Welcome to this stunning remodeled beach retreat on the top floor of an amazing condo complex in beautiful Newport Beach. It features ocean views and a prime location - just steps to the beach, Balboa Pier, Balboa Fun Zone, Boardwalk, and great shops and restaurants.

Enjoy amazing beach, ocean, and Catalina Island views from your private balcony, master bedroom, and the great (family) room. This home's brilliant layout makes it a great choice for couples vacationing together or small family as there is one bedroom on each end of the home plus a queen convertible sleeper.

Enter the gated entrance and take the elevator to this 2-bedroom, 2-bath. 1-story, 3rd floor home - on the way you will see the Ferris Wheel and Newport hills. Beautiful views can be seen from the dining room with a table for 6. The patio has both a bistro set ideal for kids and nice high top chairs for the adults.

A casual beach chic great living room has a ceiling fan and recessed lighting so you can easily customize your ambiance. There is also a large flat screen TV which can be enjoyed from the sectional sofa. The sofa converts to a queen sleeper (it is not a traditional sofa that you just pull out), so 6 people can sleep comfortably in beds in this home.

If the door is open you can look to your left and see Promontory Point and the Ferris Wheel; to the right is the Balboa Pier, beach and ocean. The kitchen has a nice skylight and all brand new appliances so you have everything you need to satisfy your culinary desires - just add the food and the camaraderie and have fun. (Note: No BBQ grill)

The king primary bedroom has spectacular views of the beach and private door access to the balcony (keep the door open to have ocean waves lull you to sleep!) The primary bath (also accessible from the great room area via a walkway) has a skylight and a shower/tub combo. The queen bedroom also has an en suite bath and a shower/tub combo. 6 people can sleep comfortably in beds when the queen sofa bed is used. Maximum of 6 people allowed at one time in this home. All beds and baths are furnished with a generous supply of premiere linens to ensure you are comfortable at all times.

Additional amenities include a stacked washer and dryer for your convenience, WIFI and smart TV's for streaming, and there is 1 covered parking space plus 1 guest parking space (based on first come-first serve for the condo complex) and there is limited street parking, but plenty of metered municipal lots within blocks of this home.

Come enjoy this beach chic casual home in the heart of Balboa Village - the Boardwalk is just 3 floors below you! People watching at its best without feeling you are in a fishbowl. This home is located in a quiet neighborhood and is only suitable for quieter groups.Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Stunning Views and Great Location
This condo was perfect for our family. The first thing you notice upon entry is the view of the Pacific Ocean. The beds were comfy and the condo was well stocked. There were plenty of fans to move the cool ocean breeze around the condo. We will definitely be back!

Great location
The location was perfect, beach just across the street, with gorgeous views to the beach. Kitchen was adequate, furniture OK. Communication via text only with VACASA was the worst, when they did return my text concerning a problem, I was told, "I'm off the clock", then when they did respond they wanted to send someone in our unit when we were not there, I would not approve. The unit while nice is an old apartment complex, the elevator has not been inspected since 2014, I know that because we were stuck in the elevator for just at 2 hours. I will never stay in another VACASA unit, wish I had checked their reviews on Google, horrible reviews.

Great home
I loved everything about this trip, modern fixtures, as advertised, ocean view and quiet. Now I have exception complaint. The Property Management company managing it is called VACASA. In the future, I will avoid booking properties that are managed by VACASA. We needed assistance for the Gate Code I sent notifications via VRBO twice and called into the customer service line and they simply told me they are making a "Ticket" and a team member would contact us back. No contact back to us. Thank heavens we had a local resident living in the same complex that assisted us getting into the gate. We had an enjoyable stay. The owner should reconsider using VACASA as there property management. I still rate the property 5 stars.

Nice location but no a/c and not quiet
Pros: 1. The unit was clean and well equipped. 2. Location is fantastic. Cons: 1. There is no a/c. I didn't think this would be such an issue with breeze from the ocean, but it was a huge issue because the unit does not get any cross-breeze. 2. Because there is a parking lot between the unit and the ocean, it is very loud. With a/c this would not be a problem, but having to sleep with the windows open and having all of the parking lot noise made sleeping virtually impossible. 3. Entry directions need to be better. The parking spot is on one end of the building and the entrance with the key code is on the other end of the unit even though there are two other entry points in between there. It took us a ridiculous amount of time to figure out how to gain access when it could have been easily explained in the check-in instructions. Even a call to the property manager did not help us.

Noisy, less than stunning Balboa retreat
We were pleased with the overall cleanliness of the property and the layout was quite good, but we’re disappointed that no laundry detergent and no cleaning spray were available! We did not expect to have to grocery shop for these items after traveling from the east coast, this made it difficult to launder a few necessities and to wipe down countertops. The large slider with the “money view “ could use a good cleaning and one of the kitchen drawers had a broken track rendering it unusable. The parking lot between the property and the ocean was incredibly noisy from before dawn until very late at night and the windows needed to remain open to keep the temperature comfortable, so you can not block out some of this noise. A previous review had mentioned the need for a curtain on the living room slider which we feel is a must for some semblance of privacy , and several chairs are wobbly and could use some Maintenance. The location is convenient but we would not return to this particular location.

Great beach condo
Overall we loved this spot! Close to the beach, very clean and had everything we needed! The beds were comfortable and there were enough beach towels for a month. There is no AC being so close to the beach and might get warm during the summer months.. there are two fans that were great for us during a cooler weekend with highs of 68. We traveled with infants and could have used black out curtains but that’s not a deal breaker. I do wish the management was easier to communicate with.. I asked a question days before our trip and never got a response… the gate code we were given did not work so we had to carry a broken key around for the weekend worrying about constantly losing it.

Wonderful Central Location
Our family of 4 enjoyed a long weekend in Newport. The condo was exactly as pictured, well kept and very clean. The location was ideal--walkable to many eateries, Balboa Fun Zone, boat rentals, the pier and the beach. The boardwalk runs just behind the building, great for morning run or bike rentals. Unfortunately there was a lot noise from the beach/parking lot at night, which of course the property has no control over. There is no AC in this unit; it was unseasonably warm for February so it was very stuffy inside if we closed the windows to try and block out the noise. There are no window coverings in the living room so my son was not able to sleep on the pull out couch as we had planned because of all the lights from the parking lot shining in. The drains in both bathtubs were extremely slow to drain so we ended up standing in dirty shower water with the faucet off waiting for it to clear out. Overall, it was great stay, if the management would put some curtains up and fix the drains would have given 5 stars
