SUMMARY
Avalon Beach 3 is our professionally designed vacation home located in a quaint 4-unit building in South Mission Beach - just a few homes away from a surf + swim friendly beach. This premier 2nd level unit features 3bedrooms + 2bathrooms, 2 parking spaces, washer/dryer, a shared outdoor deck with a BBQ & beach chairs/towels/boogie boards. Maximum occupancy 8 (6 adults max). Note-No A/C, fans are provided.

INTERIOR HIGHLIGHTS
Step inside the front entry off the 2nd level patio to the bright & cozy living area. The main living space includes a plush sofa bed & accent chairs that surround a mounted SMART TV, with white/gray/blue furniture & décor accents.

Off the living room is a dining nook with seating for 4 & a fully equipped kitchen featuring bar seating for 2, a dishwasher, coffee maker, toaster, blender, pot/pans set, dinnerware, & more.

The hallway leads you to the unit's 3 bedrooms. Our master suite includes King bed, SMART TV, a private sun deck, & an ensuite bath (shower). Bedroom #2 has a Queen bed, while bedroom #3 offers 2 twin beds. Rounding out the space is a full bath off the hallway (tub/shower combo).

OUTDOOR + OTHER FEATURES
• Shared 2nd level patio (only shared with the other 2nd level unit). This is the ideal spot for your group with lounge seating & a BBQ.
• Stackable Washer/Dryer located off the hallway
• Beautiful light gray wood flooring throughout, a perfect compliment to the blue/white features.
• Ceiling & floor fans for cooling. (*No A/C)

PROPERTY LAYOUT
This quaint 4-unit building property provides 2 units on the 1st/ground level & 2 units on the 2nd/upper level. The 1st level units share the ground level outdoor patio, and the 2nd level units share the upper level deck. Guests have the option to rent each unit individually or rent a combination of units. Each has its own separate entry, these homes are not connected on the inside.

• HIT THE BEACH We are conveniently located in desirable South Mission Beach!!! Beautiful white sandy, swim & surf friendly beach located just steps away. Take advantage of our complimentary boogie boards, beach chairs, and sand toys.
• SHOPPING & DINING Just steps away is the main street, Mission Blvd., with endless shopping, dining, and entertainment. Our guests are provided a comprehensive list of recommended local eats and discount codes for rental shops.
• WATER ACTIVITIES If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.
• ATTRACTIONS Enjoy a full day of family fun at Belmont Park located a short 5 minute bike ride away, SeaWorld San Diego is a short 5 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.

POLICIES & GOOD NEIGHBOR GUIDELINES
• GUEST REQUIREMENTS | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30.
• OCCUPANCY | Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• NOISE | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• COMBINATION LISTINGS | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.
• RESERVATION CONFIRMATION | Upon confirmation of your reservation, you will be sent a Welcome package that includes (but not limited to) such items as arrival instructions, parking, wifi, local eats, & area attractions.

Ideal for adults
This place is ideal for adults. Close to the beach and walking distance to cafes and restaurants. Keep in mind; parking spots are small (we had a difficult time parking our truck). We worried about our toddlers climbing up and down stairs and walking to the beach. No a/c unit, it was HOT July 4th. Airplane traffic noise in this area. They also had a strict visiting rule (NO Visitors).

The location was perfect. Walking distance to places to eat, the boardwalk and more. Beach access is steps away. The home comes equipped with everything you need to go to the beach. Looking forward to staying here again.

Great location
The place was clean and the location was great. The outside sitting area does not have a view and it’s mostly shaded, so chilly for when we were there (mid-Nov). One downside is that the dishwasher had standing water in it that we were not told about ahead of time. I left an email and then a phone message but no one called back the next day. I called again and when I mentioned this they said they would send someone out to look at it and get back with me, but they never did. Better communication and follow through would have been appreciated. They did send someone over with dish towels as I asked for some since there was only one and we had to do dishes.

Great place to stay at Mission Beach
We really enjoyed our stay. We had a unit on the 2nd floor. The shared deck is nice and spacious with a grill. The pillows for the outdoor furniture are in the chest on the deck. The only downside is that you have to share the outdoor space with another unit, but if you don't mind making new friends that shouldn't be a problem. The parking is super tight. Our Chevy Silverado truck was sticking out into the road and we literally had 1/4" on both sides between the poles. The unit is stocked with everything that you need. Plenty of dishes, measuring cups, mixing bowls, coffee, salt & pepper, hand soap, toilet paper, paper towels, etc. With extras. Really, all that we needed was provided. One small complaint is the garbage bags are super thin. We brought regular white kitchen garbage bags and used them instead. There are beach towels, boogie boards and beach chairs in the closets. Can't beat the location. Steps away from the beach. There is a small grocery store in a walking distance. We got half & half, milk and other stuff for breakfast that we needed. The closest grocery store is 9 minutes away which is very convenient.Belmont park is a 10 minute walk from the unit. The master bath is very small. There is no AC, but there are big portable fans in the closets that you can place around the living room. We just had windows opened all night, which made us concerned about noise with our neighbors (we had children with us).

Great location, nice condo
We stayed over the holidays. The unit had everything we needed and is in a nice location just a few minutes' walk from the beach and the bay. It was quiet, being away from the main commercial areas of Mission Beach. Very comfortable beds. Some neighbors had signs up that indicate they don't like the short-term type of renters, but you can just ignore the signs. My main quibble is that the overall cost for a 5-night stay was ridiculously high.

Perfect place
We really enjoyed our stay, very clean and nice furnishings. My family really loved how close we were to the beach. I was pleasantly surprised how much room there was. We are a family of 6 and fit perfectly. The property management was attentive and helpful. Thanks, we hope to stay again.

No AC and No Parking. Can’t recommend.
No AC. Was Way too hot inside the unit in mid- August. Definitely not a good summer rental. There are two parking spaces noted as designated for the unit, but these were not available when we stayed as other vehicles continually parked in them. Surf Style was not interested in correcting this. So plan on no parking spots at a crowded beach locale. The furniture was new and the unit was very clean. Proximity to the beach is good.

Brand New Rental property
Everything inside the property were new, from furniture to appliances. No AC ,however; it was too hot in the house (June). The local neighbors were not friendly to vacationers. Signs against renters were everywhere, creating a negative vibe for vacationers. All in all it was a okay stay for us but we probably won't be back due to the negative vibe in the neighborhood.
