Situated directly on the sands of the popular 55th Street beach, this year-round, upstairs vacation destination has been thoughtfully prepared to provide a pleasant coastal atmosphere with practical comfort to accommodate family getaways. Completely renovated from top to bottom, with simple yet striking furnishings, this upper-level vacation home offers a breathtaking panoramic view of the beautiful Pacific Ocean, and a shared downstairs patio to take in the sun. The pictures tell the story - here's what you'll find:

Very welcoming ambience from the start and left with a very memorable stay. It felt like it was our own home, everything we needed was provided with the comfort of our needs, cleanliness, detail-oriented, to pre-made ice, and water for rinsing our feet from the sand. The library of books of good reads, astonishing! Not to mention the appreciation of the family certifications shared in this personal touch. Absolute breathtaking panoramic view, waking up to see the sunrise and set. Highly enjoyed the convenience of local stores, family, and baby friendly. Couldn’t have asked for a more perfect stay to celebrate this special milestone with our daughter. Thank you and look forward to our next stay here!

Brothers' Getaway
Fun to get away with my brothers and just relax for a few days. The location was fantastic, the view was spectacular, and the accommodations were as good as advertised. There was something wrong with the outlets, but they had someone over within minutes and fixed the problem. The location is a little ways away from the crowds that gather by the pier, so it was just a nice quiet area free from all the things crowds bring. Great place for surfing. I would definitely stay there again.

Pictures did the property justice and we very much enjoyed our stay. Only negative was there must have been at sometime a cat in the house. 2 in the family are allergic and were definitely feeling the dander.

The view was terrific and kitchen and bathrooms seems to have had decent remodel. There were ants in every room though which made the stay less pleasant The comforter covers could use an upgrade You need professional attention for the ants though which seems to even be in the pipes Spaying the baseboards did not cut it Did not like the extensive instruction list for check out I will just go to a hotel next time instead The view and location were great though

Unfortunate disappointment
Because of the beautiful pictures online we were excited to book this VRBO for our vacation. Unfortunately, when we arrived, we discovered a lot of things were broken in the unit including the the dryer and windows. The unit is extremely unappointed and uninviting. After calling several times about the dryer, nothing was resolved. Our fire alarms went off, indicating a carbon monoxide leak, and rather than checking for that they just decided to simply to replace the alarms. The view was fantastic but unfortunately the windows were filthy. Overall, this unit needs some serious work and I would not recommend this rental.

Perfect place to stay
This property was a place I would live. It had everything we needed to enjoy Newport Beach. The place was very clean and the view was amazing. You can rent whatever you need from Beachview. They deliver. Nice place to ride bikes. Overall I would rent this place again. You will need a mid to small size car. Our Ford explorer fit just fine. Nothing bigger!

Great Impression for Newport Beach
My wife and I are from Northern California and visit often as our family has and still live in SoCal. We are on somewhat of a tour of the home rentals in the region with a recent stay in Dana Point so we decided that Newport Beach was it this trip and we were not disappointed. We loved the place and everything about it… we generally note our favorites and this one will be at the top of our list so there’s a really good chance we’ll be back and soon!!! Wonderful weekend!! Wonderful beachfront upper unit
We loved our stay at this home on Newport Beach. The space was clean and comfortable. The check in instructions said to bring any cooking supplies that you need and it wasn’t kidding. There wasn’t even salt and pepper in the unit. But there is a grocery store not far away so we were able to get a few essentials. The view out of the amazing upper floor windows and the location more than make up for missing salt and pepper. It is simply beautiful. We didn’t want to leave. The layout was comfortable for our family of 6. Note that it is located beachfront, but not on the boardwalk.

Great Location, Some Wear & Tear
Overall fantastic location, with great kitchen amenities and a "home" feeling, but the unit is clearly being "used" a lot. Pretty decent wear and tear in and around the unit, tolerable, but for the price I expected more. A hodgepodge of garage sale pickups are in and around the unit with questionable furniture and comfort. If you're not in the unit much it's a perfect location but if you plan to relax and enjoy the unit there is much to desire. I'd rent again only if there were no other options.

Simply cannot beat that view!!
We enjoyed our stay. The property was very clean, well-stocked with plenty of beach towels and bath towels. The beds were comfortable. We did have trouble with the garage door opener/key pad on a few occasions--once when we came back to the property from dinner. Luckily there was street parking available across the street on that evening--which is rare. I did call the property manager the next morning. They were very responsive and sent a maintenance person who changed the code and provided a "work-around". I would suggest changing the keypad on the garage door because we did have subsequent issues with the door not opening. That is the only reason why I haven't rated this property 5 stars.

Just what we needed!
We loved our stay at this property! It was so amazing to be right on the beach! The only thing we wish was that there was air conditioning because it was really hot. Also parking is such a pain. We had two cars so one got to park in the garage but one we had to use street parking and with street cleaning we had to move it about 3 times.
