This Picturesque Waterfront Beach House gives the true New England experience, with Niantic Bay in the backyard! Home is a single family, two story design. Our furnished 5 bedroom and 2 bathroom house allows 12 relatives to live comfortably and lavishly! SLEEPS 10-12 ADULTS IN UPSTAIRS BEDS, 2 CHILDREN OR 1 ADULT IN DOWNSTAIRS BEDS! Max 12 occupancy!

There are 5 CARS MAXIMUM allowed on this property rental. Guests will be able to park 1-2 vehicle(s) in the concrete driveway on left by garage, 1 in front of home, and up to 3 in the side-grass/sand area on right next to fence. Parking in front of garage to RIGHT of home is a neighboring property. It is NOT a parking spot for this listing. Street parking is not available. Cars CAN NOT be blocking/ protruding out into road. Guests WILL RECEIVE parking tickets. Host is NOT RESPONSIBLE for guest parking violations. (SEE PARKING DIAGRAM PHOTO)

Campers, RV's, cargo trailers, box trucks are PROHIBITED as there is not adequate parking.

All Bookings: standard checkin 2pm and standard checkout 10am. Unfortunately, there are no extended checkins or checkouts. We do not have the ability to extend checkin or checkout times. Also, we do not accept trip alteration (dates) once booking is confirmed.

We are flexible with allowing pet(s) upon request, at $250 extra flat rate fee, per pet. This additional "pet fee" will be applied as an additional cost to the booking. This fee covers a separate cleaning service to remove pet hair/dander from the home, sand tracked throughout the home, and also utilization of specialized disinfectant & cleaning agents. We appreciate this advanced notification at time of booking, that you are bringing the pet(s) along on your trip. We understand that pets are just as much a part of the family as people. Although, we kindly ask that you please keep the pet(s) off of the furniture, couches, and beds. Also, please be courteous and properly dispose of any waste when they utilize the outdoor restroom. Any incurred pet damages to the home or its contents, will result in a damage claim to VRBO/HomeAway, that the guest will be held liable for. Unfortunately, the beach association prohibits pets from entering the beach and ocean. Maximum 2 pets. The pet fee is non-negotiable and non-refundable.

There are 6 mini split AC/heating units throughout home. A $750 fee will be incurred for any (each) damaged unit OR lost/broken remote. Remote for ALL 3rd floor units is located in hallway. Remote for ALL 2nd floor units is located in hallway. Remote for ALL first floor units is located above TV remotes. MINI SPLIT REMOTES: "Sun Icon" for heat mode. "Snowflake Icon" for AC/cool mode. Point remote at each individual mini split unit and use up/down arrows to adjust temperature. Mini split unit will read set temperature on display. ATTACH EACH REMOTE BACK TO WALL. PLEASE DO NOT SET AC UNITS LOWER THAN 70* - SYSTEMS WILL MALFUNCTION REQUIRING SERVICE. ALL units must be running ONLY on HEAT or COOL mode simultaneously and ALL windows must be closed. Otherwise, systems will malfunction requiring service. Mini Splits in AC COOL mode will not have thermostat call to cool when indoor ambient temperature is lower than set operating temperature. "Heat" setting can reach 86* max temp.

Cold Winter Months - "Heat" can set to 86* max. Keep "heat" at high temps for 3 downstairs units during extreme cold winter days. 3 WALL THEROMASTATS: turn on (baseboard heat) kitchen, lower bedroom, lower bathroom area (controls couch +far wall) thermostats.

Please Note: DURING SEVERE INCLEMENT WEATHER, MANAGEMENT MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. Management may also need to secure and protect back french doors (with boarding). Do not remove french door boarding until instructed by management. All outdoor furniture also is removed/stored away each fall season (1st week Nov) for winterization, then re-assembled for guest usage in spring/summer seasons (2nd week May). This also includes handrail on seawall steps directly onto beach. Rock/stone will be on back "yard" area from months of Nov - early May due to tides/storms.

