OCCUPANCY:
MAXIMUM 8 guests or 6 adults. Please only sleep kids on the bunkbed. Anyone over the age of 2 should be on the reservation. Visitors or unregistered guests are strictly prohibited from entering the home at any time, regardless of the duration of their stay.

CHECK-IN/OUT:
Check in is anytime after 4pm, a check-in before 4pm will incur additional fees. Our cleaners typically charge $50-100 for an early check-in. This is highly dependent on the availability of our cleaners and not available during peak season or around holidays.
Check out is 10am. No late check-outs, our cleaners need time to properly clean the property before our next guests arrive.

INCIDENTALS:
As common for vacation rentals in our area, our cleaning service provides start-up supplies including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom. These are travel size items, please be prepared to purchase more to get you through your stay.

REFUNDS:
We adhere to the cancellation policy agreed upon at the time of booking and strongly encourage purchasing travel insurance. Please note that hurricane season runs from June 1 to November 30 each year. We do not offer refunds for weather-related issues or circumstances beyond our control. Travel insurance is highly recommended to protect your trip from any unexpected disruptions.

HOUSE RULES:
☞Rental Agreement: After booking, you will be prompted to sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.

☞Security Deposit: A $500 security deposit will be placed on hold by the host 1 day before check-in and released 3 days after check-out, provided no damages are reported. The time it takes for the funds to appear in your account will depend on your bank's processing times.

☞Trip Insurance: We recommend purchasing trip insurance for weather or health-related emergencies. Please note that no refunds or date changes are allowed after the free cancellation period.

☞Cancellation Policy: We will adhere to our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.

☞Rental Age Policy: Must be 25 years or older reserve the home AND must be present for the entire duration of the stay. No third party bookings permitted.

☞OCCUPANCY: Max occupancy is 8 including children (6 adults max). No adults on the bunkbed. All guests over 2 years old must be included in the reservation.
An additional fee of $150 per person, per night will apply for over-occupancy, charged to the card on file.

☞Visitors or unregistered guests are not permitted under any circumstances. Unregistered guests will incur a charge of $150 per night per person. If the number of guests exceeds the maximum occupancy, a $500 over-limit fee will be applied. No exceptions will be made.

☞Parking: Parking is available for up to 3 cars. Street parking is not available.

☞No Parties: Parties are not allowed. Do not tape or tie banners or balloons anywhere on the property. You, as the person who made the booking, will be responsible for any damages and additional cleaning fees.

☞Check-In: No need for keys! We have a smart lock for self check in. Check-in anytime after 4pm. Early check-ins incur a $50-$100 fee, subject to cleaner availability and not offered during peak seasons or holidays.

☞Checkout: Check-out time is by 10:00 AM. Late checkouts will incur a fee of $50 for each additional half-hour past the designated check-out time. Please ensure you depart on time so that we can prepare the space for the next guest.

☞Smoking: Smoking is not allowed inside the home. A $250 fine, loss of security deposit and potential additional charges for damages will apply if smoking occurs indoors. Please smoke outside, away from doors and windows, and dispose of butts properly. If smoking is detected inside, a $500 odor removal fee will apply.

☞Security Cameras: There are 2 surveillance cameras at the property—one on the front porch and one facing the driveway. Both cameras will be active and recording during your stay. Please do not tamper with them.

☞Indoor Pool: Children and minors must be accompanied and supervised by an adult at all times. Use the pool at your own risk—diving is not allowed, as the pool is shallow. The temperature is set between 82-85°F and cannot be adjusted. Alcohol and glassware are prohibited in the pool area, and oils, soap, bath salts, or bath bombs are not allowed in the pool. Violations will result in a $250 fine, plus any additional repair and maintenance costs.

☞Hot Tub: Please avoid sitting or standing on the hot tub cover; any damage will result in a $400 replacement fee. Use the hot tub at your own risk. Oils, soap, bath salts, and bath bombs are not allowed. Violations will incur a $250 fine, plus any additional repair and maintenance costs.

☞Pest Control: We have monthly pest control and bed bug inspections. Due to our natural beach setting, occasional bugs may appear. Please keep doors and windows closed when not in use to help minimize this.

☞Power Outages: Electricity, internet, and cable services may be interrupted during storms or due to issues beyond our control. While such disruptions are rare and typically resolved within a few hours, we cannot offer refunds for outages, weather co
