Blaxlands Homestead located in possibly the very best location in the Hunter with walk to everythi

Blaxlands is located in possibly the very best location in the Hunter Valley. Just behind Blaxlands Restaurant on Broke Road and across the road from Hope Estate, so yes definitely a super short walk to Hope and yes you will be the only one that can walk home from Hunter Concert @ Hope Estate or Roche Estate event that evening - not be amongst the thousands that come, attend, queue and scream via bus, car and other. Just walk up the access road.

Blaxlands has had a mini makeover recently which included newish furniture and a new kitchen but has original, presentable bathrooms.

Did we mention that it has Wi-Fi, a pool and an open fireplace?

It has a nice undercover outdoor area at the rear and a swimming pool. The front of the house has another casual area with seating for 10-12 with beautiful vineyard filtered views to Broke Road.

Other nearby facilities / only 300m walk include Pokolbin Village General Store, EXP Restaurant etc + Lisa McGuigans Vamp Cellar Door, Savannah Estate Cellar Door, Pokolbin Distillery and Blaxlands restaurant. Seriously leave your car at home and walk to all this.

Roche Estate is only 900m up the hill with cellar doors and restaurants. In the other direction is Circa and Sebastian restaurants for fancy eating and Muse Restaurant (2 Hats) a little further afield down Broke Road.

How We Price: The booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The system will automatically calculate the correct rate when you enter the required number of guests. Reductions in guest numbers are non-refundable.

Arrival Details: Access to the property is made easy for you. We will send you an access code just before 2pm on your arrival day via SMS and you will use this code for the duration of your stay.

Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO

Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a single bottle of 3in1 shampoo/conditioner/body wash in all showers. In addition, guests are advised to bring their own personal preferred bathroom products/amenities.

Wifi is provided complimentary on behalf of the owner. It is intended to be used in an appropriate manner by all guests. As the service is provided by an external 3rd party, Weekenda cannot and do not guarantee the speed or efficacy of this property's wifi connection nor do we pay any compensation for interruption of service for any reason.

Pets: Pets are welcome at this property on completion of the below standard pet regulations in writing finalised prior to arrival:
Guests supply pet bedding, food bowls & disposable waste bags.
Pets are strictly prohibited from being on any furniture, rugs, carpeted areas, beds & bedding/linen inside & outside the property. At no time are pets to be left alone, locked inside a property. Your pet must remain in your possession at all times.
Guests bring pets at their own risk understanding we can commit to the validity of fencing, access to natural waterways, rural properties pest control with chemicals and surrounding neighbours pets or livestock.
A Bond will be charged for any damage caused by pets and any non-adherence of the pet regulations.

Pools: If the property has a Swimming Pool then it will be opened for swimming for the start of the NSW September School Holidays and closed and Winterised immediately after the NSW Easter School Holidays have been completed.

Fires and Firewood: Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW state fire restrictions. Please note: we will normally supply enough firewood, kindling & fire-starters for between 1-2 nights of your stay. For guests wishing to have additional fires, we suggest BYO Firewood, Kindling, and Starters which can be easily purchased from the local service stations.

No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.

Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.

Cameras and Noise Monitoring: There are 2 external security cameras installed at this location presently but the owner reserves the right at any time to install additional external cameras at their discretion. Cameras are positioned to view the driveway and front entrance areas for external security monitoring only. All cameras are installed in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.

Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.

Critical Update: Due to an unprecedented influx of fraudulent bookings, we are forced to impose a policy that protects our clients, industry and community against those attempting to commit fraud and theft. Any booking made within 5 days of arrival is required to provide a photo of a valid credit card in the same full name of the primary guest to match the supplied identification document. Failure of these documents matching will result in the booking being cancelled and all funds processed returned to the original card assumed as stolen and thus a fraudulent transaction. We trust we have our honest and genuine customers understanding this policy is in place to protect all parties.

Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. We suggest reviewing policies with 'Cover-More' or 'Travel Insurance Direct' or 'Insureandgo'

Disappointing property
This property was not up to an acceptable standard. There was a mice infestation and generally the property lacked maintenance and was very tired in appearance. We have left a review at Weekenda's request. The property was in a great location which meant we enjoyed the Hunter Valley as a result.

