Our home has a large open kitchen, two living room areas, 55-inch smart TV in each living room, and plenty of cozy space for everyone! KITCHEN: Fully equipped, stainless-steel appliances, Cups, bowls, plates, mugs, and silverware are all provided as well as pots, pans, and cooking utensils.
GENERAL: All of our sheets are premium, crisp 100% cotton, bath towels are thick, soft, and luxurious. Washer and dryer, complimentary toiletries, hair dryer, air conditioning, ceiling fans and heating.
PARKING: Free parking on premises
Cleanliness is our highest priority! In between each group we mop all floors, vacuum all carpets, scrub all surfaces in the kitchen and bathroom, replace the shower liners, wash all bedding (including quilts/shams), bleach all sheets and towels, and make sure everything is back in its place before our new guests arrive.
Our team will be available 24/7 during your stay! We want to make sure that all of your needs are met while you're in the home, so you'll be able to call or text us ANY time of the day or night.

Reminder: Maintenance aside from emergencies will only be able to be tended to during business hours 8am-5pm.
Cancellation policy:
We offer free cancellation or 100% refund amount of payable if you cancel 30 days before check-in date. If canceling, we will charge a 20% processing fee (to cover credit card processing and administrative fees).
IMPORTANT NOTE: All guests are REQUIRED to SIGN the Renter's Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us. By signing, you acknowledge and commit to adhering to these regulations throughout your tenure at our property.
Additional rules
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.
2. It is a "must" to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. No unregistered guests/visitors unless preapproved
4. Please keep noise to a minimum after 10PM and always be respectful of the
neighbors.
5. No parties or events unless previously organized in writing with the host. If
there’s evidence of a party or event, there’ll be an additional charge of $200.
6. For noise complaints:
6.1 If we receive any noise complaints from neighbors a security guard will be called out to the property at a cost of $85 to guests for the first call out.
6.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
7. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house you will be charged $300 for extra cleaning.
8. Follow state laws when using fire pit. Please make sure not to leave fires unattended.
Follow all check-out procedures:
1. Take out all trash
2. Wash dishes/start dishwasher
Note:
* A $200 extra cleaning fee may be charged if home is left unreasonably dirty and requires more work than usual to clean (for example: mud on the couches, pet hair on furniture/beds ). All damages will also be charged to guest.
* Check out time is scheduled for 10:00 am on the day of departure unless previously agreed with the host. If the guest is more than 90 minutes late checking out guest will be charged $200.
* Any costs incurred by the host as a result of a late check out will be passed on to you.
