This newly renovated bright and chic second apartment in Walkerville is perfect for a staycation in the beautiful city or for business travellers, looking for comforts of home.

This 2 bed 1 bath apartment is located right on Howard Avenue and just a few blocks from Techumseh Road. Groceries, shopping, restaurants and much more all within walking distance, just 300m-500m away!

Drive to Downtown Windsor in just 5 minutes and enjoy the breezy lake view.

This brand new 2 bedroom 1 bathroom apartment is newly renovated, bright and airy with modern updates, appliances and designer interior.

The bedrooms are complete with 1 King bed and 1 Queen bed. Both outfitted with new linens, memory foam mattresses, and room darkening blinds.

This unit can sleep up to 5 guests but is most suitable for 4 guests. There are 2 bedrooms (each can sleep 2), and the living has a sofa that can sleep 1 if necessary.

Enjoy the 4k Roku Smart TV and log-in to all your favourite steaming channels. Work effortlessly with seamless high-speed internet for all your online necessities.

Enjoy your own in-suite laundry and fully equipped bathroom and kitchen making this unit perfect for short and long-term stays.

The home is equipped with a portable A/C unit (15,0000 BTU). *Please make sure it is turned off when not in use.*

This apartment is located right on Howard Avenue just a few blocks away from Techumseh Road.

Groceries, shopping, restaurants and much more all within walking distance, just 300m-500m away! Shoppers Drug Mart 450m (6 min walk), FreshCo Grocery Store and Dollarama 500m (7 min walk), Burger King and Dominos Pizza 650m (8 min walk).

We are surrounded by parks and entertainment, all within walking distance. Gignac Park just across the street 180m (2 min walk), QE 2 Sunken Gardens and Jackson Park 950m (12 min walk). The Windsor Stadium 1.1km away, only a 2 minute drive or 14 minute walk.

The Windsor City Centre in Downtown, filled with everything the City has to offer, is only a 6 minute drive away (2.9km). Enjoy the Adventure Bay Family Waterpark, Art Museum, The Keg Steakhouse and much more just a 6 minute drive from the apartment.

Windsor Regional Hospital, only 1.9km away, is just a 3 minute drive.

Catch the bus (#1A) at the bus stop right on Howard Avenue and Techumseh Road just a 5 minute walk from the apartment that will take you to Downtown Windsor and the lake in 10 minutes. You can get to all amenities in Windsor by public transit with ease!

Guests reserved for 28 days or more are responsible for their own consumables after the initial reserve provided is used.

Quiet Hours: 10PM on weeknights, 11PM on weekends

- NO SMOKING inside the property. All guests must dispose of cigarette butts in a specified container and thrown out off the property.
**Smoking indoors will result in a $500.00 fine. Removing smoke smell and nicotine from the walls is an extremely time intensive process.**

- NO PETS are permitted inside the property. Evidence of pets inside the property will result in a $500.00 fine charged to guests.

- NO PARTIES. **There is a $250.00 surcharge charged to groups that are deceitful about the use of the house. Please be transparent and honest. Guests partying will be asked to vacate the property immediately without refund.**

- NO UNREGISTERED GUESTS inside the property at anytime. All guests must be registered for liability purposes.
**A surcharge of $100.00 per undeclared guest per night will be applied for each unapproved guest. Our cleaners and inventory is scheduled and prepared according to the number of guests occupying the unit.**

- CHECK-IN & CHECK-OUT TIMES ARE MANDATORY, unless scheduled and confirmed 24 hours in advance and only if it does not disturb upcoming guest reservations.
**$50.00/hour penalty is applied if guests fail to check out by 11am as my cleaners are on tight schedules.**

**Reservation Extension Policy:

Guests looking to extend their stay are welcome to do so, subject to availability. Please note, we require a 48 hour notice MINIMUM prior to checkout time to extend without penalty.

All extension requests that are between 24-48 hours before checkout time are subject to an additional 50% of the cleaning fee to reschedule cleaners.

Any extension request that is less than 24 hours before checkout time will be subject to an additional cleaning fee.

Please note that all additional fees must be paid first before an extension is confirmed. Our cleaners operate on strict schedules and 100% of the fees go to our hard working cleaners to compensate them for the last minute changes.

- PARKING is available for one vehicle in the parking lot located at the back of the building where the wooden stairs are.
**Guests are responsible for any extra vehicle.**

- GARBAGE is to be separated, bagged, sealed, and thrown out in the appropriate bins. Garbage (black bin), Recycling (blue bin), and Organics (green bin). Please put all waste from the unit to the appropriate outdoor bins for city pick-up.
**Please put all waste in the appropriate bins located at the bottom of the stairs outdoors. **

- LOCK ALL WINDOWS & DOORS if you are not home. Please make sure all windows and doors and closed and locked upon check-out.

- TURN OFF ALL LIGHTS when not in use. Please make sure all lights are turned OFF at the time of check-out.

- BACK LIGHTS. Please leave outdoor backlights ON at all times for security purposes.

- MAINTENANCE AND/OR REPAIRS. Please contact me directly so I can send someone to tend to it.

- SHOES are to be left by the front door and not to be worn throughout the inside of the house.

- VIDEO SURVEILLANCE monitoring activity in the entry/exit points only for the safety and security of the home and our guests.

- There is 4K ROKU Smart TV in the unit where you can access your Netflix account, Prime Video, Disney Plus, Crave, Spotify and much more to stream all your favorite shows, movies and music.

LAUNDRY
- Please leave the washer door open once a wash is complete to allow the water to evaporate and avoid mold/mildew from forming.
- Only a moderate amount of laundry detergent is required for a full size load wash.

HEAT THERMOSTAT
- The home is equipped with a portable A/C unit (15,000 BTU). Please make sure to turn off the appliance when it is not in use and at the time of check-out.
- There is also baseboard heating, as back up, to keep you nice and cozy during the cool season.
- Please make sure to leave baseboards OFF when not in use and at the time of check-out.

CHECK-OUT PROCEDURES
- Please wash, clean and put all dishes away. Cleaning dishes is not included in the cleaning fee.
- Please strip bed sheet and duvet covers and place them in front of the laundry machines.
- Please place all used towels and linens on the floor next to the bathroom.
- Please put all waste away in the appropriate outdoor bins and do not leave waste inside the unit.
- We appreciate guests who respect the home and encourage guests to leave the home in good condition to keep our cleaning fees reasonable so we can continue to offer guests an amazing experience.