Great Location
Great place for a family with children to stay. Location was excellent and the property had a lot of are around for kids to play. Had a fire pit, great bbq area. The bathroom are a bit old but everything was clean and well maintained. Highly recommend this house.

Wonderful Property, Enjoyable Getaway
We had a fantastic getaway for 2 nights, the property backs on to a vineyard which is centrally located in Pokolbin and we had a group of kangaroos greet us on our arrival. We hired the property during the week on a Wednesday and Thursday as it was much cheaper on these days however would have liked to hire on Friday and Saturday but the prices skyrocketed almost double per night. Most cellar doors are not open on Wednesday and Thursday so we will have to come back and visit the rest another time. I think they must have had a wild bunch of people at this property previously as they make sure to constantly barrage you with sms and emails detailing the point of no parties and security cameras at the property which I did not appreciate as it made the house feel like we were staying at the big brother house. No need for the constant reminders for an age group in their 40s. Other than that everything went well and we will back to enjoy the peace and quiet.

SHOCKED AND DISAPPOINTED
I really don’t know where to start with this property. We were celebrating my husbands 70th birthday and were staying there with family and friends visiting from interstate and overseas for 5 nights. At first sight it looked quite good and my husband lit the fire straight away. But soon noticed the house was not clean. It’s very old and delapidated which was not a problem but cleanliness is. Shower screens were black and mouldy … sliding door is master ensuite was sliding off because of a broken board …. Our friend (27year old) got stuck in the shower because the door got stuck ….. there was a hole in the ceiling in the bedroom we slept in. There was no hanging facility in master room for clothes even though it had a walk in wardrobe which was being used as a store room …. We had to ask for a rail for our clothes …. The laundry was also used as a storage and it was very dirty and had an awful smell. No vacuum cleaner and I would not put my clothes in the sink, washer or dryer. Kitchen was moderately stocked. White flour tiles were barely washed. Outside the property was very dirty messy and untidy …. Rubbish thrown everywhere . Pool looked clean but around was not. The barbecue area and bbqs were shocking. There was also bare wiring on the floor in the kitchen which was dangerous for children and pets. The wifi was very poor which was apparently due to the recent bad weather. To finish I was very embarrassed when my visitors arrived and we had booked 5 nights but left after 4… . The house was very expensive and we all definitely felt we did not get value for money. The location is moderate but not worth the expense of the house. I suggest if thinking of booking this go check it out first. The photographs are not showing a true image right now. The house needs a massive overhaul and a coat of paint would work wonders.

Excellently located large and comfortable property
Our stay was very comfortable. The location of the property is very convenient and its walking distance to shops and a cafe. The house is large, with many living areas and well furnished (comfy couches, large screen TVs, Wifi, Chromecast). A couple of things that could be improved are that some of the areas are a little dated. For example, the bathrooms aren't as nice as the rest of the house. This is a relatively minor complaint though.

A quality stay
If you’re after privacy this is the property. The perfect start to any day was sitting out the front with coffee in hand watching the kangaroos graze. This house had everything and more! Would recommend this property for the perfect stay.

The location is superb. Everything we wanted to do was nearby. The house is very well appointed and was really comfortable for our 9 guests. The quality aircon in every room was a huge plus for a hot summer getaway.

Weekend family getaway - 85th birthday celebration
Property is extremely well presented and in an ideal central Pokolbin location. There is an excellent restaurant (Blaxlands Inn) within walking distance and is highly recommended with quality food and service. Property is advertised as 6 bedroom (12 guests) however there is only 5 bedrooms (10 guests). Additional bedding can be arranged if required (was no problem) with single trundle beds placed in two of the larger bedrooms. Living areas are very spacious which made for a very enjoyable and relaxing weekend.

Peter looked after us and is a wonderful advocate for the property and the Hunter area. Blaxland Homestead will be our groups choice whenever visiting the area.

The bbq was dirty and caught fire we cleaned it before use and the grill still caught fire. The oven was dirty so didn’t use it. The house was amazing but needs some work done and needs refreshing. Great location and very large pool was great.

Such a convenient & central location. So much space both inside & out - multiple outdoor entertaining areas & so great to have two big comfortable lounge areas, both with entertainment units - one for the adults & one for the kids/teens made for a restful stay & no squabbles over the TV. Very comfortable, everything you could possibly need & the pool was a hit.