TO OPEN AND CLOSE FRENCH DOORS: To Open when Locked (inside) - First, turn the locking knob to the left. Push down left door handle to unlock and open. Next, push down right door handle to unlock and open. To Lock (inside) - First, shut right door then lift handle up to lock in place. Then, shut left side door and lift handle up to lock in place. Lastly, turn the locking knob to the right.

We are available by VRBO/HomeAway message board from 10am - 5pm (eastern standard time), seven days a week. We kindly ask that ALL communication is made through the VRBO/HomeAway message board; to only utilize the telephone contact in the event of a true emergency.

We DO NOT provide on site facility showing(s) and/or walk-through services prior to booking.

We ARE NOT responsible for the receipt or procurement of any guest packages ordered/delivered to home before, during, or after their stay.

We kindly request that the furniture and layout of the home IS NOT to be moved around or reconfigured. DO NOT alter any of the home electronics: TVs, wifi, cable boxes.

Garbage cans located outside front door to right on side of the home. Recyclables can be disposed in can. Dispose of all garbage/recyclables IN BAGS, in appropriate can. Management will dispose all cans.

Great view. House needs deep cleaning.
This rental was on the more expensive side, which naturally comes with high expectations. The view is incredible, which is essentially what you’re paying for here. So I’ll just list pros and cons for both considering renters and as honest feedback for the property owner/manager: PROS: •Incredible view. Hard to beat. •Relaxing sound of being right on the Atlantic Ocean. •Small quiet and peaceful town. A true escape from many people. Only a few beach walkers throughout the day, and quiet 99% of the time. •Big TV with all the best streaming apps installed. Good for nighttime’s when the view is fully darkened (it’s so desolate that you can’t even see outdoors after sundown. Pretty much pure blackness). •Safe town. Dedicated parking spots. •Many rooms. Likely great for a larger family. •Pet friendly. •Washer/Dryer/Dishwasher •Friendly host, fast response time. CONS: •Bad HVAC. Really bad. A hassle to use, and doesn’t work well at all. Needed maintenance to come on first evening, and it got overly hot. You can’t control individually on the units or the system malfunctions. The baseboard barely does anything in November. •Dirty. The house was very dirty aside from the clean linen and kitchen dishes/utensils. Filthy floors, and all sorts of grime on the dining room table and bathroom door/wall. Pretty unacceptable for the price we paid. Owner should hire a better cleaning crew and repaint the dirty wear and tear. •Uncomfortable beds and couches. •Bad local food.

Perfect location!
Lovely beach house in a great location along the CT coast. Great house for a group of friends or family. I fell asleep every night listening to the sounds of waves crashing. The house was a short walk into the village of Niantic and also a great base for exploring the entire area. Check-in was virtual and super easy and the house provided all the basic amenities.

Can’t beat the location
Property was great. Everything was super clean, and check in was a breeze. Being steps from the beach with young kids was invaluable. Had an issue with the AC and management sent someone right over to address it (unit worked fine, I think one of the kids messed with the remote). The house was exactly as described. We are already trying to coordinate dates to visit again next year.

Perfect mid-week getaway to celebrate a milestone birthday
I rented this house because of the location and size. My soon to be 16 year old daughter didn’t want a sweet sixteen party, so instead, we rented this house for two nights right after school got out. The price was right and the house was perfect! The location is perfect - the girls enjoyed Crescent Beach, McCook park, walked to Tony’D’s for ice cream and walked back from town one afternoon. I worked from the house with the provided Wi-Fi and really enjoyed the view from the bar area in the house. I walked each morning enjoying the sidewalks in the area, through the park and the boardwalk. The house is set up with one bedroom (full-size bed) on the first floor and four bedrooms on the second floor. There was plenty of room for all the girls. It was a perfect place to celebrate and kick-off the summer. The kitchen is well equipped and had everything we needed for the minor “cooking” we did. I would definitely rent again - even for a couple of nights in the winter. The view and location cannot be beat!

