All our rentals have: Biweekly Pool Maintenance - Weekly Gardener - Full time service staff (Mon-Fri) incase the coffee machine or iron stops working, the pots and pans need replacing or if you have a clogged shower drain or toilet.

Primary booking guest is required to be over 30 with ID sent within 3 days of booking due to the caliber of the estate - neighborhood.

Guests will have access to the entire home. When you book your stay, please let us know upfront how many guests are expected? The lowest nightly rates are based on our preferred size of 8 guests. That means if you have friends, coworkers, or anyone else that is coming into the house, they are considered a guest. We prefer smaller groups but allow extra guests but charge a nominal fee to cover the utility, garbage removal and wear and tear expenses of hosting more people. It is a nominal fee of $40/night fee for each additional guest (after 8 guests), for any guest over the age of 2. This is automatically calculated in your quote if you have put in the correct number of guests staying.

LITTLE COMMONSENSE - We save guests thousands on accommodation costs. If you’re not a happy person or coming to have an unauthorized party, please stay somewhere else.

Absolutely No Parties with outside groups or individuals. City of Scottsdale Ordinance G-5444, Chapter 2, Article 1, Division 5, Section 2-22 Police Responses to Loud Parties, Gatherings and Events. There is no "allowable" times during the day or night. If the party, gathering or event is considered a threat to the peace, health, safety and general welfare of the public, anytime during the night or day, the responsible party will be assessed a fee of up to $1500.00.

WHAT TIME IS CHECK-IN AND CHECK OUT?

Check in is after 4PM local time, and check out is no later than 10AM. Early check in (10 AM) and late check out (6 PM) may be available for a reduced rate from $300 to help travel plans. Please inquire if interested.

WILL I NEED TO MEET THE PROPERTY MANAGER TO GET A KEY?

All of our properties have keyless locks. This keyless system allows entry into the vacation rental through the issue of a “code” rather than a physical key. The code changes for every reservation so it is an incredibly safe alternative. By issuing the code prior to arrival, the check-in process is much easier.

ARE YOUR HOMES CLEANED / SANITIZED

Homes are cleaned and sanitized by two cleaners for approximately 4 hours between guests. Homes can be deep cleaned for an extra $195 if requested (perfect for clean freaks). Please let us know if you would like it scheduled.

DO YOU PROVIDE DAILY CLEANING SERVICE?

We provide a departure clean on all stays. A mid-week or mid-stay clean can be provided for an additional fee.

CAN WE HAVE THE POOL HEATED?

Yes, pool will be whatever the nighttime temperature is. If you would like the pool to be heated to a comfy 80-85* it is only a fee of $150/night plus tax. Please let your us know at least one week in advance of your arrival if you would like pool heat added to your reservation.

DO YOU ALLOW PARTIES?

Excessive noise is not allowed. Please be respectful of our neighbors and observe quiet hours from 10PM-8AM. Violations after our initial warning may result in your removal from the property without a refund. We are located in a residential community and, although this is a vacation destination, it's home to many people. As such we ask that you respect their privacy and peaceful environment.

DO YOUR HOMES HAVE OUTDOOR MUSIC SYSTEMS?

This property has an outdoor music system. However, the volume is limited due to local noise ordinances.

DO YOU ALLOW PETS?

Pets must be approved in advance and $150 nonrefundable per pet fee.

IMPORTANT: This property fully complies with the city of Scottsdale rules, regulations, and ordinances regarding short-term vacation rentals. Pursuant to Arizona state law §33-1806.01 / §33-1260.01.

* Pool and Spa Indemnification. (REQUIRED) All renters must provide an email address and email us back a signed Pool & Spa Safety Indemnification Notice before occupancy. VERY IMPORTANT: Our home does not have a lifeguard or a pool fence.


GUEST SWIM IN POOL AT THEIR OWN RISK WAIVER OF LIABILITY: You understand that you using the swimming pool/hot tub at your own risk and that special risks may be involved in using the swimming pool/hot tub. You accept full responsibility for any bodily injury arising from use of the swimming pool/hot tub and hold owner harmless. You understand there are potential dangers that the swimming pool/hot tub may present to children who are not carefully supervised, as well as the danger to any person using the swimming pool/hot tub, or if a person has health risks, or if a person uses the swimming pool/hot tub while intoxicated or using any kind of drugs or medication, or uses the swimming pool/hot tub if pregnant. You agree to explain the risks of using the swimming pool/hot tub to any guests you may have at the property and to be fully and solely responsible for any accidents your guests may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and your guest for the consequences of those risks. You agree to waive any claim whatsoever against owner for accidents or claims arising from your guests’ use of swimming pool/hot tub.
