Alcoholic consumption is prohibited for any guest(s) under the age of 21.

There are 4 CARS MAXIMUM allowed on this property rental. Guests can park 2 vehicles on concrete driveway (side by side w/ vehicles facing garage) in front of garage, and 2 on the side-grass area (one behind another, not side by side) along side entrance steps/deck. Garage is locked and IS NOT accessible for parking. Street parking is not available. Cars CAN NOT be blocking/ protruding out into road. Parking violations will incur $750 fine and immediate removal from rental property.

Campers, RV's, cargo trailers, box trucks are PROHIBITED as there is not adequate parking.

Guests can use the AC/ heat to your liking. First floor thermostat is in bedroom 1. Second floor thermostat is in master bedroom. Both located on wall, immediate left, through door. Each thermostats need to be on simultaneously for AC/ heat to work. Although, please turn the thermostat to OFF once your stay has ended. PLEASE DO NOT SET AC LOWER THAN 70* - SYSTEM WILL MALFUNCTION REQUIRING SERVICE.

All Bookings: standard checkin 2pm and standard checkout 10am. Unfortunately, there are no extended checkins or checkouts. We do not have the ability to extend checkin or checkout times. Also, we do not accept trip alteration (dates) once booking is confirmed.

We are flexible with allowing pet(s) upon request, at $250 extra flat rate fee, per pet. This additional "pet fee" will be applied as an additional cost to the booking. This fee covers a separate cleaning service to remove pet hair/dander from the home, sand tracked throughout the home, and also utilization of specialized disinfectant & cleaning agents. We appreciate this advanced notification at time of booking, that you are bringing the pet(s) along on your trip. We understand that pets are just as much a part of the family as people. Although, we kindly ask that you please keep the pet(s) off of the furniture, couches, and beds. Also, please be courteous and properly dispose of any waste when they utilize the outdoor restroom. Any incurred pet damages to the home or its contents, will result in a damage claim to VRBO/HomeAway, that the guest will be held liable for. Unfortunately, the beach association prohibits pets from entering the beach and ocean. Maximum 2 pets. The pet fee is non-negotiable and non-refundable.

Please Note: DURING SEVERE INCLEMENT WEATHER, MANAGEMENT MAY NEED TO TIE DOWN AND/OR STORE AWAY OUTDOOR FURNITURE TO AVOID DAMAGE. Guests are to shut storm shutters on both front floor windows and master bedroom balcony door to prevent damage. THIS IS OF MAJOR IMPORTANCE. Switches to all storm shutters on first floor in living room (only) and upstairs balcony door in master are all located inside white/gray electrical box covers. Do not raise storm shutters until storm subsides. All outdoor furniture and outdoor shower is removed/stored away each fall season (by 1st week of November) for winterization, then re-assembled for guest usage in spring/summer seasons (by 2nd week May). Wooden boardwalk winterization barrier is also removed spring/summer seasons (by 2nd week May).

You will be notified through the message board, the day/morning of your stay (fifteen minutes prior to your selected check in time) with the keyless entry instructions and code.

We are available by VRBO/HomeAway message board from 10am - 5pm (eastern standard time), seven days a week. We kindly ask that ALL communication is made through the VRBO/HomeAway message board; to only utilize the telephone contact in the event of a true emergency.

We DO NOT provide on site facility showing(s) and/or walk-through services prior to booking. Yet, any stay over 2 weeks during summer months (June - Sept) walk-throughs can be provided upon request.

We ARE NOT responsible for the receipt or procurement of any guest packages ordered/delivered to home before, during, or after their stay.

We kindly request that the furniture and layout of the home IS NOT to be moved around or reconfigured. DO NOT alter any of the home electronics: TVs, wifi, cable boxes.

Garbage cans located down stairs (door in main hallway) inside garage area to left. Deposit recyclables in marked container. Each will be picked up by management.

A $150 fee will be incurred for any(each) lost/ broken fan, TV, AC unit, or cable box remote controls.

We DO NOT provide an outdoor bbq grill at this property, you are welcome to bring your own. USE GRILL ONLY IN BACK OUTDOOR YARD/BOARDWALK AREA, DO NOT BRING UP TO FRONT PORCH. IT IS FIRE HAZARD. DO NOT DUMP HOT COALS IN PLASTIC GARBAGE CAN!

Excellent location. Beautiful home.
Excellent location. Minutes to a beach but the kids had more fun just playing on the sand in front of the house. Not the easiest communication thru VRBO app but management was responsive in a timely manner. TV in main living area has a mind of its own. Lights flickers in kitchen and downstairs bedroom (assuming the wrong kind of bulbs). Parking was excellent. Neighbors were friendly. Be aware dogs do run freely on the beach areas but are friendly and owners will clean up after them if you ask. Plenty of towels and linens. Really was a beautiful stay.

Perfect stay
I grew up in the area and come back with my kids every summer to visit. This is the perfect house for my teens to Have their own space and take a dip in the ocean. Super convenient to beaches and downtown Niantic. Great house!

Beautiful and perfect
We had an absolutely wonderful stay at this property. The house was spotless upon arrival and exactly what everyone was expecting. The bedrooms are all very spacious and the views are breathtaking. The beachfront area is the perfect space to relax. The property manager is very easy to get in touch with for any questions or concerns, although the house manual really laid everything out that you’d need to know. Highly recommend this property for your next vacation!!

The Perfect Getaway
This home was the perfect getaway for just a few days - if you like waking up to the sound of gentle waves crashing, this is for you. - our 7 month old agrees. Just be sure to bring binoculars so you can look out on the water at the ships in the distance! Very easy check-in and check-out process. Even though it was an off season, there is a great bakery in town called Sift, as well as a store with gourmet prepared foods - easy to grab and take back to the house and pop in the oven. The room sizes and beds were perfect - beautiful sunrises. The kitchen is fully equipped, the smart tvs were great, plenty of towels, pillows and blankets. But really the views took the cake. Would definitely come back here.

Wonderful Stay in Niantic
We had a wonderful peaceful stay with our toddler. There are so many activities for every member of the family: multiple beaches, a park with a great playground and Niantic boardwalk close by. We strongly recommend this property.
