Summary:
Our place is a 5 bedroom 3.5 bath home that sits on a quiet salt water canal. We provide a Kayak for you to kayak up and down the canal! A liability waiver will need to be signed prior to using it. We recently added a firepit out back for you to relax! The home has two living areas with smart TVs, large outdoor deck looking out to the peaceful canal. It is a unique layout of 3600 sq ft so it's plenty of space for a large family or two families wanting to travel together but have their own space!
The Space:
Your home away from home oasis!! Our 5 bedroom home is located on a small canal in a quiet friendly neighborhood.
It is a 3 min drive to the wonderful James F Holland Park! This park has a brand new splash pad (seasonal ) playground , trails, fields, and dog park!
Our home is also a 10 min drive to the beach and 5 minutes to restaurants, shopping bike trails and golf courses.
If you want to drive a little further we are about a 20 minute drive to Daytona, 35 minutes to St Augustine and an hour to Orlando!
*We provide beach towels and beach chairs for you, so don't worry about bringing those! We also provide fishing poles for you to enjoy some fishing right in your own backyard!

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
We charge a pet fee of $75 per night per pet (two pets maximum). This increases to $350/ week and $700 / month for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
*If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $100
1-2 hr early arrival/late departure: $200
2-3 hr early arrival/late departure: $300
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.
This is our rental agreement that you accept upon reserving:
● No eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● No smoking in the property. A $500 fee will be applied to any signs of smoking in the home
● Pick up all trash before departing. Place all garbage in an outside trash cans to the left of the house.
● Report any damages and/or breakages within 24 hours of occurrence. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●If there is a W/D available then the Washer/dryer is available for 1+ week stays ONLY. Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if
units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
● NO ILLEGAL ACTIVITY OR GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