Nice Getaway
My family returned to this property for a second year in a row for a quick 3-day change of scenery during school break. It is fully updated with spacious living and sleeping areas, and gorgeous water views out of most windows. (We opted to order in to take advantage of the views and comfortable seating.) Step out the back door onto the private beach or walk a couple houses in either direction for public beaches. The location is great...beaches, park, Niantic center and boardwalk are a short walk away. Local area has delicious restaurants, old-time candy/ice cream shop and great bakeries. Fun place to explore. Host is very responsive and house is as shown/described.

Girls weekend
The property is lovely, location is beautiful although the backyard steps are deteriorating and could use some attention. Bedrooms are very comfortable the space was great for 11 of us ladies. The only problem we had was lack of mirrors when getting ready, could use more mirrors in the bedrooms perhaps. Parking is very tight! Lol Great time and we do hope to be back!

Terrific Niantic Home
Beautiful home on the water close to a park. We had a perfect Indian Summer weather weekend for a female cousins get together. The house was perfectly cleaned and had multiple spots to gather both in and outside. Comfortable outdoor furniture to enjoy watching the water. For any future renters, the neighbor on one side expressed her displeasure that we were there as we moved in. There were 8 of us- ages 60 on up and we were not rowdy. We assured her that we were legitimate renters. A great house for a family vacation!

Our 3-night stay at this beautiful beachfront house was just what we needed! There are so many windows with full water views you almost feel like you're on a boat! Beachy interior decor is upscale and consistent throughout the house. Plenty of big beds! Bedrooms are spacious, although most lack dressers. Heat was efficient and quiet for our early spring stay. The wine fridge near the bar is a nice feature, although I was disappointed that wine glasses were not provided. (A set of 6 glasses can be purchased at Target for under $20.) I also would've preferred a coffee maker to the Keurig, but everything provided was clean and good quality. Need to bring your own games/cards/puzzles, but it's nice there is no clutter. There's plenty of room for a group to spread out in different areas of the house. Loved the proximity of the park, other small beaches, Niantic Bay Boardwalk and the town center. Appreciated being able to bring our dog and walk her on the beach before May 1st. Would definitely consider returning for a spring get-away while the area is quiet. Summer crowds in this tightly packed community may not be to our liking, although I'm sure others prefer that bustling atmosphere.

A nice weekend
Property was clean and appropriate for use as a rental. Host was responsive to questions. Minor suggestions - the bedroom doors squeak and stick, making it difficult to be considerate of others if you need to get up in the middle of the night. Not the property for you if you want personal interaction with a friendly, attentive host. Bottom line, though, is that we would stay here again.

Excellent family getaway
We had a wonderful time at this property. The house is immaculate and everything looks brand new. We came in the winter but got lucky with one 60 degree day. We sat out on the beach and my kids and nephews (ages 2-6) threw rocks in the water and collected shells. There was no beach in back of the house at high tide, just FYI, so plan ahead to utilize the beach more when tide is low. There is a great playground a short walk from the house and a larger beach there too. We also made two trips to mystic (about 20 minutes away) to enjoy some of the kid friendly activities there. Management was very very responsive and helpful, though we had no problems for our stay (requested extra blankets and they were brought to the home within an hour). Highly recommend!

Fun family getaway
We enjoyed our stay this past weekend. The bedroom layout worked well for our group of 10 and the downstairs open floor plan was perfect for hanging out as a group. The kitchen was well stocked for our purposes and it was about a 20 minute ride to Mohegan Sun. We requested more towels and they were delivered really quickly! It was also a nice area to walk around getting some exercise in the mornings & plenty of parking for our four cars. The only thing I wish was that the check out time was an hour later. We didn't have to be at our basketball game until 1pm so we had some extra time to fill in the area. I'm sure it's a lovely area to come to in the summer to enjoy the beach as well.

Fantastic!
We had a wonderful visit June 24-27, 2021. Great location right on the beach. This house was very clean and equipped with everything we needed. Our group of 8 adults and 2 infants was very comfortable and the house was conducive to spending quality family time . Highly recommend!
