Welcome to The Governor II, a prestigious Avalon home nestled amidst Sydney sandstone. With the capacity to accommodate up to 11 guests, this residence offers a blend of luxury and comfort. Avalon Beach, located 37 kilometres from Sydney CBD, has a laid-back, village feel. Part of its attraction is its remote location on a peninsula, flanked by a popular beach on the east and Pittwater on the west.

Avalon Beach has a compact and vibrant village centre positioned on the western side of Barrenjoey Road, within 300 metres of the beachfront. Old Barrenjoey Road and Avalon Parade are the high streets, with food and beverage, retail and commercial operations at ground level. The town centre is characterised by terraced shops and businesses, tree-lined streets, timber and sandstone furniture and landscaping features.

Welcome to our unique abode nestled in the Avalon beach coast. This home is not just a space; it's a testament to creativity and identity, providing a haven for up to 11 guests. With FREE unlimited WIFI spanning the entire house, our abode features 1 master bedroom with a King size bed, 2 Queen bedrooms, 1 Double bed and a sofa bed making it an ideal choice for groups, whether for friends, corporate stays, or extended family gatherings.

The Governor II exudes freshness and originality, fully renovated while retaining its unique charm. The fully equipped stainless steel kitchen seamlessly connects with the living area, catering to groups of up to 15 people. Step onto our delightful terrace to bask in the sun or take a refreshing dip in our meticulously designed swimming pool. Please be aware that our swimming pool is not heated, but it is accessible year-round every day.
The living room provides a unique fireplace that adds a touch of coziness and character to the space.

Every bed in The Governor II is adorned with luxurious mattresses offering extra support for a restful night's sleep. Our bedding is of natural fibre, resembling 5-star hotel quality linen. Your stay includes fresh towels and The Governor II provides a washing machine and dryer to cater to your laundry needs.

Please note that our home strictly enforces a NO PARTY policy. We do not accept Bucks or Bachelor parties without prior approval. While The Governor II is an excellent choice for families and groups attending weddings or reunions in Sydney, it is not suitable for events like a Bucks weekend.

*The home can accommodate up to 11 guests with the sofa bed upon request, with a fee of $140. Please let us know upon booking if this option is required.

ADDITIONAL RULES:
*Please see the house rules. As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes.

*In compliance with the Short Term Rental Accommodation (STRA) legislation, we will require a Guest Agreement to be signed upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Auth form to address potential damages during your stay. 

*This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is ELEVEN people, however, we do allow day visitors of up to FIVE people. No more than a maximum of SIXTEEN people are allowed in the property at any given time.

*This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the apartment, we could issue a $500 fine.

*This is a domestic residence and we love our neighbours. Please respect our home and neighbours. We ask for minimal noise especially after 10 pm.

*This property is approved for accommodation only. The guest limits apply at all times during the booking. Any extra guests (including day visitors) above those booked and paid for must be approved in writing before the stay.

*Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission.

*STRA Rules - Guests will be required to send their ID’s, email addresses, full names and contact number(s).

*Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is prior to 10 am. If you wish to have an earlier check-in than 3 pm and we are able to accommodate your request, there may be an additional charge. If you wish to check out later than 10 am, there may also be an additional charge.

*Changing of Dates Terms & Conditions
- Requests to change booking dates may only be accommodated if check-in is more than 1 month away.
- This is subject to approval and we reserve the right to decline any requests.
- Please note that there may be a surcharge to change the dates.
- Any changes to bookings are subject to approval and we ask all guests to reach out to us first.

THINGS TO KNOW:
*This property is suitable for babies or children and a highchair available at the home, however, we do not provide a cot.

*Checkin details will be sent either the night before checking in, or the morning of check-in for security reasons.


*We only provide 1 set of keys for each stay. We do not have extra sets.

*If you are in need of beach towels for your stay, we can provide them to you for a fee of $20 per towel. Just let us know how many towels you will be needing and we can get this organised before your stay!

*Only 2 cars can park in the driveway. Other cars can park on Lewis St which is just 2 doors down.

* Air Conditioning- Only in the living room

*For the safety of the property and our guests, there are 2 cameras outside. 1 camera above the outside dining table on the deck and 1 camera above the carport facing the driveway. Rest assured these cameras cannot see inside the home.

Beautiful house but issues
We booked this house to celebrate our wedding weekend with close friends/ family. The house is beautiful but we noticed a LOT of ants. It seems they were eating the wood as each day we’d have to clean up dirt and ants on patches on the floor, kitchen including the pantry and the downstairs bed. Two of the air conditioning units didn’t work causing the upstairs to be very muggy. I tried to communicate with the host company but after back and forth about whether I was using the correct remote I gave up. There was no response about the ants other than a brief apology. Unfortunately the property only had sheer curtains on the windows meaning we were up at 4:30-5ish each morning due to the sunlight. My sister and her partner chose to leave a day early due to tiredness. We tried to get a refund for our last night but to no avail. We were exhausted and our toddler was a nightmare due to the early waking and difficulty napping in such a bright environment. Also BYO pillows unless you like large and hard bed pillows. I slept on a rolled up jumper! Such a shame given how stunning the house and yard are. Really central but private location too.
