- Check-in: Any time after 4 PM; Check-out: 11 am. Unauthorized early arrivals or late checkouts are subject to a $100/hr fee.
- Parking Limit: 4 Vehicles. Please contact Bretton Woods Vacations if you have any questions.
- No Unauthorized Pets or Guests: Guest count must match the number in your reservation. Please let us know if the number has changed. Unauthorized pets or guests are subject to a $300 fee and immediate termination of your stay with no refunds. Absolutely NO PARTIES without express authorization
- Pets are welcome with a $100/pet fee per stay. Due to technical issues, the pet fee is NOT included in Airbnb quotes
- Quiet Hours: From 10 p.m. to 8 a.m., please keep noise to a minimum. During the day, please make sure noise levels are low enough not to bother others, and never leave a barking dog unattended! No fireworks on the property. A $100 fee may be imposed for violations of these rules.
- No smoking inside the unit; $250 fee for violation.
- We are in Bear Country! No trash or food is to be left outside at any time; $100 fee for violations.
- Some of our homes are equipped with exterior cameras for security purposes.
- We have relaxed our cancellation policies. However, please note that there will be no exception to these policies, for no reason, no matter what the circumstances. Travel insurance is available on our website and from a variety of other sources; it is the traveler's responsibility to decide whether to protect their purchase or not. Due to contractual obligations with property owners, we will not be able to make any exceptions under any circumstances.
- Our homes are in rural locations in the North Country. We live in a beautiful environment surrounded by pristine natural habitats and share this land with a variety of animals. We do our best to ensure a proper balance between pest control and health concerns and appreciate your patience if a critter finds its way in. Our team is always available to come take care of it. To help prevent issues, please refrain from leaving doors propped open and avoid leaving food in open spaces which could attract rodents and/or insects.
- This house is located in a quiet, family-friendly residential area. Our neighbors and visitors are here to enjoy the majestic quiet of the mountains.
- Rates are based on standard occupancy of 2 guests per bedroom. Additional guests, if allowed in the specific property, incur a $25/per person nightly surcharge. As long as the correct number of guests is provided at booking, this is included in the total rate shown at booking! Children under the age of 2 do not count toward occupancy.

Family vacation
Excellent property for extended family. Property was clean and well maintained. It comfortably slept our family of 7 adults and 6 children under the age of 8. Bunk room is a loft with windows without shades so you might consider bringing black out curtains for two windows. Convection feature on oven didn’t work and the plow person never showed up. Tap water had bad smell and taste. None of these things affected our trip- we still had a great time and loved the hot tub and basement game room.
