairs and dribbling basketballs. We knew this from previous reviews and brought a sound machine help drown out noises. Be sure to read the property info prior to your arrival as the unit is very basic and only provides one towel per person. Bring quarters for laundry as the local shops don’t have any to spare. There is a small grocery store at the end of the block with basic grocery, liquor and beach items. Beds were pretty comfortable and property was clean. Windows could use a cleaning and some need replaced due to broken seals and condensation between the panes. It obstructed our view some but we probably noticed more because it rained most of our stay and we couldn’t have the doors open. We still had a great time despite the rain. We saw so many dolphins and even a whale swimming along the shore. It was amazing to see

All about the location
Can't beat being on the beach! As for the unit - these are not huge problems, but helpful it get a feel for the place: - generally it is dated and has been kept up with very basic minimal effort (some peeling paint in corners, some windows stuck, some blinds not working) - it was superficially cleaned, but could use a deep cleaning - sheets and towels super warn out and cheap, no extra towels provided (1 small bath towel, per person) - no games, no beach chairs or towels (even though there is plenty of closet space to store these items) - terrible shower water pressure - kitchen supplies are cheap and bare; no plastic/outdoor dinnerware, cups Very basic amenities and only the most bare necessities compared to other properties and what one would expect for a beach house in a place like Newport Beach, but served our purpose for a last-minute escape just fine.

Nice location on the beach
We enjoyed the location and being able to see and hear the ocean with the doors open. It was also a nice surprise to have a classic car show at the school on Saturday. We had some noisy neighbors, but the property manager contacted us and they seemed to be responsive and concerned about the quality of our stay. We do understand noise is common for these older beach houses, but be aware that you may have noisy neighbors. It had plenty of space for our family of 4 and I was happy to have dedicated parking. We also really enjoyed having restaurants, shopping, and a small food/convenience store within walking distance. Overall, we were really satisfied with the property and we highly recommend a stay here.

Perfect location & great property
Condo was wonderful and location was absolutely perfect. Being near the school was great for our kids - as soon as they woke up they’d head over to the playground and we could see them from the balcony while we were having our morning coffee. Prior reviews mentioned hearing other guests which almost stopped me from booking. You hear footsteps from above. That’s it. Condo was clean & had everything we needed. This was our 4th trip to Newport and the first time we’re talking about coming back and staying at the same property! Thank you!!!

Beautiful views but noisy at times
I have no complaints about the cleanliness of the property. Absolutely perfect location. The only warning I should have heeded was the noise level of the upstairs neighbors. The ceiling fan literally shook when they jumped around on the third level. It made peaceful moments, not so much. School yard a bit noisy and construction next door at 0700 but not landlords fault. Perhaps signs on the third level, no jumping?

Great Beach Getaway!
Great location!!! On the beach, well into the quiet residential strip yet within easy walking to beach and marina eateries, etc. For families, right by the elementary school with its playground, greenspace, and bball courts. Our unit was second story with beautiful views and porch, roof shelter. (Many properties with gound level felt too public to the bike/walk path.) Unit clean, modern, attractive, well-stocked. Only downside was that the third level was a very large unit that housed an entire college tennis team. they were mostly quiet (one late night eruption that didn't last long). But is something for 2nd floor renters to be aware of. Area info from realty company very helpful! Please add Tupelo Junction to the list of wonderful local restaurants!!

Great rental property right on the Balboa oceanfront. We stayed on 2nd floor and there are 3 units. The location is great with a convenience store nearby and lots of restaurants and shops about a 1/2 mile away. Would stay here again with family.

Nice property / location - get ready for noise
Overall, very nice and clean property with a great location. Only downside is the noise. We stayed in the middle unit and there was a large family with kids staying above us. There is a very large rooftop balcony for the top unit that runs over most of our unit. The kids had a soccer game going at one point and the adults set up cornhole. It was incredibly loud. This was primarily during the day, but even still, if you are trying to relax on your balcony at 5:00 and all you hear is the sound of thumping for cornhole for an hour right above your head, it can take away from the moment. So overall, nice place, but next time I would book a nicer property or one that was on the top floor so we don't deal with the noise.

Beautiful beach front location
We rented the second floor unit. Great deck for watching the surf and sunset. Lots of people watching as the boardwalk is right in front of the unit. Nice floor plan and equipped kitchen. Would love to come back again!

Beautiful home on the beach & playground very convenient for our children.
Very comfortable stay at this beautiful home right on the beach; our kids were very happy that playground was conveniently right next to the home. Would LOVE to stay on 3rd story some day soon! No communication with home owner since none needed. I would have washed towels & bedding if washer & dryer would have not required coins; I always wash all of our clothes to unpack & put away once home. We had a wonderful stay, thank you!
