Not bad but house and garden needs care & maintenance
The house is up for sale and it seems like it has been a little forgotten about in terms of maintenance and care. It's quite new but already looks quite run down.
The area it is in is a building site (not great to look at but there were no noise disruptions during our stay) and a bit strange, maybe off-season but it felt abandoned and in disrepair.
The host was responsive and as helpful as they could be but perhaps their hands were tied in terms of what they were allowed to do.
For example: dishwasher broken (already known about but not repaired before or during our stay), poor garden maintenance (weeds, dead plants), broken motor for entrance gate, oven wasn't usable (or was too hard for multiple educated people to set it as needed to cook!), random / mismatched towels, broken shade umbrella, outdoor furniture perishing, water heater not big enough for capacity of the house, etc.
For what could be a really swish place, these things detract from the overall appeal.
Beds and bedrooms were clean and comfortable. Lounge area, tv and sofa was good. Bathrooms were fine.
If they continue to rent this place they really should consider a welcome manual / instruction manual for the house so guests don't need to ask the host about where anything is or how it works and so guests can fully utilise the house's features.
For info, 2 bedrooms on the lower floor had no bathroom - no big deal but if there is a big group this can make things a bit difficult.
